We stayed here from Fri to Sun and where underwhelmed by the sheer number of people that made breakfast an unpleasant experience and waiting for an elevator an ordeal. Checking out was slow, too, but picking up our bags on Sun afternoon was a rather trying experience.

On the plus side, the rooms - though small - were clean and new and the staff were as nice &helpful as the crowds allowed them to be.

Still: would not renew this experience unless forced.

I stayed in the Motel One last week on business and it was my first time at the hotel.

The hotel is located a few mins walk from Rosenheimer Platz so fairly good location. You pay when you check in which saves time when you leave as there is no need to check-out - but it also indicates there is no additional facilities to be charged for which is where the down sides of the hotel come from.

The hotel is modern in styling and is well decorated. It was clean and busy.

The room - small, no easy place to store a small suitcase without it being in the way, no netting over the window which meant from my first floor room it was easy to see in from the street and so you needed the curtains closed all the time. There was only a very small desk to work on along with a stool which become very uncomfortable after a few mins bent over the desk. No minibar and no tea/coffee so no chance for a drink unless you collect one from the bar. The bathroom is well decorated but hot water took 5 mins to come through in the shower and there is no plug in the modern style of sink they have selected which meant shaving was very hard unless you constantly run the water (what a waste!).

Facilities - WiFi was included in the room rate but was inconsistently available. No room service and no restaurant so you have to go out to dine and this is not always convenient should you need to work whilst eating. Breakfast is served in the lobby/bar area - it is extremely busy and you have to sit at chairs very close to each other which are hard to get to and with very low tables - not the most relaxing experience I have to say. Iron/ironing boards available - but you have to pay a refundable deposit and carry it back to your room from reception.

In summary, for the price maybe you need to set expectations low but for me the basics to make this a comfortable stay for me were not there. When I return to Munich again on business I will look to stay elsewhere, especially if I am travelling alone and would prefer somewhere with in room/hotel dining and more comfort in the room.

...but the affordable price does not come for "free": there is only one set of towels, one trash bin, no phone... Towels: after shower I found out the only reminding towel had a strange smell of spices, but, well, other available towels were used to dry hands or the floor. Phone: the wireless network just died -- had to go down to reception ask for a reason (they could not help and the network was restored in about an hour). Anything you might need, you walk or use your own mobile phone. The only trash bin is in the bathroom, which is a bit boring. Also there is only one small bottle of body shampoo and that is supposed to be used when you wash your hands. After a shower the whole bathroom baths. TV max volume is set to very low (which you value when you are staying in the next room). And the breakfast is ... well, the coffee is good. Though, there is not really anything wrong with the breakfast: you just get what you paid for. If you are ok with strict cost control and its effects on how pleasant your stay is then you have no worries as the bed gives you a quite nice sleep.

Room Tip: There is a great view to the city if you get a room from upper floors and with odd number, the other...

I stayed with a couple of friends for two nights in October. This was the first time I had ever stayed in this hotel chain and I will certainly be back. It was excellent value for money with our single rooms costing 69 euros per night. Breakfast was an additional 7.50 euros but was well worth it, with excellent choices. The room was very clean, no frills, not huge, and might be a bit small for two people. The bed was very comfy and I slept well. The shower was excellent! The only things I would have liked were some soap in the bathroom – there was only shower gel, and a bedside table.
The location was quiet, and is only a 15 minute walk from Marienplatz,
Overall a very good no frills hotel.

The rooms are good but basic. TV , bed and small desk. no place to put your clothing. shower is great but you only get body wash and shampoo bottles and there is no soap to wash your hands with. It is beside the S-bahn so easy access to the city centre. We went down the road to get breakfast but it did look basic. I would definitely stay here again but only for the weekend.

I really liked staying at Motel One. It was all very easy and efficient. The rooms are a bit smaller than other hotels but still enough. I liked the busy breakfast area, the whole place is very much alive and vibrant. A great experience and I would definitely stay again if I come to Munich.

Room Tip: Great value, great concept. I liked it.

Stayed 3 nights during oktoberfest. The rooms are basic - bed, chair, tv, lights, towels. I would have really liked if there were a fridge and maybe some regular hand or bar of soap (instead of only the combination body wash and shampoo bottles). That being said, the room was really nicely designed, comfortable, absolutely clean. The neighborhood is quiet, couple other hotels nearby and some apartment buildings. It is only a couple minutes walk to the S-bahn (direct line to/from the airport), and there are grocery stores above the station.
If you walk out of the hotel and head towards balanstrasse, there are a handful of locals restaurants (we went to Simplicissimus, loved it!).
We found the staff to be friendly as well. Didn't have breakfast there so can't comment on that.
All in all, there wasn't anything really "special" about it but we had a very fine stay!
