Stayed 1st week of Oktoberfest on business - understandably the room rates are jacked up, but way over priced given the tiny room size with only a single bed and virtually no closet space for an extended stay. Shower was so tiny that every time you turned you ran the risk of hitting the water control handle and either froze or got scalded. Free WiFi was terribly slow to the point of not bothering with it. Several times housecleaning removed the washcloth and failed to provide a new one.
On the plus side, the place is clean, the front desk was friendly and they have a good breakfast. The 23 Tram is just accross the street and it's a pleasant walk to Munchner Freiheit.
OK if your stay is short and no other options.

Nice hotel once room was changed. The facilities are good and every thing is very clean and kept up with. Breakfast is great with bread, meats, cereal, cooked to order eggs. Umbrellas are available at the front desk when needed.

A 5 min walk to the subway and then about a 15 min ride to the center of Munich. During busy times like Oktoberfest, it is nice to stay closer to the city center.

Showers are awesome looking, but leak out on the floor of the rest of the bathroom.

Booked during Oktoberfest and prices were much higher than their normal prices. Also, for the amount paid you could get a less fancy hotel closer to the center of the city.

Had to call down to the front desk every morning for a new internet user name and password because they expire. This is annoying.

We originally booked a Superior Double room, however, from the pictures from Booking.com and the hotel website we were given a normal Comfort Double room. I called down to the reception desk and had a long conversation with one of the staff members who told me I did have a Superior Double room. After pushing a little further I was told there was a different configuration I could look at. The second room was much bigger, the TV was larger and newer, the shower was larger, the bathroom and shower were across the room from each other and each had their own space and sink. We decided to take this second room as this was truly a Superior Double room, which is what we had paid for. After this issue was resolved, the hotel was great. Just make sure you request one of the rooms with two windows. These rooms are the ones from the online pictures.

We are happy to hear that our Hotel facilities meet your claims. The WI –FI network is completly free of charge and has an 10 hour usage time. Most of the time this is enough for 3-4 days. Just make sure to log yourself out.
For the caused inconvenience regarding the room move, please except my sincere apologies.The Hotel comprised three buildings. In the same Category we do have different room’s sizes. The essential difference between Superior and Comfort rooms is the fact that the drinks in the minibar are included and the rooms are located in a quiet area. Your second room was completely renovated in June 2012 and has an new room layout.

We stayed 3 nights at Flemings. The service was excellent; the breakfast incredible and the room very comfortable. The room was small but well adapted to its size. One day our room was not serviced - a little disappointing. The apples left in the room each day was a nice touch. I was impressed by the environmental concerns. As well as the usual towels on the floor bit the light switches in the corridors were on sensors. No blazing lights all night as in a Marriott. Staff were very helpful. My only criticism there was the very droll face of the clerk at checkout. Nice to see us go no doubt: but hey a smile would invite us back. The hotel was well appointed - exercise equipment, sauna on the ground floor.
If you are prone to wanting a elevator (lift) our wing was not serviced by one. Nevertheless we loved being tucked away on the top floor.

I was also impressed at the early check in. Arriving in Munich in pouring rain after a 12 hour flight in a sardine tin (Thanks Lufthansa) it was nice to be welcomed early..

Room Tip: Courtyard rooms are good after the restaurant closes.

I travelled here with a wheelchair bound friend. The wheelchair room was quite obviously an afterthought with the entrance through the garden but it was ok once you maneuvered past the obstructions left along the pathway. I don't think they have too many disabled guests.
The rooms were small but ok otherwise. The restaraunt was a brasserie style which was fun and the staff were fun and attentive.
Overall a good experience for the price.

This hotel delivers very good value for the price. The rooms are not big but elegantly furnished with very good beds. The bathroom is small but very stylish and everything works perfectly. The staff is extremely friendly and willing to assist. The breakfast buffet was exquisite. Perfect for business - but definitely also good for leisure. The short walk to the city center is very nice with a lot nice restaurants within walking distance ( 5 - 10 min).

There are many fake positive reviews, that even go as far as to say "large bedrooms", everyone who's been here know the rooms are tiny. 2 people cannot walk inside the room at the same time, we're talking about 15m2 maximum.

The place wasn't a hotel, it's an apartment building converted into hotel, which explains why the bathrooms are a "hall" in the bedrooms, without doors. The staff isn't attentive, no one will open a door for you or carry your luggage. The shower is right next to the bed, and there is only a glass door separating the toilet from the bed. Needless to say, there is no privacy.

TV units are outdated (haven't seen one of those with a fat behind in years), the shower doesn't dry because the floor is a strange platform, so it will remain wet until room service arrives. That alone is another problem, I left the sign "make the room" for 5 hours, when I was back they hadn't touched my room at all.

The mattresses are extremely soft, enough to make you seasick. When I complained about it, they suggested placing a wooden board under it. Truth is that I made these complaints at the reception, and they didn't seem surprised at all, they probably get these comments all the time.

Internet is very slow and crashes once in a while, and there is a 10 hour usage limit. Every time you exceed that, you need to go down to the reception and ask for another login.

Having stayed at several hotels in Munich, it's beyond me how this one is a "4 star", because honestly I wouldn't give it more than 2. 15 square meters bedroom, bad mattresses, no bathroom per say, just a shower and toilet right next to the bed, there is no way this could ever have been rated 4 stars.

Avoid at all costs, there are similar hotels in this same street that are better, even some closer to Munich city center are better and with better rates.

Room Tip: Don't book here.
