Simple, nice and clean place in a great location with the walking distance to all main attractions. Right off via vittorio emmanuelle which is quite busy big street but hotel itself is on the small narrow side street. With open windows it is bit noisy but then again you cant expect silence in the heart of Rome. I really liked my room with the window blinders, rustic wooden ceiling and "old" look. It was clean and not worn out at all, had a nice french country style furniture. Only thing that could be bit problem maybe to some is that front desk is not open 24/7 but only certain hours but in our case it was bo problem at all. No breakfast possibility but we actually liked it as we wanted to try every day some new place for reakfast.

The lady in the office was so rude! She seemed annoyed that she had to show us our rooms, and when we asked a simple question about the giant stack of keys we were given, she sighed loudly and acted like we were ruining her day. It was surprising after we had stayed in another similar place (for a better price) in a different part of Rome with very friendly and helpful staff. It's a job dealing with paying customers, so you'd hope that they would at least be okay with answering basic questions about the apartment, and maybe even be nice. Besides that, the apartment was large and in a great location. There was a/c, which is nice, but it could only be adjusted by a staff member, and the office is closed well before evening. The internet only worked inconsistently in one part of our apartment, and the windows faced alleyways.

Room Tip: There is one room with zero windows, so you might want to ask and avoid that one.

Just returned from 12 days in Rome, all spent staying in Palazzo Olivia. The five stars apply to the location, which is centrally located Off Via Victor Emanuel and just a few minutes walk away from Piazza Navona. Centrally located, Vatican City and Castel St. Angelo are just 15 minutes away one direction; Pantheon and Spanish Steps 15 minutes away in another direction; and Coloseum and Forum 20-25 minutes away in another direction. Of course, Piazza Navona is only a few minutes walk away. Major bus lines are at one end of the alley and a great selection of local family-run restaurants at the other end of the alley.

The Palazzo is located in an alley and not identified as such. Motor scooters and cycles clog the alley and it can look a tad unappealing at night. However, we never felt endangered.

All the apartments were booked so we had a double room (104) on the first floor. We were pleasantly surprised by the size of the room and bathroom. Having traveled frequently in Europe, the standard size is little larger than a postage stamp, so this was definitely the exception! The room was extremely clean and beds very comfortable. Although facing the alley, the double-paned windows ensured a quiet night's sleep. Occasionally the folks in the room above could be heard as they stomped around, but not for too long. A communal kitchen provided the opportunity to do some meal preparation, but you could not really prepare a substantive meal. With so many terrific restaurants nearby, we didn't even try.

The room was wired for wifi but the connection kept dropping, which was annoying. Sitting close to the entry door helped to maintain the connection.

Staff was very friendly and helpful. Jennifer in the office was exceptionally helpful with lots of tips. Be aware that the office is open limited hours, so you have to plan accordingly if you need office assistance.

All in all, a great experience and staying at Palazzo Olivia contributed towards our great time!

My husband and I stayed at the Palazzo Olivia Oct 14 - 16. We knew that this was not a hotel, so did not expect hotel type services or availability of hotel staff to ask questions of. If someone is looking for those kinds of services than this is not the place for them. If you are not, Jennifer - who runs the office - is there during certain hours of the day, and extremely helpful and welcoming.
The 'apartements' are located in a perfect spot - no more then minutes from the Campo de Fiori and Piazza Navona - and in walking distance of many (most) sites Rome has to offer.
The rooms are attractively furnished; the bed comfortabe; and, if you are planning on having some meals, equipped with everything.
Our apartment faced the back - at night it was perfectly quiet, we could have been sleeping in the country - there were no city noises to be heard.
All in all great value!

My husband and I travel to Rome in September
We loved this place,is everything you need and location is amazing you can walk everywhere from here
im very picky about hotels and i can say maybe is not 5 stars but you are in ROME and i cant even imagine stay in American hotel do as the locals do :)
Apartment building has its own charm and you have everything in there you need
We did not use our kitchen bc we want to enjoy locals food and coffee so forget about cooking and walk 2 min for excellent sub and cup of coffee :)

Dont listen to ppl who said is not safe just be smart about it keep your purse close to yourself and wont have anything happen to you
we were coming back to our apartment at 2-3 am and felt safe so dont worry have fun with Rome
Safe $$$ bc shopping never disappoint you :)Amazing designers and quality stuff in those little butiks

Eat at the places with NO american menu Trust me :) After your Italy Trip you will never eat Italian food in US

Jennifer is excellent and she will help you with anything you need just be aware they have limited hours there so dont expect room service
You will love Rome i cant wait to see other parts of Italy next year
