This hotel is in the red light district of Munich which I hadn't realized when I booked it and I didn't feel that safe walking home alone at night.

Rooms are very average; they are set up like apartments with a tiny kitchen area.

We loved this hotel. We had room 212 which is a large corner suite; more like an apartment. You cannot do better for the price. It has a large bedroom, nice sitting area, full kitchen, two TVs and two bathrooms. The breakfast is terrific. The staff is super nice and speak very good English. I am glad I did not see the reviews talking about the seedy neighborhood because that would have kept me from staying here. Don’t let those comments keep you from staying here. Yes, it is an immigrant neighborhood with a couple of adult entertainment establishments. But that did not bother us one bit. Being just 3 blocks from the train station was a big plus for us because we took three Radius tours which originate there.

Excellent 2 night stay at this small, boutique style hotel. Room was exactly as advertised, although the free minibar was rather sparsely stocked. Breakfast was excellent with international and local choices and more choice and variety than in many much larger hotels. The free wine in the lounge, in the early evening was a nice touch, but only taken up by a handful of guests. Staff were all great.
Regarding the location, it is very central for all transport, shopping, sight-seeing and entertainment. The strip clubs etc on Schillerstrasse, and the people they attract, might be a bit intimidating to some, but we saw no trouble and never felt in any way uncomfortable passing by them, on the way to/from the hotel.

The Schiller5 is quite centrally and conveniently located on Schillerstraße adjacent to the very busy main rail and public transport hub and close to the old town/ main shopping and tourist area.
The downside is that Schillerstraße and surrounding streets is the adult entertainment hub of the city, unremarkable and downmarket during the day in comparison to most other areas in Munich becoming almost a no go area at night and particularly unpleasant to walk around. Unless of course you are interested in the many sex clubs and adult bars that abound, so the area is suitable for stags and perhaps broad minded hens only.
Fortunately it is not representative of the rest of what is a beautiful, historic, culturally rich and very affluent capital of Bavaria.
The hotel itself is clean, fairly secure and well managed with very friendly helpful staff but otherwise unremarkable.
Rooms are modern Aparthotel style with cooking facilities and fridge. There is a breakfasting area on the ground floor and the breakfast service is far better than you would expect. Also there is some secure underground car parking. There are really no other services or public areas within the property to relax or chill out.
Access is via a short private lane also servicing the car park and is directly off Schillerstraße with controlled door entry via your room card.
Beware of the location and avoid rooms overlooking the Street as noise overnight from revellers could be a problem but for the right price it provides decent if unsophisticated accommodation with ready access to public transport links and within a short walk of the cultural and shopping centre of Munich.

I really like hotel with it friendly staff and good breakfasts selection that I chose due to being close to the main station, but if your room is on Schillerstrauss then you will need to get some ear plugs.
The Schiller cafe a few doors down can be very noisy especially if the a football match on. In my case there were visiting Celtic Soccer fans singing until 5am.
There is also the constant noise of traffic and people.
There is red light district like vibe with strip club and sex shops on the street.
