Lovely room with modern private bath. Very clean, with all the comforts, and excellent mattress and bedding. Great hosts and great prices, with very convenient location just ten minutes from Termini. No complaints whatsoever, would highly recommend.

Frank 's House,is a good location,not too far from the train station( street car goes very close) or you can walk. Rooms very clean,good size bathrooms and a lift for your luggage. Several restaurants close by.Frank was extremely helpful with suggestions to help our planning while in Rome. We needed to contact the owner of our next place in Sorrento and my cell was not working,Frank called for us with no hesitation .A super host.

Frank went above and beyond, first Taxi driver tried to charge us double Frank handled it immediately. He met us at the front door and what a nice welcome. He took the time to sit down with us over some coffee and reviewed the entire map of great places to eat and visit. We also needed a little extra help with some euro exchange Frank personally walked with us to the bank and guided us with the use of the ATM and money exchange.
The first 2 nights were in a very pleasant room with an exterior private bath very nice accommodations. We had prebooked that room with a change to a larger room for the remainder of our stay the larger room with a bathroom ensuite . Love the larger room with a sweet balcony to over look the park. We are so pleased to have the opportunity to stay here meet Frank and have the place that is convenient to everything. We walked everywhere from here. I highly recommend FRANKS HOUSE you will be pleased

We wanted to find a VFM B&B in the middle of Rome, very hard to find. However, we found it with Franks House. Actually, Frank does not offer a breakfast, just a bed, but it was fine. Our bathroom was across the hall, but it was our own private bathroom. Frank was great and full of information. He allowed us to store our luggage during the next day whilst we explored the city. Great location, just minutes from the railway station - would certainly stay there again.

After our long journey from Umbria, it was lovely to arrive to the beautifully decorated and homely Artist's Loft, (self contained apartment with kitchen and shower room), & a double room which had a private bathroom. Frank and Soledad were very friendly and helpful offering lots of history and information about Rome. With Frank's advice and helpful hints, we managed to cover many of the sights by foot - they were fantastic! It was amazing how much you can see by foot, although we do recommend comfy shoes. The second day, we took the Metro which is a couple of minutes around the corner from Frank's House to visit the Basilica di San Pietro - awesome! 551 steps!. Thereafter, we walked over the Angels bridge weaving in and out of many streets to capture the amazing architecture, sights and vintage shops, not forgetting ice-cream and pastries! Admittedly, we don't think we would have seen as much during our two day stay without Frank's guidance and knowledge of Rome. Thank you Frank and Rome for such a memorable 2 days.

Overall, had a lovely stay in Frank's House. Our room was well maintained and appointed. We got an upgrade to room w/ en suite bathroom (thanks again Frank!) - a nice treat after unfortunate incident of missing bags after landing in FCO airport (Alitalia). Good base to move around and sight-see Rome. Walking distance from Colleseo and Termini. Nice (and cheaper) local restaurants nearby. Frank's stay-out helper, Jonathan, offered good assistance too.

Frank and Soledad were both very helpful and interesting people! We ended up having a chat both about Rome and travel in general, felt very welcome!

Frank gave us a lot of good advice about what to see, where to eat and how to skip the queues! He really contributed to making our experience in Rome better than we ever could have made it by ourselves.

With their clean, spacious and nicely decorated rooms I would recommend this to anyone traveling in Rome. I would definitely stay there again!
