Location is very near the city of arts and the oceanarium and Gullier (for kids). The price was very affordable and the room sizeable ..

Two cons for the place are the smoke smell in the room and the night staff was quite grouchy.

In terms of food, not too many restaurants within 600m that's well rated in tripadvisor

First, let's start with the good stuff. The location is really good for the Science & Arts museum. We had only 2 nights in Valencia and wanted to spend one day at the Oceanographic so the location fits well into our plans. We were driving and Valencia traffic is a bit daunting for us (there are many many roundabouts) so we preferred being out of the central. There was even a supermarket a short walk away and some decent food nearby. If you are looking for highly rated food however, it may be better to stay closer to town.

The day staff were generally good. They were helpful and generally welcoming. We had an 2 bedroom apartment and they were good sized. Most of the basic amenities were there. It was generally comfortable.

We liked it that the carpark was just under the building. Very useful if you have a lot of luggage as the lift went straight up to the rooms.

On the downside, the staff who greeted us (we arrived at night) was really rather grouchy and not helpful. We didn't feel very welcome.

When we entered the room, it smelt ok but when the next day, after we went out and returned, it smelt of smoke and we couldn't figure out why. The windows were closed, etc. Our friends' room was even worse, the smell was so bad that it spoilt their night and it appeared to be because they faced a side of the building where people like to go and smoke (our room was on the opposite side). The night staff didn't seem very helpful to them at all and just handed over a air freshener bottle for our friends to spray the room themselves. The morning staff kindly agreed to switch them to another room. One of the closet doors was also spoilt. The rooms would also have been better if there was a bit more thought into the comfort of the guests e.g. more hanging space in the bathroom.

There were laundry machines but you have to ask the receptionist to let you into the office area. Not so positive if you get the grouchy staff or have to wait until the staff finishes serving various people before you can get to your laundry. It doesn't help that the machines also were erratic (our friend had all the lights go blinking when they tried to do the laundry). The day staff however were very helpful.

All in all, it's a functional no frills apartment. Our rating is really brought down by the night staff not being helpful and the smokey smelling room. Wouldn't recommend this place unless you really want to be close to the Oceanographic/Science & Arts Museum.

Room Tip: if you don't like smoke smelling rooms, avoid the side facing the restaurants. Apparently people...

Modern and fresh apartments with good kitchens including a large fridge. Great location near Palau de las arts, the science museum and oceanographic centre. Carrefour is 5 minutes walk away, which is great for stocking up on fresh produce. El Corte Ingles is 15 minutes walk away. There are buses outside which take you to the old centre of town, or you can walk through Turia park,it will take 20-25 minutes. Buses for the beach leave 10 minutes walk away. Also the tourist bus stops nearby. Staff are extremely helpful. Extra amenities can be borrowed from reception. Staff will also help with booking taxis and rental bikes. Good restaurant just below, as well as nice cafes nearby. Although decor is modern and fresh, it's a little basic, but great value! Nice common area with large kitchen and a designated area where guests can donate leftover food / supplies for new guests. Adds a nice community feel.

We were so pleasantly surprised at 40 Flats in Valencia. The room was clean and spacious and the location next to the Oceanographic and Science Centre. Our 11 and 14 year old were very taken with the area as were we.

The price of 75 euro/night was better than we'd thought it would be as we just booked from the Valencia airport after touchdown while using a Rick Steve's book as a reference guide. The $0 Flat staff member held us a room until we got there and viewed, and the decision to stay was quickly made. All staff were extremely helpful and the apartment was well-equipped and extremely spacious. The surrounding area, apart from the Science Centre, held plenty of places to buy groceries which we used to cook indoors. We enjoyed the accommodation and area so much we stayed an extra 2 days.

Well worth it with an easy check-in and check-out and valencia itself appeared to be a very cool city.

Room Tip: Ask for an apartment as opposed to a theme room if you want a sizable room.

Just returned from a 5 day break in Valencia. The location of these flats, is brilliant. At the end of the road you have the city of arts and science. I must say it is a beautiful sight to see. There are several places to eat right outside the the entrance, which do some lovely food however it does mean that you would easily miss the entrance to the flats if you did not know it was there. The reception staff were very polite and spoke fairly fluent englich and were very helpful whenever we needed something. The beds and bathroom were clean which was definately a perk. if looking for luxury, best to look around for other accomodation as there is no spa's, pool's on site.
A few issues we had: everyday you wanted to use the wifi you had to get a new password to use it. there are no mirrors in the bedroom, corridor or lounge. There is only one and that is in the bathroom- a bit of a problem when you have a flat full of girls wanting to get ready. The flats get cleaned every 3 day, which is not a problem, other then our room wasn't cleaned. Be careful as the rooms vary in size, unfortunately we had a small flat. the bedroom was quite tight for space where as the rooms shown in the pictures look qutie spacious. We had a cupboard size, so-called balcony- the generator took up a large chunk of space and there were shutters fixed in place so you could not see the street. although you would not want to stand there as the heat that came off the generator was unbearably hot. Other rooms had balconies, so best to check when booking. For all the bits you expect in your kitchen were available however the elctronic items (kettle/ toaster) you had to ask at reception.

The is a bus stop on the road and at the end of the road which takes you in to the city. Taxi's are cheap compared to london, they start at 4 euros throughout the day and then 6 euros at night. The taxi to the airport cost less then 20euros. Public transport from the airport to accomodation is very easy. take the line 5 or 3 from the airport (3euros each, discount available for groups) get off at xatvia, you will see the railway station and bull ring, on the opposite side of the road (outside claire's accessories) you can get the 35 bus(1.50 euros) which stops near the flats. There is a shopping mall 10 mins away from the flats with a large supermarket for all your bits. There are a cople of other shops around, supermarkets within walking distance and a really nice bakery about 2 streets away. The reception will help with any sightseeing tips and can also book tickets for tour buses and the biopark (a definate must see.) The beach is probably about a 20-25 minute walk, pleanty of restaurants, bars and clubs (las animales is an outstanding venue however it gets very crowded)
The location is nice, and having not had too many issues I would probably consider staying again

Four of us stayed for six days/five nights in March for the festival of Las Fallas. 40Flats has an excellent location: a two block walk to a bus line that takes you straight up to the city center through an interesting part of the city. Also it is a three block walk from the City of Arts and Sciences, and about a four block walk from a large grocery store set inside a decent mall. Location is great. The beds were fine, the rooms were decent sized; we had two bedrooms and two bathrooms. The living room was sparse, a couch that converts to a bed and a dining table and also had a walk out balcony overlooking the inner courtyard and a smallish flat screen TV. One of the bedrooms had a little balcony as well, and the kitchen sorta had one. The kitchen was equipped with utensils, the use of a refrigerator is a big plus even if you don't plan to cook. We did not have any problems with noise from neighbors and the windows did a fairly good job of keeping out the normal street noise (Las Fallas is a festival of fireworks among other things: they set off firecrackers from 8 a.m. to 2 a.m.). There is a 24 hour desk clerk who can speak English. Would definitely go back there again and will definitely consider a similar arrangement at another destination. We did this to avoid paying for two hotel rooms and were very happy with our accommodations and location.

We were three adults and two small children and we spent two nights in an apartment that was supposed to be adequate for 6 people. It is not. The apartment is big enough and comfortable for 6 people but there are only four adequate beds, the other 2 people should need to sleep in a sofa in the living room that it is not in great condition. The main problem for us though was that it was not very clean. My son found a couple of small toys under the sofa, along with a lot of dirt. One towel was completely dirty. This is inadmissible specially if you travel with kids.
