“Very Disappointed”

I am very disappointed with this “B&B”. This is just a remodeled unit inside a big residential building. There is no lobby, no outside sign, and one staff on-site at all. My biggest problem with this arrangement was that the manager showed up 45 minutes late for check-in appointment. We had to wait outside the building on the sidewalk with our entire luggage. We rang the door bell many times and no one answered. We would be very miserable if it was raining or snowing outside. Out of desperation, we used our mobile phone (with very expensive international rate) to call the manager. He said he was on his way. He was 45 minutes late. Manager’s late habit is NOT acceptable at all. Based on this alone, I would not recommend this B&B.

This place has several good points (a) walking distance to Vatican; so if you need to visit Vatican often, this can be good; (b) walking distance to a subway station; (c) there are shops and restaurants nearby; (d) there is a cleaning lady who comes daily.

There are several issues you need to know before booking this place.
(1) All TV channel are in Italian. No English language station at all.
(2) NO Internet connection. Have to walk several blocks for internet café.
(3) There are unavoidable steps inside the building and to enter the bathrooms. There is also a big steep ram in the middle of the unit hallway. If you use wheelchair, walker or cane, do not book here.
(4) The rooms are all of very different sizes. The one towards the front with a long walkway was very noisy in the middle of night when the “theater” closes around midnight.
(5) I do not feel this place should be called B&B at all, as all we got was a voucher for a café down the block for a cup of coffee and a pastry.

We are very sorry that Mr.Stevew918 is "Very Disappointed" but we can answer as following:

Guest said that the place is just a remodeled unit inside a big residential building with no lobby, no outside sign, and one staff on-site at all. That's true as we are a Bed & Breakfast, in Rome, Italy and comparing to Italian laws, what is written abouve it used to be a Bed & Breakfast!
Guest said that the biggest problem was we were 45 minutes late while they were waiting outside the buinding. About that, we use to send to guests mails with all the info about the check asking the correct time of the arrival reminding that if we will not receive any comunication about arrival time, we will not be able to guarantee the check in. Mr.Stevew918 didn't give any check in time and as soon as he called, we ran to them, and yes in 45mins we met them outside the door waiting with the bags.
Guest also talked about other issues such as the TV channel all in Italian (without English station), but maybe he didn't know Rome is in Italy and that we are just a B&B without the services of an hotel. Again he said there was no internet connection, but there is not written on our web site that we have internet connection. Regarding the unavoidable steps inside the building and to enter the bathrooms with also a big step ram in the middle of the unit hallway, we don't reccomend to book persons with reduced mobility. But about 7 steps before reaching the entrance door, we use to help guests with their luggage. Thing that has been done with Mr.Stevew918's group as well. Rooms are all of very different sizes depending for how many people like in all buildings in the world. The one towards the front with a long walkway is close to a theatre that closes around midnight and we are sorry for that, but the closing of the theater is only about 10mins. We are in the very center of city life... Comparing with Italian laws we are a Bed & Breakfast, and we work respecting rules and the breakfast has been served with a voucher for a café down the block for a cup of coffee and a pastry. That's the typical Italian breakfast. We are proud to be called B&B!!! We gave beds, breakfast, courtesy, clean place. We work on the service comparing the price we let guest pay.

Mr.Stevew918 didn't say that as they asked few boilers and cups with all the stuff for the group, the owner went buying them in less than 30mins, even if that was not included in the service. He also didn't say that boilers and all the stuff have been used to cook lunch/dinner with "ready soups" and we had to threw away all the stuff due to the condition and smell they have left them...

In conclusion. Guests, even if they travel all around the world, they should know what they are booking. If you want 5* service, you have to pay 5* fares.
Once again, we are a Bed & Breakfast....

The b&b is ideally situated for playing tourist as it is just a short walk to the Vatican, as well as a stop on the metro. The rooms are simply furnished and a bit spartan, but totally spotless. They were cleaned every day that we were there. A warning though that the beds are extremely hard and the washroom (especially the shower stall) is very tiny. Also our room, because it looked out over the main street, was quite loud at night, which made sleeping difficult. The breakfast was just a voucher for a cappuccino and pastry and thus provided little in the way of choice or substance. However, considering the cost of our stay (90 euros a night for a triple), I would consider this b&b good value for our money, and would recommend it for tourists on a budget.

The sfaff is very polite, the place is very good, new and clean and well located, near to the metro station and St. Peter square, in the city center.
