Very good location but unfortunately single rooms are too hot especially on the upper floors since there is no proper ventilation.Breakfast is not included in the price and they want to charge you 11euros.Either then that everything was ok.

The Niza was the surprise hit of our trip to the Basque Country. We'd wanted somewhere smart enough but not too expensive to stay in San Sebastian and followed the reviews here. We didn't expect much but left charmed! Having never visited San Sebastian before, we were unaware of how marvelous the Playa de la Concha beach is, and the Niza's location on the promenade overlooking the beach and the water is perfect. The hotel has a slightly old-fashioned and maritime feel to it. Our room with a sea view was decorated simply with one large window and French window, flooded with the sight of the sea. The bathroom was only a little tired, in kind of a sympathetic way. The sound of the waves at night was wonderful. If you stay, and have rented a car, be sure to book a parking space in their garage ahead of time (this isn't something they necessarily mention when you book) as parking in the city isn't easy and there are limited parking spaces in the garage. However, the garage has extremely tight turns inside, so be prepared for that also! Service is efficient and friendly. I'm sure we wouldn't have been so happy if we didn't have a room with a sea view (you can't guarantee one when you book). It's a short walk to all of the fantastic tapas bars of the old quarter.

Not our first stay and, d v, not our last!

Location fabulous as described by all visitors. To dip into the sea across the promenade and spotlessly clean sandy beach and then to get back to the Hotel without even changing from a bathing costume is a rare treat!

What we did find even more appealing than we remembered were the travel opportunities in the area. We took no car and bacame familiar with both the wee local train and the superb local bus services. It was easy to explore the small fishing villages (Getaria etc) and Donabane (Sunday lunch to die for!!).

This is, however, a review of the Hotel NIZA. In a most 'untouristy' tourist town the location is 5 star+++. To be honest there is some noise late at night on Saturday but one more glass of wine on the sidewalk in front of the Hotel or on one's balcony can help one cope.

The walk from the old town is 10 minutes but all on the flat and with ample pausing points to sit and enjoy the spectacular view and quiet mannered pedestrians.

The staff are so friendly and helpful that it almost spoils many another hostelry!

Rooms - clean and very adequate - if one has a sea view and balcony!

Food - simple snacks at the sidewalk tables or in the bar are very o.k.

For the record, we are geriatrics but pretty active

I stayed with my travel group in the Hotel Niza in October and our stay could not have been better. While the hotel does not guarantee ocean view rooms, every effort had been made to give the group as many panoramic rooms as possible. Check in was efficient and rooms were spacious, with very comfortable beds and good amenities (for a three star hotel). Needless to say that the views of the bay are simply stunning (see pictures).
The breakfast was of high quality and the breakfast set-up, with beautiful view of the beach and the sea, just delightful. This area also functions as a bar (with pinxtos) in the evening and we enjoyed a nightcap there every night of our stay. The hotel also features a good restaurant serving stylishly prepared local dishes at a good price.
The walk along the beach promenade to the center of old town is about a 10 minute stroll. We liked the fact that the hotel was outside the whirl of people clogging the streets there and found walking back to hotel Niza in the moonshine a lovely experience.

Room Tip: Ocean View rooms (not guaranteed) but hotel made every effort to provide one.

We are 2 couples traveling together and traveled by bus to San Sebastain after an overnight in Bilbao. We had selected a hotel in the old town to stay at for the evening but did not make a formal reservation because we wanted to see it first. At the bus station we asked a taxi to take us to the hotel. He wisked us away to the middle of town, along the beach and hurriedly dropped us off. We immediately realized that we were dropped off at a similarly named hostel instead of the hotel. We dragged out luggage into the nearest pub (Malloy Malones) and had a beer to ponder our next move. Across the street on the beach promenade was a beautiful hotel, Hotel Niza. We thought that it would be incredibly expensive but inquired at the desk. The lobby was tastefully decorated in antique pieces. Luckily the hotel had two "double" rooms available at only 96 Euros each. We registered and took the old lift up to our rooms, They were small, very clean ad beautifully decorated. We had our own balcony overlooking the street. The bathroom was spacious and modern. The room had a flat screen TV, Wi-fi, desk and built in closets and drawers. The linens were fresh and soft. The bed and temperature were very comfortable. Our group walked the promenade to Old Town for dinner (10 minutes) and hung out at the hotel's bar with our laptops afterward, My husband when onto the beach and waded in the water. It was great. In the morning my husband and i had breakfast in the hotel, which we felt was overpriced at 11 Euro each. Our friends went out onto the promenade and had a wonderful breakfast for much less. The people at the front desk were very very friendly and helpful. There was always someone who could speak English. I definitely recommend this hotel. The street was a little noisy but that added to the charm. We were very lucky to have found it.

This hotel is so convenient to the beach and well marked from the boardwalk pedestrain side but not so well marked from the street driving in. The street was very busy and hard to park during check in. The public parking garage was a few blocks away but felt safe and clean enough. Once in the hotel highlights included the old elevator, the balcony with exceptional views and the clean airy room. Good acoustic sound proofing kept the central location quiet when the doors were shut. Fun to overlook the ambiance of the street and beach below. People here were very nice and helpful with an understanding of English. The bathroom was modern and clean, the towels and sheets were of better quality.

Room Tip: Room 53 had a terrific view! Tiny balcony but good for watching the sunrise and set .
