Stay here if you are looking for an inexpensive, pleasant, quiet, attractive and clean place in a lovely neighborhood (Prati) in Rome, close by the Vatican. We walked to the Vatican and walked across the Tiber to central and ancient Rome. Two metro/subway stops are close by.

I am never sure what it means to say one gets what one pays for, because inexpensive should not mean ugly or partially clean. This place was inexpensive, attractive and spotlessly clean. Our small room was very well-appointed, with a completely and nicely renovated bathroom. The inside window, which opened out, was double-paned and nearly blotted out any city noise. The window was covered by large and old painted wood shutters, which also opened out and were perfectly operational. Nice touch. The attractive curtains, when drawn, darkened the room quite well.

Front desk was helpful regarding the temporary storage of luggage after we had checked out.

Note - this is a B&B housed in a nice, old building containing many other business and residences.

Great find on an exclusive street near Vatican City. Cost us 345 euros for 5 nights bed and breakfast. get Terravision bus from Ciampino airport approx 30 mins and 4 eiro each way. Stops at Termini rail station, then get an all day metro/bus card for 4 euro 9can be used multiple times until midnight) follow Metro line A to Ottaviano stop, turn left out of metro at Via Cesare. Cross over and go down Via Silla until you get to Via Cola Di Rienza, cross over and head for number 212.

Enjoyed the stylish and comfortable room. Loved the easy access to the Vatican and Metro. Our host was exceptional as was helpful and friendly. We loved that we were not in a touristy place to stay and were integrated in the Italian culture.

The street we stayed on was fun, fun, fun. Lots of clothing shops, restaurants, and little markets to get delicious food. We would definitely stay here again and stayed 6 nights this trip.

Breakfast was croissants, coffee, and juice which was consistent with what the restaurants typically served and what our B&B in Venice served as well.

Best gelato we found "Gelarmory Arte del gelato siciliano" at "Via Marcantonio Colonna, 34".

Ladies, look for great boots at "Piazza Mazzini SAS, Via Properzio, 13"

Our favorite pasta was at a place between Via Ottaviano and Via Silla on Via Degli Scipioni.

We recently returned from our trip to Rome, where we stayed in La Maison de Famille at Via Cola di Rienzo 212 (booked through B&B Roma Network (www.bb-roma.info) and listed by them as "Vatican B&B 1" They will not tell you the real name of the B&B, and you are left to be surprised when you get there). Not all bad or good, just be informed before you go.

The good:
- The B&B Roma Network has great pics on the website, they have a live chat (not always working, but still useful), and they get back by email pretty quickly (some emails get stuck in spam filters, and it may take a few messages to get your point accross). The price was great (given that EVERYTHING is overpriced in Rome, finding a room for 90 Euros a night is pretty good). The location is great, you can walk to the Vatican and the Castle St. Angelo, and the street is great. The rooms were stylishly decorated and were a decent size. There are only 4 or 5 rooms. We especially liked that the room was clean, had A/C (it dripped on the floor, and wasn't that powerful, but it was something), was decorated in a modern style, and was in a great neighborhood. There is an antique elevator, and the courtyard is very well-kept.

The bad:
- I sent B&B Roma Network two emails asking for directions to the B&B but we never received directions. We only received an address. So when we arrived at the address we were very worried when we found it to be a large mixed use (businees & residential) building with multiple tenants. We did not know the name of the B&B (as it was not called Vatican B&B 1 to our surprise), so we did not know which button to press at the door, or anything else about the B&B. That was very bad, and those directions should be available on the website but are not (B&B Roma Network explained to me in a chat that they don't give out the name so that people cannot book directly with the B&B, kind of twisted thinking if you ask me).
- Even though everything looks newish, the plumbing in the room is very bad. When you flush the toilet, gas from the sewer comes bubbling up through the shower and sink. Actually, a pretty serious health issue. Luckily the windows open.
- There was no "breakfast." Coffee and a roll or dry toast are not breakfast, not even by meager European continental breakfast standards. Plan on getting your own breakfast.

The Ugly:
- We paid a deposit of 80 Euro via Paypal to secure 3 nights at 90 Euro per night (Total 270 Euro). This meant that we still owed 190 Euro. When we got there the B&B tried to charge us 235 Euro saying that we had only paid 35 Euro deposit. Luckily I had brought copies of my email correspondence with me and the Paypal receipt, but even that was not enough. The B&B operator insisted on "verifying" that my emails were genuine by checking his own email, and kept telling us that he needed to contact the B&B owners. This was not the 45min conversation I wanted to have when we arrived and were tired. Even the next day after he was supposed to resolve the issue, we were again told that we still owed 235 Euro. This prompted another long and frustrating conversation.
- Because of the dispute over the remaining balance on the room, and because we were waiting for the B&B operator to finally "verify" how much we still owed, we agreed to pay on check-out. We told the operator that we had to catch the 7:22 train to the airport so would be leaving at 6:30am. There was no wake up call and nobody to check us out, so we overslept and then waited until 7:00 am thinking someone would be there soon or would hear us and wake up. This proved to be a disaster (and a mistake on our part). We did not have exact change so we placed 200 Euro folded in a piece of paper under the office window with a note asking the B&B to send the 10 Euro to our address in the United States (we have not received this change, and probably never will). We missed the 7:22 am train, and then missed our flight to Switzerland. We had to buy a new ticket to Switzerland, and because we missed that flight, we also missed our flight back to New York, and the next flight from New York to Washington, DC. Swiss air graciously changed our international flight at no charge, but neither Alitalia or Delta were as kind. We had to stay in a hotel in Geneva and buy another new ticket from New York to Washington, DC. All in all this cost us over $800.

So if you go, just be aware. Insist on having contact with the B&B directly beforehand and print your emails!!!
