Good arrangement of hotel: near the sea, grocery shop and bus stop. There is a parking for an individual transport. The beautiful park and is a lot of greens in vicinities. The adequate price for quiet rest.

I can't tell you how excited we were to arrive at this hotel, even the booking agent told me that 'I'd found a fantastic hotel to stay at', but seriously, I know you get what you pay for, I just didn't expect this experience, it's just best I put our experience into bullet points and leave a few pictures for you really:

• Hotel reception is friendly, but only opens twice per day, so check that your arrival time, don't sit around for 3 hours waiting for it to open, especially if you have small children like we did...

• Parking is a joke, if you plan on driving, then only go here if you have a reserved parking bay, they are directly under the hotel and cost 8 euros per night, you will really struggle to find parking otherwise...

• Its a good walk up a good hill, getting to the beach, sea front, shops is a nice little stroll downhill and takes about 15 minutes, walking back up with small children, prams, shopping etc...'Make sure you are fit!!!' Especially in the 32c heat...

• Hotel gardens are neat and tidy, great for picnics etc...

• Hotel lift is tiny and feels as though it's being powered by 2 AA Duracell batteries, so be patient...

• Not many English stay here...

• The pool is small and in the shade most of the time, it is also locked early...

• The rooms are tiny, your living room is also your bedroom, it has one sofa bed...

• The front door opens into the bunk bed area for the kids, so coming in/out whilst they are sleeping is difficult, the bunk beds are right behind the front door, you can also hear people walking past your front door, so our kids found it difficult sleeping and ended up in our small sofa bed with us...

• Our front door handle didn't work properly, you could only lock the door with a key, we had to block the front door every night to stop our two boys just opening the front door and just walking out into the main hotel and on the 3rd floor...

• Sofa bed mattress is about 4" thick, very uncomfortable...

• We woke up every morning with bites and itching...

• If you need additional towels/bedding, then a 7 euro p/p charge applies...

• The hotel states that the rooms sleep 4 people, but this is wrong, the top bunk bed is only suitable for children aged 6 or over, our children are younger and had to share the bottom bunk, which was small and in a noisy location, right behind the front door, not good at all...

• The door to the bathroom is also opposite the children's beds, so using the bathroom to shower/bathe etc will wake up your kids...

• Clothing storage is limited...

• Our room was dirty, uncleaned and in need of a lot of maintenance work...

• It's a good 45 minute walk to Nice centre, if you're fit and healthy...

In my honest opinion, if you're going to Nice 'Avoid this place', especially if you have children or if you don't enjoy walking. If you're on an extremely tight budget and this is your only option...then just be warned, the travel lodge in the UK is like a Hilton Hotel compared to this. Please feel free to contact me with any questions, I will honestly answer if it helps you get a better holiday!

Small compact residence. Convenient to the beach and Carfourre Express supermarket about 10 minutes walk down the hill. No facilities on site except for a small swimming pool. Car park spaces are very tight even for a Clio.

On the plus side: The immediate surroundings and the residence itself are quite lovely with mediterranean gardens; on the upper floors and if you're lucky, you'll have a lovely sea view.

On the minus side, the residence is not very centrally located (you'll need about half an hour to get into Nice centre), reception is only staffed from 10 to 12 and from 16 to 19 hrs, and the staff is only friendly as long as you have no complaints or request out of the ordinary. In our case, the complaint was for not having electricity on our last night and morning and calling the out-of-hours "emergency" phone number did not yield any result (we were told someone would come to fix it, but that never happened), i.e. we had to pack our bags in semi-darkness (as we could not open the electric blinds or turn the bathroom light on). When we voiced our disappointment on this poor service the next morning on check-out, the response was rather snappy. The request "out of the ordinary" was to leave our luggage until the flight time - no chance, so plan you trip such that you need to leave for the airport at the checking-out time anyway (10am, very early).

Our room (we had a "studio" with 4 beds) was tiny, so they are okay for a weekend, but not for a longer stay. On the other hand given the location the residence is actually designed for a long stay and not so much for a short one - so it doesn't really fit. That together with the poor service if indeed service is needed makes it not really recommendable. But it was cheap* - so probably ideal for students with low budget and low expectations.

*PS: I usually wonder myself why people go for cheap places and then complain: we really didn't have much choice, having been cancelled by a private b'n'b provider at short notice and nothing else available.

Room Tip: Try to get a room on 3rd floor and facing south.

It is a typical Maeva in that it is in a good location and value for money and now also includes towels and sheets in the price but do not expect the apartment to be serviced while you are staying. It is an apartment, not a hotel so don't expect hotel service. Reception friendly and helpful but only open limited hours and they didn't manage to find a spare kettle for me during our week's stay. Check-in and check-out times are also limited but all this information is listed when you book. This Residence is looking generally tired but everything was in working order except the lift some of the time. As there is only one lift, this might be a problem if you struggle with stairs. The bus stop is about 10 minutes walk and has a very good service into Nice including the night-bus. Buses direct to the airport and railway station also call at the same stop.

Room Tip: Garden view apartments are slightly quieter.

Thank you for a lovely stay. The residence is wonderful, the garden is very beautiful, the service is excellent, the staff friendly. Surrounded by a garden, the birds are singing around a sea of ​​flowers, quiet, cozy corner. Unfortunately the weather is not allowed to swim in the pool, but the pool itself is very decent. The garden view was fabulous! I guess most of rooms have a balcony with a table and chairs, so it was a great pleasure to have coffee early in the morning looking on Nice down there and sniffing the wonderful air. The beds were comfortable, the kitchen well equipped, a lot of storing place everywhere - cabinets, shelves, closets, nothing unnecessary.
We had a hard time to find the hotel 'cause Google Earth had given us wrong results and the Avenue de Fabron is a crazy serpentine road. Of course it has nothing to do with the hotel itself. Just a tip - put your GPS on the exsact adress and look for parking when you have arrived (we did quite the oposite). The flaw of the room in my humble opinion is the carpet covering in the bathroom while the screen of the tub is extremly short, so you wet the floor unavoidably, and it stays soaked with water. That's unpleasant. Also be advised they are dead serious about no towels in the room. We arrived when the reception was already closed, and the keys were in the safety box (I was given the code by a jentleman of the contact number), so I never had a chance to ask for towels. Why just not to leave sealed towels in a room and once you open them you pay for? Just like they do with sheets?
