“Completely Up To Expectations!”

I can only endorse what all the others have said. Can't fault in any way! Max was so friendly, welcoming and nothing was too much trouble - printing off maps in large print so we could read them, giving us clear directions, organising a taxi for us, ringing the airline for us, even checking us in and printing our boarding passes, . We did get a bit lost finding it, but Max had sent us a text and was waiting for us when we arrived. The rooms were just as we had seen in the photos, clean quiet and comfortable, the little kitchenette with frig was handy and the coffee he supplied was very nice. There was a small shop/superette a few metres away and the café we went for breakfast was just around the corner, the coffee and pastry were delicious and the two guys that ran it, very friendly. He also gave us a map of local restaurants and explained what each of them had to offer. We tried them the two nights we were there and enjoyed both our meals, felt we were getting a taste of the "real Italy". Thanks again Max, it was a great stay and lovely meeting you.

What a great way to end our 2.5 week trip to Europe! My nephews and I loved the B&B Civico. Max is so welcoming and helpful. I would highly recommend staying here and will definitely do so myself if/when I return to Rome. Thanks Max!

All those positive reviews are right on the money and do not exaggerate This place is a gem. My room was great -- spacious, comfortable, quiet and clean, and decorated with wonderful vintage movie posters. There's a useful little kitchenette just outside, with a mini-fridge and apparatuses for making coffee and tea. The location is excellent -- a short walk from the Termini train station, but far enough from it that the neighborhood doesn't feel skeevy. It's a few blocks from the nearest metro station, well served by bus lines, so it's easy to get to the major sights. There's a handy cornershop just across the street, and I found a supermarket a few blocks away, on viale Merulana. But just as everyone else has said, it's the owners that make this place so great. Both Max and Giuseppe were friendly, welcoming, informative, and professional. I will definitely stay here again. In fact, I tried to book a room for the following week, but they were full up -- that's a sign that this B&B is justifiably popular.

Yup, everyone is right! Max is the best!! From the moment we arrived he made us feel very welcomed and comfortable. He had tons of info for us and helped us with dinner reservations, Vatican reservations, and great recommendations for the city. The room was just as described with plenty of space for three of us. Thanks for a great stay~

For the bargain online price it was a score. Excellent shower, located not far from Termini & Colosseum. Only major criticism was one night was really tired and there was only one English language channel on Pay TV. Doesn't matter if your dining out or sightseeing. Which I did the other nights.

I hate repeating what other reviewers say, but it's all true. The rooms are exactly as they appear in the photos - spacious and comfortable and decorated with vintage movie posters. A kitchenette outside the room for coffee/tea etc. A great location in a quiet area, 5 minutes from the Metro and 10 minutes from many famous landmarks.
Shortly after landing in Rome, we got a text from Max, checking that we had arrived and could find our way safely to the B&B - not a problem with the directions on the website. He greeted us warmly and made sure we had everything we needed. As this was out third visit to Rome we didn't need too much more help from Max in getting around (and I think he was a bit disappointed with this) but he was available 24/7 if needed. We'll be back :-)

I've been at Civico 31 two times (in December 2012 and January 2013 ) and I am sure to go back again.
First of all the owner Max is a really nice kind guy who will help you with anything.
Second, the rooms are very comfortable and really nice. Any vintage lover would go crazy because there are giant movie posters (I was in the room with the Liz Taylor's Cleopatra one) and antique pieces of furniture.
Third, the price was really fair.

To sum up, I would really recommend this place and I am sure to go back.
