“A great little private apartment right in the heart of Rome!”

We were concerned when no-one came to meet us as was arranged, outside Via Celimontana, but we called Tiziana's mobile and she said that the housekeeper would be along to let us in. We actually stayed in Fabrizio and Tiziana's new property, the Via Celimontana apartments. We had said that if possible we would have preferred the Santi Quattro apartments but actually we got a much better room that had it's own bathroom, OK views over a quiet street instead. This property is in a great location, a friendly, safe part of town with plenty of restaurants and access to tourist attractions. The only thing I would say is that if you are used to staying in a hotel with a reception area to greet you, room service and someone you can get hold of for queries of any sort, then this is not the place for you. This is basically a look after yourself private apartment in Rome which suited us fine. We did have to ask for extra pillows and the TV wasn't easy to work out - not that we watched it anyway, but nevertheless you expect things to work. The bedroom really could have done with a mirror on the wall somewhere as the only mirror was in the bathroom. When we asked if we could hold onto our room until we left for our flight at 5pm Fabrizio was great and let us keep the room until we were ready to leave. However, Hotels.com need to be clearer on their description of the property and how it works. If I hadn't contacted Tiziana at the Santi Quattro by email direct we wouldn't have had a clue what to do when we arrived. Don't let bad reviews put you off though, it is what it is, and that is a great little private apartment right in the heart of Rome and we loved it!

Room Tip: Ask for one of the Via Celimontana apartments as they are newly refurbished and quiet.

We knew going in that the owner is not on property all the time. So we emailed that our train was coming in at 5:10 and then we would take a metro. He said that would be fine but to call him when we got there. I emailed back that we would not have a phone with us. I never heard back from him. We get there and he is not there. We looked everywhere for a pay phone and couldn't find any. After a half hour of trying to get my hands on a phone, I was finally able to get someone from the restaurant next door to help me. He seemed very annoyed. It must happen a lot. I finally get to talk to the owner and tell him that we are here. He starts yelling at me saying he was there since 5pm and he can't just wait around forever. We were there around 5:40. I kept trying to tell him that we never said we would be there by 5pm but he wouldn't let me talk. He just kept yelling. Then he starting saying something about our name and that we booked through xyz. I said no, our name is x and we booked through abc. He kept insisting that we were the other people. After a few minutes of that a woman showed up, who spoke no english, and took us to another building around the corner and down the street that had our room in it. Mind you, all of this happened in front of our 9 year old daughter. It was so unreal. It was all so stressful and BY FAR the worst experience I have ever had with a hotel. The next morning at breakfast he was there and apologized for the mix up. I don't know what the mix up was but you should never talk to a customer like that. And after the way he talked to me, an apology just didn't cut it. We couldn't wait to get out of there. It put a dark cloud over our time in rome. Find another place!!!!

We had a wonderful 4-night stay with our family at this great B & B. Two spacious bedrooms and two full bathrooms. Superb location as you literally walk out your door and the Colosseum is half a block away. Good restaurants, transport and historical sites nearby. Wish that breakfast started earlier than 8:30am, as we were usually gone by 8am, but the owner did provide us a small discount on our final price because of this. The owner, Fabrizio, also responded quickly to any concerns we had (e.g. burned out lightbulb, early checkout time). Highly recommend this as a place to stay in Rome - loved it here!

This was our very first time in Italy and i booked this for my financee's 40th Birthday. I did some research on line, but i think you still have to gamble on many things and a hotel room is one of them, sadly.

However, from the first minute we arrived i was very impressed. This is not your common type of B&B or hotel - there is no reception, but please don't let that worry you! We arrived at the airport and called Fabrizio on the number on our reservation from a payphone. He knew who we were immediately and agreed to meet us in around 1 hour at the address. Sure enough, we arrived to be welcomed by Fabrizio with a huge smile! He explained that our room wasnt to be at this address but one just around the corner. A little worried, we followed him to our new room about a 60 second walk in an adjoining street.

The room was in a medium-rise block of appartment and was immaculate, nice sized bed, tv beautiful bathroom and plenty of space. Most of all - it was quiet! Our window looked out onto an internal courtyard - so typically Italian with lots of brightly coloured walls, plants and shuttered windows - we were very pleased.

The location was perfect - lots of little shops, bars, restaurants and ice cream parlours. At the end of the road (about a 2 min walk) stood the impressive Colloseum. There were also stops for buses and trams and around the other side of the Colloseum was the Metro station. Getting around Rome couldn't have been simpler!

Quite honestly, this ticked all our boxes. If we had to find faults we were looking at silly stuff that really didn't affect our little break in this beautiful city - extra pillows would have been nice, tea/coffee making facilities hadnt been topped up, clean fresh towels when we had used them. Like i said, silly stuff really - if this is important to you then stay at an ultra-expensive 5* hotel in the city!

In addition, Fabrizio didn't take ANY money off us until we were about to leave either! Fab guy, amazing city, definitely recommend this to anyone!! We will most definitely book this when we return!

I'm really not sure if the other reviewers stayed at the same B&B that I did! Location cannot be faulted.....open the window and look straight down the street to the Colosseum, amazing. Service was fantastic too......nothing was too much trouble for either Fabrizio or his staff of 2! The room however, that was a different story altogether. The bed was incredibly comfortable, and the linen spotlessly clean, if a little old. The rest of the room though was dirty and in dire need of a good clean! Bedroom door didn't shut properly, there was a gap all the way down the middle between the two doors, which meant that the noise that our neighbours made when returning in the early hours of the morning came straight into our room. There is also a glass panel above the bedroom doors; again, if your neighbours leave the hallway light on when they come in, it wakes you up!! Street noise is very loud, and as the windows are single glazed, you hear everything from outside and this street has a lot of restaurants and bars! Don't think it is particularly good value for money.

Good service, ok Bed & Breakfast. Very good location only a block from Colloseum, and walking distance to Forum Romanum, Pantheon, Trevi Fontain, Spanish Steps, etc. Air condition and free wifi. Good value for money.

We stayed in a two bedroom apt for 5 nights with two teenagers. Did not opt for breakfast as we wanted to try breakfast at different restaurants. There is no 24 hour service like a hotel but we called when we were at station and we waited for two mins and a lady came to give us keys. No problem And did not ask for money in advance. Rooms are good but ask for more pillows in advance. Aldo ask to provide clean towels every two days. Bathrooms were good with good shower. Bring your own shampoo of soap as they are not replenished regularly. The rooms are made everyday so that is good. Very close to taxi, colsse metro. Overall a good stay big gong expect like a hotel service. Will go back again
