Episcopo Lipinsky is in the very heart of Rome's busy historical center. It is a place of peace and quiet and a beautiful antique structure. The rooms are spacious and clean,with beautiful custom made furniture. The breakfast is a delight,best Cappuccino in town by the way! We have traveled the world and stayed in many five star hotels. But if you want to live Rome like a citizen and feel the invigorating vibe of this unique city,then don't pick a hotel. When you leave your appartment in the morning through this pittoresque gate,then you'll say: I am leaving home! It is all due to Viviana and Miguel,who are doing a wonderful job as hosts and having an exceptional taste in furnishing the house. We will make this B&B our home base in Rome. Bad reviews are so out of place in this case. Have a great time!

We have chosen this hotel, proceeding from enthusiastic responses. We planned to be there 5 nights. We have paid in advance for half a year.
And here that I will tell -I did not see more awful place in my life.
Plus -the central site and absolute silence.
Minus -it is a lot of them:
1, an awful cold in apartments. It was the beginning of March. We used the air conditioner and we received from personal letters that we spend the electric power much.
2, there conducted building and repair works directly in territory of apartments. A dirt, the noise, extraneous people.
3, everything is old, dirty and peel (sorry I dont know this word in English) , in a bathroom the cabin was not closed normally, brush for a toilet bowl has been broken . Cheap soap instead of normal accessories.
4, bad, poor breakfast-one 1 cup of tea or coffee, one 1 croissant and one slice of cheese and a ham. I have demanded that to us have given one egg.
4, nobody cleaned the rooms, nobody changed damp towels, which not dried because of a cold.
5, but most principal -all this happiness is for 250 euros per day!!!!
We have stayed there 3 nights when next morning we have not received a breakfast in time (we waited 25 minutes) and we have loose our tickets in Vatican , we have categorically demanded to return to us our money for 2 nights that we there planned to be, and have moved to other hotel.
We were really happy to be in normal conditions, in warm room, with a normal breakfast
The transfer from the airport costs 40-45 euro (ask any taxi). We paid to Miguel 60 euros. You have to be ready for this price.

My husband and I visited Rome for the second time and enjoyed it more than the first time mostly because of the hospitality of our host, Miguel. From the day we arrived until he saw us off at the train station we felt like we had a friend in Rome. The room, the rooftop garden and the breakfasts were delightful. We were located close to major sites,transportation and good restaurants. We look forward to returning.

we stayed here for four nights after a friend recommended staying on via margutta, near the spanish steps......the location was perfect for us....the street is very very quiet yet steps away from good dining and sightseeing......it really felt like we were staying in a friend's apartment. the breakfasts were plentiful and the hosts were very helpful. i would recommend this place for independent travellers who don't like the big hotel experience. The views from the rooms were really not that great....more looking at lush greenery than scenery, but the views from the different patios that we always had access to were great. The rooms are not luxurious but kept very clean and the rooms and bathroom are spacious.

The Episcopo Lipinsky B&B is absolutely lovely. My husband and I stayed in the two room suite with our 15 year old granddaughter, she loved the B&B as much as we did and is determined to go back. Every morning we had breakfast on the terrace laced with wisteria, bougainvillea, jasmine and other beautiful flowers. The B&B is only a five minute walk to the Spanish Steps with lots of nice restaurants close by. We walked to dinner, shopping and most of the sightseeing we did. When you return to the B&B after a day of crowds and touring it is a pleasantly quiet and peaceful retreat. The owners Viviana and Meguel are delightful and eager to make your stay comfortable. We would and will definately return!

Having chosen Rome as the starting point for our honeymoon, me and my wife were extremely anxious of finding a place which would be ideally located, and most importantly WELCOMING AND COMFORTABLE. We could not have done better than Episcopo Lipinsky B&B, located perfectly between piazza de popolo and the spanish steps. We stayed in both rooms which we found to be spacious, clean, cozy, charming, quiet and extremely comfortable. Each room has an attached bathroom, which was spotless. Our hosts made us feel like part of their family and were extremely gracious. Having decided to explore Rome on our own, our hosts went out of their way to recommend and even book reservations for museums on our behalf, without any charge. The package included a complimentary breakfast, which was a feast. In short, I would strongly recommend staying at Episcopo Lipinsky B&B, if you are planning on visiting Rome. For us, there is no other place in Rome.

We checked a variety of hotels in the Rome area and prices seemed very expensive, however the B&B was reasonably priced and offered more value for money. The location was perfect on a back street full of art dealers and non-tourist restaurants. It was also very close to many of the sights in the historic centre. However it is hard to find as the entrance is a normal ooking front door that leads to an off-street appartment complex. The accomodation was clean and comfortable. It lacked the mod-cons of a new hotel and the lift looked pretty old but it served its purpose. Wi-fi was advertised but was not available, instead they had a 3G USB stick that had to be shared between the guests but this may have only been temporary so you may want to check.

Staff were very friendly but not overly efficient at breakfast time so if you're in a rush you would be better off without.

One word of warning - because this is a B&B you best contact them with an accurate arrival time otherwise they may not be there to let you in. If you can't supply an accurate arrival time, get the owner's phone number otherwise you could be waiting outside for a long time
