The rooms are fine except it may get a little warm. There are fans but pathetic one. The toilets in the room don't really work because of choke or some weird reasons. The common toilet is bigger, more spacious and it's better.

The bed is a little dirty though. It gets really itchy because of insects or whatever is in the bed.

The guesthouse is small just like an apartment. For the price I paid, that's what I got. No complains.

Perfect location and wonderful city!! The b & b's simple and comfortable, and when you enter there is a very familiar atmosphere! It 's been a perfect permanence, really relaxing and fun. Ah, there is to add the friendliness of the owner, who nowadays is not so common!! The only think not so good was the breakfast but eventually with this cheap price is normal that there isn't a buffet like an Hotel ; ) Anyway the holidays was GREAT!

We stayed there 3 nights and in my opinion, for this price we should have deserved a better service. The owner of the hostel was friendly, though he was barely in the hostel to solve our problems. Be prepared, there is not always breakfast remained

Positives:
Friendliness, no certain breakfast hours, distance to metro station (re di roma)

Negatives:
Staff (or hostel owner) is barely there, no food left for the breakfast, flood in bathroom (reason unknown)

As a result we found the hostel highly priced for its location and services

My husband, little girl and I had spent one week in Rome and stayed at this B&B and we do recommend it. The rooms were very comfy and clean.
We did get lots of information about where to go and where to eat from the owner.
Excellent location too.
We did get a fantastic service from the owner and his daughter.
Very very pleased with this B&B.
We'll come back

I planned to write a long and elaborated review about how disgusting the place was, but as I was reading the reviews I saw that people have already written about it so I can just confirm: it is the dirtiest place people can live in Rome. We had a double room booked for 4 or 5 nights but we decided to leave after the first night due to the filthy sheets, bed, bath conditions. Of course we did not get our money back, we did not expected it but again, DO NOT stay in Appia Guesthouse when in Rome. The worst is that for slightly higher prices we could get a nice, clean place to stay for the rest of the holiday. Either Domenico, the owner is the most ignorant host in Rome, or simply he just does not want to run a proper business for the money we pay him.

We managed to find this place at 30 Euros per night, but now prices are as low as 20.

If you want a nice hotel, then you should pay more - but for the price that you're paying, being in a safe neighbourhood , having access at any hour and having a lockable room is VERY good.

Many of the reviews do not take into account the money which you'll save. Very friendly owner who picked us up at 11pm when we phoned him (as we were lost).

The room was a bit dirty and the bed wasn't very comfortable, but given that we are a young couple, it was worth is to be able to use the money we saved to do things!

We stayed in this guesthouse for three nights. Our room with shared bathroom was quite small, but OK when you spend most of the time away from hotel sightseeing. There was just a bed, cabinet, bedside table and table with two chairs.
The room was clean and obviously the bed linen was washed before our stay. The breakfast is really small, so I recommend bringing some snack or you can go to the near shops and fast foods.
It is very close to the metro station, which is definitely a plus.
The shared bathroom was clean, but the shower was very small and the shower nozzle could be replaced by a new one.
The owner of the guesthouse is very helpful and will give you advice and tips for your sightseeing.
Our overall impression is very good for the price you pay.

Room Tip: I would recommend to pay extra for your own bathroom.
