This is good accommodation for two, and excellent value for the price paid: 40 euro per night (50 at w/e). Do not expect a hotel with 'English spoken', as this is very much a local family offering but one that is well run, clean and full of generosity.
Location: this is very good - we walked from the local train station (the one that connects at the French border), it is a longer walk to/from the bus station (would have taken the bus!). I worried that the location might be noisy but, as explained in other reviews, altho' it has a hum during the day it is quiet at night with no traffic noise as it is in a pedestrian area. And although charming during the day, we were not troubled by the bells from the nearby Cathedral which acts as a splendid landmark so you can find your way back from the Old Town where you find excellent food. It is also close to the beach(es) and to the bridges that connect to Gros. (I had lots of alternative locations across San S in mind when trying to decide but I have absolutely no regrets (no sea view though ...).
Room: very small but clean and with fridge (which we used for water, lemon tea & juice) and there was a microwave (which we did not use) as well as a TV (which we clicked through occasionally). A small balcony with shutters at the windows.
Service: No probs. You make the effort and they re-pay double. Very helpful & pleasant but don't expect lots of tips & hints for eating places - do that research elsewhere on TA.
No breakfast as such but there is a self-service kettle & tea/coffee/cake arrangement near the reception desk which we used each morning, before making our way to enjoying some real coffee at a breakfast place nearby - best/closest was up towards the Cathedral & turn right but lots all around.
Summary: Recommended, would return knowing that the money saved on accommodation can then be well spent on all the excellent walk/eat experience that is Donostia / San Sebastian :)
