Sometimes location can not compensate for quality of the building. This seemingly 60’s era hotel needs updating. The lobby is a half flight up from the front street level, and the elevator does not go to the entrance level. You have to haul your luggage up a half floor to get to the elevator. There are 2 elevators, one of them is only large enough for 3 persons without luggage. You can enter from the rear of the building but that puts you in the walk out basement. At least the elevator goes down to that level.
Our room was a three person ‘suite’ on 5th, but the elevator only goes as high as 4th. The room was very large and clean but is basic low end quality. Nice touch was fruit and breakfast breads in the hallway and free minibar contents including soft drinks and beer. The windows did not all have curtains, so the morning sunlight cannot be completely blocked. The room had no divider for the living area so it was one very large open room.
The front desk was helpful. One of them was friendly, the other was rather cold.
Location is one block from the old spa but several blocks from the town center. The street behind the hotel has restaurants and shops, has charm. Parking was free but a block away in a public lot which is also a bit run down.
The room was quiet. Beds comfortable but pillows spongy foam. No aircon except a portable unit that vented the hot exhaust air out the door to the deck, so we had to leave the door open, which let in hot air.
All in all a tired and dated building with an odd floor plan. We would pay up and stay in a more updated and conventional small hotel.

Room tip: Avoid 5th floor, no elevator to that floor.

I stayed twice in the space of a few weeks. Both times check-in was easy and the staff was friendly. The rooms were clean, spacious and well-appointed. The true highlight though is breakfast. I don't recall how much it costs, but something like 10 euros, and it's excellent value for the money. Very ample choice, very good food. Highly recommended.

The staff here were so helpful, printing off something for me and even giving me a stamp and envelope for free to do an urgent mailing. And they gave us a fine restaurant recommendation, Amadeus, just down the street. Breakfast at 9,50 euros was the best deal in town with a great buffet including delicious desserts. We have not found anything to compare with this feast. Our only complaint was the very slow internet - dial up speed. They really need to do something about this.

The hotel is centrally located on a tree lined avenue and first impressions are good. They allow you to park outside to unload your luggage which is helpful and then give you a pass to a nearby carpark to leave your car.

The reception is tricky if you have difficulties carrying your luggage as there are a few steps up and the life does not come to street level.

Staff are friendly and helpful. Fruit and croissants are left in reception and around the hotel for you to help yourself.

The rooms are large and clean, if a bit tired looking. The hotel boasts aircon but this is via a portable aircon unit expelling air through an open window.

The breakfast offered plenty of choice and was tasty.

Checkout was quick and easy.

The good:
The location is great. The room size is nice, but I don't care much. The free drinks in the fridge is a kind gesture, but not at all important considering what I am going to say in the next part.
The bad:
The wifi is an illusion. It doesn't take you anywhere.
Pillows and even the bed are uncomfortable. I generally prefer a harder mattress, but this one was hard in an unpleasant way, like a very old mattress. The pillow was a triangle and too thick, and there was no option for a thinner one.
The breakfast was very ordinary. Butchery goods were just acceptable. Bakery goods were even below that level so that I didn't touch any bakery stuff, which is healthy. They had a typical coffee machine that you see in many hotels and companies, but they didn't let us touch it. If you go to pour yourself a coffee, a staff appears out of the blue and asks you to go back to your seat, and they will bring you the coffee, which is weird. In hotels where they bring coffee to your table, they bring a nice pot of coffee. If there is a machine with a cappuccino button on it, there is no need to annoy guests and pretend that you are giving a better service. If your machine has a problem, make a staff stand there the whole time as a button pusher, not suddenly appearing and asking guests not to touch the coffee machine.
When I was there, the temperature was fine, but I confirm that there is no real AC in the room. There was just a detached portable one in our room.
The bath also didn't have a curtain, so the whole bathroom got wet while taking a shower.
