I've stayed two nights with my friend. Had no trouble finding the place (3 min. fm Termini),and the owner was waiting for me. Good communication with Mr Stefano prior the arrival,with all necessary info and directions rcvd. Very tidy place and very well warmed as outside was freezing weather(!).
If available next time I'm coming back here for sure.

The B&B is 5 mins from Roma Termini and very well located. The owner met us at the B&B and showed us around the place and told us how to get around rome (we didnt see her anymore for the next 5 days that we were there). One needs to make the payment in cash upfront and leave the keys at the desk while leaving.
Our room was very spacious and very well laid out. There is no ac in the room but they had provided us a fan instead. our room was facing the main road so when we shut the windows to block out the noises it did become a little stuffy with just the fan.
They had a separate breakfast section which we picked up quite a few croissants and fruits. They also had some cereal and milk. The mini bar was stocked with small juice packets and water which was complimentary.
We had a great time at this B&B and enjoyed ourselves. Would definitely recommend it to others who are traveling to Rome and wish to stay close to Roma Termini.

Great property in the heart of the city - very conveniently located. Lovely spacious room and bath (none of our other 3 hotels in Europe topped this!). Good selection of breakfast items and well stocked mini bar as well. Will recommend to others and plan to return ourselves!
However, the road next to the room was very noisy and we were forced to close the windows to reduce the noice which made the room quite stuffy at night.

Room Tip: Ask for a room with a window to the courtyard not the road

Don't be put off by the exterior- just a pair of wooden doors in an untidy street. Inside there is a courtyard surrounded by several businesses etc. You enter a hallway by a very secure door and then either walk up the impressive staircase or go up in the tiny lift. the B and b is in a lovely traditional apartment. Our room was spacious and clean with crisp bedding. Tthere is a separate breakfast room where you help yourself. There's a coffee machine, fruit, cereals, bread etc. You can either eat there or go back to the room. No one bothers you. Our room had a bathroom just along the corridor, for which we had a key and exclusive use. It was a large bathroom with very good facilities. The price was very reasonable for central Rome. it's 5 minutes from the station and a 10 minute walk to the main tourist attractions. Tthe owner gave us a map of the transport system, but you really don't need it, because everything is so near. We used it for one night when we travelled back to Rome from the south to catch a plane early the next day. There's no delay to check out- you pay upfront and just leave the keys in the breakfast room when you leave. A really good place to stay if you are waiting for a plane, train etc, but would also be a good base if you wanted to spend a few days in central room without paying a fortune for a hotel.

Its a comfortable B&B. Nothing luxurious or anything like that. What i liked the most was that the bathroom was CLEAN... the kitchen was very cozy and CLEAN...
It was kinda hard to find with the directions given, so I wrote down exactly how to get there:
After you exit the terminal on Via Cinquencento, take a left on the street between Bar Nori and the pharmacy. Walk straight forward and count 4 stop lights. on that 4th light you make a left (u will see the church) go up until you see CASA ROSARIO, first double doors on the left.
