The rooms are dowdy, small, and poorly laid out. The staff is unaccommodating especially if you book through a web-site. On a busy commercial 4 lane street on the far northern border of the Schwabing neighborhood. Pretty charmless location and not very pleasant to walk. Rooms and beds not very comfortable. You can definitely have a nicer hotel and better location for what they charge.

This is an average hotel where I stayed on a business trip. WLAN in my room (508) was non existent therefore impossible to work. The room was small but clean. The staff are friendly and try to help. There was a group of 18 in the restaurant and the chef seems to be overloaded, as I had to wait even to be asked what I would like to order. Bar staff are friendly and try to help. Wen asked about the WLAN non existence in my room the reception staff tried to help but did not really - no obvious effort and no offer of a change of room.

We spent 2 nights at the Fleming's Hotel. The hotel is more of a 3 star hotel but its location is excellent in the middle of Leopoldstrasse. The beds and quilt covers are not very comfortable, and couples just get 2 single beds stuck together. The bathroom is not seperated from the bedroom and the sink is a disaster to use. The shower was fine except that it is located inside the bedroom. Worst thing for us was that we were not able to charge any of our phones or camera overnight because to turn off all lights in the room, you need to turn off the main switch which cuts off all electricity. No one offered to help with our luggage to our room either. The breakfast was pretty good though and included in the room rate and the wifi was free.

hotel is well located near to Muenchner Freiheit but quite noisy on the street side rooms as on corner of intersection of Leopoldstrasse. Rooms are tiny and quite dark and shower rooms also very small. Had a single room on a week long business trip but smallness of room feels restrictive and the fridge at the foot of the bed also noisy. No tea/coffee facilities.
Breakfast is Ok and although no hot buffet items eggs and bacon etc can be done if ordered and staff always ask.
Staff are very friendly and helpful and did try to sort out a problem quickly on a broken crtain in the room.

Stayed 1st week of Oktoberfest on business - understandably the room rates are jacked up, but way over priced given the tiny room size with only a single bed and virtually no closet space for an extended stay. Shower was so tiny that every time you turned you ran the risk of hitting the water control handle and either froze or got scalded. Free WiFi was terribly slow to the point of not bothering with it. Several times housecleaning removed the washcloth and failed to provide a new one.
On the plus side, the place is clean, the front desk was friendly and they have a good breakfast. The 23 Tram is just accross the street and it's a pleasant walk to Munchner Freiheit.
OK if your stay is short and no other options.

Nice hotel once room was changed. The facilities are good and every thing is very clean and kept up with. Breakfast is great with bread, meats, cereal, cooked to order eggs. Umbrellas are available at the front desk when needed.

A 5 min walk to the subway and then about a 15 min ride to the center of Munich. During busy times like Oktoberfest, it is nice to stay closer to the city center.

Showers are awesome looking, but leak out on the floor of the rest of the bathroom.

Booked during Oktoberfest and prices were much higher than their normal prices. Also, for the amount paid you could get a less fancy hotel closer to the center of the city.

Had to call down to the front desk every morning for a new internet user name and password because they expire. This is annoying.

We originally booked a Superior Double room, however, from the pictures from Booking.com and the hotel website we were given a normal Comfort Double room. I called down to the reception desk and had a long conversation with one of the staff members who told me I did have a Superior Double room. After pushing a little further I was told there was a different configuration I could look at. The second room was much bigger, the TV was larger and newer, the shower was larger, the bathroom and shower were across the room from each other and each had their own space and sink. We decided to take this second room as this was truly a Superior Double room, which is what we had paid for. After this issue was resolved, the hotel was great. Just make sure you request one of the rooms with two windows. These rooms are the ones from the online pictures.

We are happy to hear that our Hotel facilities meet your claims. The WI –FI network is completly free of charge and has an 10 hour usage time. Most of the time this is enough for 3-4 days. Just make sure to log yourself out.
For the caused inconvenience regarding the room move, please except my sincere apologies.The Hotel comprised three buildings. In the same Category we do have different room’s sizes. The essential difference between Superior and Comfort rooms is the fact that the drinks in the minibar are included and the rooms are located in a quiet area. Your second room was completely renovated in June 2012 and has an new room layout.

We stayed 3 nights at Flemings. The service was excellent; the breakfast incredible and the room very comfortable. The room was small but well adapted to its size. One day our room was not serviced - a little disappointing. The apples left in the room each day was a nice touch. I was impressed by the environmental concerns. As well as the usual towels on the floor bit the light switches in the corridors were on sensors. No blazing lights all night as in a Marriott. Staff were very helpful. My only criticism there was the very droll face of the clerk at checkout. Nice to see us go no doubt: but hey a smile would invite us back. The hotel was well appointed - exercise equipment, sauna on the ground floor.
If you are prone to wanting a elevator (lift) our wing was not serviced by one. Nevertheless we loved being tucked away on the top floor.

I was also impressed at the early check in. Arriving in Munich in pouring rain after a 12 hour flight in a sardine tin (Thanks Lufthansa) it was nice to be welcomed early..

Room Tip: Courtyard rooms are good after the restaurant closes.
