Lovely little place. Located along a quiet shopping alley (Rue Paradis) tucked with LV, Chanel, Faconable, Massimo Dutti stores etc. Food choices abound with tons of nice cafes and restaurants along Rue Massena which is just 2-3 steps away. 5 minutes away is the main shopping street of Avenue Jean Medecin and 10 minutes away, the Promenade des Anglais. Around 10 minues walk will also take you to the old town and the market (Cours Saleya). All in all, an excellent location.

Rooms are small. Just enough to sleep 2 in a room with a 2 small suitcases, not much space left. Beds were comfy. We didn't use the air conditioning, so can't comment. Opened windows whole day, which was fine. Hotel provided a little laptop for use if you didn't bring your own. Otherwise, wifi was free. For 7 Euros/person, the hotel could get you breakfast (baguettes, butter, jam, coffee, juice). We arrived at around 11am, so didn't have a problem with checking in. As noted by previous posters, you have to climb up 2 flights of stairs, so be ready for that. Check out time was earlier than I am used to (11am), but I assume it could be arranged to check out later if you need to.

All in all however, we had a lovely time. The hotel had character, and you can't fault the location.

Transport tips: From the airport, take the 98 bus (4 Euros/person) which runs right along the Promenade des Anglais. Get off at bus stop Gustave V or Jardin Albert 1er, the hotel is 10min walk away.

Room Tip: Rooms that don't face the street (like ours, Room 7) may have less noise, but will have less of...

This is a very nice little hotel with beautiful rooms and little extras (like a labtop to use). We had 2 rooms (one smaller, one larger) and were very happy with one little exception. Our air conditions was not really working too well. But the bigger nuisance was the overall noice from hundreds of other ACs outside the hotel.
I would probably prefer the street noise (no traffic only pedestrians) over the AC noise next time.

Apart from this, great location, friendly hosts, all you need in walking distance.

We took a taxi from the airport and the bus back. If you have a choice take the taxi, it is not too expensive and a lot more reliable, quicker and more comfortable than the bus.

We stayed 4 nights from 25-29 Sept in room no.5.

There are no lifts so you've got to carry your luggage up a few flight of stairs.

The reception was manned, just make sure to tell them the approximate time that you would be arriving.

Room was nice and clean. Comfortable bed, balcony, hot shower. No toothbrush and paste so bring your own.

The location was fabulous. On the quiet stretch in the central area with Chanel and LV just a stone throw away (for an idea of what kinda neighbourhood). Right at the fringe of the old town and 2 minutes to the beach.

Service was good. Speak to the owner for recommendations for local grub and what to do.

If you are coming from the train station and taking a cab, make sure the price is discussed first before boarding. We got fleeced saying there was 10euro surcharge from train station, etc. The hotel is near enough to drag your luggage. Approx 15-20mins. Use the tram stretch. Wide enough and its a direct stretch down.

After reading all the reviews on tripadvisor we decided on this hotel. Our room was number four and the owner was there upon arrival. The room was small as most hotels in France, but convenient, clean and had air conditioning.

The location was perfect! You walk out the door and turn left and all the cafes and restaurants are right there. Less than a 30 second walk. If you turn right, the walk to the beach is 5 to 10 minutes.

If I came back to Nice, I would return to this hotel for comfort, location and value.

Hotel is up several flights of stairs and there is no lift. It is actually a large apartment that has been divided into tiny guest rooms. It is very modern and clean which is prpbably why it stands out a little and has received such good reviews. Rooms are tiny as usual in france. I would probably stay somewhere else next time. Only room service breakfast is available, so you'll need to go to a cafe, which is not a bad way to start the day.

We chose this hotel based on the reviews here and weren't disappointed. Location was perfect cause we stayed only 3 nights in Nice and wanted to use every second efficiently. Hotel is in the pedestrian area and there are many restaurants and shops just around the corner.

We arrived in the evening and knew that the reception wouldn't be open. We got instructions by email the day before our arrival. You need a code to open the front door. The hotel is located on the 3rd floor, there's no lift.

Our double room was cozy. The windows faced the backyard so there wasn't any noise from the street. We didn't hear much noise from the other rooms either although all the rooms are in the same corridor.

Room had TV, wifi, bathroom with shower and AC (not very powerful). No safe.

This hotel is pretty relaxed and trusting. The staff isn't there in the evenings but you can always call them if you need to. We met Thierry and he was very friendly.

We stayed here in July. Located in a pedestrian area with smart shops and plenty of restaurants nearby. The airport bus & tram stops are about a 5 minute walk away. The room was nicely decorated and spotless. The room had air con, flat screen TV & free wi fi if you want it. The hotel is up several flights of stairs (no lift). The owners aren't there all the time but can be reached by phone if you need them. They will provide breakfast in your room if required. We found a great patisserie around the corner where we had breakfast every day. This was a great place to stay in the centre of Nice - can't recommend it enough.
