“Terrible hotel...don't stay there!!!”

First of all the check-in is not before 11 and not as written at 8.
The staff is not there and guests that are staying at the hotel opens you the door. Staff is very unfriendly and unwelcoming, Hardly speaking English.
We had a reservation for a double room with private bathroom but as we arrived they told us no such room is available so we should accept a room with public bathroom. As we told them we won't agree they hold us for 3 hours "trying" to solve it including walking us with all our luggage to other hotels in their holdings.
At the end (after over 3 hours) they gave us the money back and we searched for an other hotel. Later we got charged again by this awful hotel and it had been solved by involving the local police.
We wasted a lot of time dealing this situation instead of traveling and see the things Rome has to offer.
All I have to say is that this hotel is awful, my advice is not reserve this hotel.

It is the WORST "B&B" I have ever stayed in.
1st, Upon arrival we were forced to wait for an hour in the 37 degree heat as no staff were at the B&B, we tried to ring the "B&B", but they didnt answer the phone. but then when we knocked on the door of the B&B no one was there. We had to sit on the stairs outside .we saw other customers waited outside the gate so we let them in. We all tried our best to call the b&b. Finally the owner eventually arrived, when he did arrive we received no apology at all.

2nd, We found there was no air conditioning. The staff said we had to pay 10euro per night to get it and said it was on the website. According to the reviews, I realised how many people fall into the trap.

3rd, We had to open the windows to make our room less hot, but it was noisy outside. We found over 50 mosquito bites on our bodies the day after which is frightening.

4th,The b&b doesnt serve breakfast! it gave coffer and pastry vouchers for us to claim in a cafe 5 minutes walk away. It is ridiculous! We had to find our way and walk a lot to find the breakfast in the morning!

5th, there is only one shower with toilet for all customers. Imagine when someone is using the shower, you cant go toilet at all! It is really inconvinient.

6th, the kitchen is poorly equipped. There is a kettle and microwave but no hob at all.

7th, the TV didnt work during olympics which is very disappointing!

Apart from ok location there is nothing recommendable about this "B&B"! It spoiled our mood for the first day in Rome.

Dont stay here unless you have no choice!

Room Tip: Pay 10euro on top of the accomodation charge per night for the air conditioning if you can afford it...

If you are looking for a 'value for money' + good location. This is it! There's no room service or anyone around once you checked in. No one will change your towel or arrange your bed. But you will have plenty of privacy! It's not your average hotel. But I really like the place.

The Hotel is in a good location, nice neighborhood not far from central attractions. The place is clean, has basic kitchen equipment and about what you would expect for the price in Rome.

However upon arrival we were told that they had over-booked and we had to move to another location. We had booked well in advance and didn't expect this in a small establishment. I had also received a text the day before asking if two separate beds were ok, after arrival we were told that it would also be in another hotel. If we had known prior to arrival we would have stayed somewhere else.

The owner did take us by car to new hotel, which was nice and picked our bags up the next day. However we were left with no where to go before checking back in to hotel (which was 3 at earliest). It was just a general inconvenience, which in hindsight would have warranted a discount.

An overall excellent experience. The staff was extremely friendly, even if they didn't all speak English fluently (seriously, your in another country, what do you expect). The main owner was always there and spoke English fluently, and went out of his way to help us out. He even gave us maps and explained how to get around the area, as well as what buses to take. The maid service was beyond excellent. You choose the time for the maid staff to come. They always left the room spotless. You can also chose what time to have breakfast served - which is brought to your room (and very generous). Yes, the shower was small, but again ... your in Europe, not America. The rooms themselves are actually extremely large. If you want an actual cultural experience outside the "American touristy hotels" this is a great place to stay. For the price and service, you cannot beat it. And yes, you do have to ring a doorbell to get in. However, we never once passed out from waiting five WHOLE seconds for the doors to be unlocked. We would stay again, and would recommend to anyone visiting Rome.

My mom, my cousin and I stayed at this B&B in Sept 2011 for 3 nights

Good points - Close to the Colosseum (about 15 mins walk)
Central to lots of eating places and metro - (about 3 mins walk)
Friendly staff
Free Wifi
Fridge in the room
Microwave available (not in room)

Bad points - You need to buzz in for someone to open the door, however, no one was available when we arrived. We waited outside until a resident of the building let us in, and then we waited outside of the entrance to the B&B for about 20 mins before someone arrived
This is not a hotel, it is an apartment converted to a B&B, so there are a number of other residents in this building who are not affiliated with the B&B
Walls were dirty
Very noisy
No a/c
Mosquitos in room as windows had to be opened due to the lack of a/c. My family members were severly bitten by the mosquitos
Shower was small and not designed for large persons. The shower also leaked water on the floor
No clean towels were given
The safe was small and not bolted down
Could only get wifi in the common area, and not in the room
Fridge did not work properly; items placed in the fridge were not kept cool
Staff member speaks very little English(There were only 2 staff members when we were there. There is a gentleman who speaks pretty good English, however, we had more interaction with the lady who checked on us, and brought us breakfast but she spoke very little English so it was hard to communicate to her)
Disturbed by individuals in the room next door. (When they were in their bathroom in the night; the light shone through to our room)

This is some place that we would not stay at again.

What was good about it:
- It had a bed
- No bugs
- 20 minute walk to the Colosseum
- "Breakfast" delivered to your room
- Washrooms were kept fairly clean
What was bad about it:
- The bed sunk in whenever you sat or slept on it.
- The sink faucet in the washroom would pour out water onto the floor from where it connects to the sink whenever you turned it on.
- General decor reminded you of a 70's hotel
- The mini fridge was broken and smelt bad
- T.V didn't work
- Breakfast could barely be considered continental. It consisted of warm juice, stale packaged croissant, packaged crunchy toast, American coffee = Large espresso watered down, Tea = Chamomile
- Table cloth and walls had stains

It's an apartment someone converted into a "B&B" because they can't be called a hotel since it only has 3 rooms and to make the bare minimum as a B&B they do the absolute bare minimum. The only reason the breakfast is brought to your room is because the kitchen can only hold two people at a time. The 3 rooms are all beside each other at the end of a hall resulting in you hearing your neighbours every move and I'm sure better places could be found on a similar budget.

Overall, only book if it's your last choice.
