“Great value, charming host”

This is a great B&B. The rooms are clean, comfortable, and very nice; the location is excellent; and the price is very reasonable.

Mauro was extremely friendly, accommodating, and helpful. He loves Rome and gave us many helpful tips for getting around and seeing some great views of the city.

The location is great--right next to the Vatican and a couple blocks from a well-connected train station. We were able to walk almost everywhere. We were staying over New Year's, and it was also just a very short walk to a hill with a fantastic view of the fireworks.

Apparently the breakfasts of B&Bs in Italy are quite constrained by laws that require hosts to only provide pre-packaged food. While this is a bit disappointing compared to B&Bs in most parts of the world, I think Mauro has made the best of the situation. He provides new baked goods each day, jam and Nutella, and do-it-yourself fresh coffee and tea. We supplemented this with some fruit and yogurt from a nearby grocery store and had a good breakfast each morning. Mauro's kitchen is also always stocked with cookies, which was fun to come back to in the evening. :)

In summary: it was a great stay, and Gregory B&B gets our full recommendation!

I cannot say enough wonderful things about Gregory B&B. The owner, Mauro, was a delight. He loves Rome and suggested wonderful restaurants, sites, and "off the beaten track" areas that a traveler like myself loves. The property was clean, comfortable, and very self-sufficient, and the location was wonderful. With a view of St. Peter's and Vatican City, it was wonderfully situated. It was also close to the major bus routes. Mauro even provided his own personal guide to Rome, including bus lines, and helped arrange transportation to the airport! I loved Rome and would hope to stay at this wonderful place the next time I visit.

The owner, Mauro, was extremely helpful as was his son. They arranged airport transportation to and from the airport, met us at the property and made sure that we had everything we needed. The property itself was clean, well maintained and in an excellent location. The cost compared with hotels in the city was unbeatable. For quality, value, location and assistance I would rate this a 5 out of 5. We would and will stay there again on all of our future trips to Rome and highly recommend this property to friends, family, and co-workers!

This lovely bed & breakfast is located in an appartment building. We felt like locals as we said hello to our neighbours every morning. :)
The place is very clean and comfortable. Walking distance from the train station, we had no problem carrying our luggage ourselves by foot. It has a tiny elevator which requires to do 2 trips up in order to get the suitcases in, but that would classify more as an adventure than a hassle.
The owner is a true character who dislikes tardiness. We got slightly lost trying to find the place and arrived a bit late vs what we had told him and he was upset. That made us smile as his helpfulness makes up plenty for it.

You can easily walk from this place to any neigborhood. It is located directly besides the Vatican.
Overall a great experience, best for price-sensitive travellers who don't want to compromise on comfort and convenience and look for a local touch.

Just got back to Minnesota USA after 6 weeks in Italy, Austria, Bavaria, and France.
Our stay in Paris was the worst, a 3 1/2 star hotel studio room that only had a pull out sofa bed (single picture showed sofa and bed), changed rooms and had to pay upgrade fee of $130 to get a bed you could barely walk around, and came to find out that an $80 fee was added on for cleaning the first room since we didn't stay in it. The worst part of that place was the only answer to any question was "NOT POSSIBLE"

The greatest was our first stop, the Gregory. Great communication and doing all the work on our behalf, like organizing travel to the B+B from the airport, and making sure the refrigerator was always full of beverages, and food on the shelves. Being located 2 blocks from the euro train station, bus stops, and 3 blocks from the entrance to St Peter's Square was unbelievable.

Mauro was there every day to make sure every need was fulfilled, every question answered, and suggestions of questions relating to where things are and how to get the most out of our stay

The room size in Europe is not what we are used to, but the Gregory had us in a room that included a table and chairs with a filled food basket.

This is a must stay to enjoy the experience of Rome

Stayed there after a cruise - easy to get to by train - only a 5 minute walk from station. Location near the Vatican was great - short walk to get there early and avoid the queues and bus stops nearby to get around Rome if you don't feel like walking. Mauro was very helpful. Would stay there again.

Location, Location, Location! We could not have picked a better place! I did the research and checked the reviews and it did not disappoint. Everything was as pictured. We had 4 days in Rome, on our own, before our next tour started. We got on the train at the cruise port and got off about 5 minutes away walking. We needed laundry and Mauro had a sheet with prices to a local gal! He had some great Rome travel books, maps and bus routes. We were in great hands! There is a drug store on the corner and just the next street over a few cafes. (wifi at the cafes and the B & B) This was our first trip out of the country and we were quite nervous about finding our way. The hospitality was great! I did tell my travel agent (even though they didn't refer us) that I wouldn't hesitate to refer anyone to the Gregory!

to Fiumicino airport and also to Port of Civitavecchia. (cruise ships)
