“Location is Great!”

I am giving this 4 stars based on location and value! This is not a luxury hotel, but for the price we felt we got a great place to stay. It is in the heart of the shopping/restaurant district on Rue Massena and is a quick walk to the tram which can take you just about anywhere you want to go, to the beach and to the city center. The room was small but clean and quiet. The front desk staff was friendly and helpful. We were worried about being right in the center of such a busy area but once inside, it was very quiet. One of the biggest drawbacks is if your bags are heavy, you have to carry them up 4-5 steps before you get to the elevator. The only other drawback has been mentioned in other reviews and that is that WiFi is not free. If you're only there for a couple of days or only have one device, 1 euro per day may not be a big deal; but since we had 3 devices, we had to pay 3 euros.

Room Tip: Our room did not have a good view at all, but that may have helped it be quieter when we were in it...

If you dream of having a beach in your backyard, various restaurants below where you stay, market area a walking distance ... then this is the place to be.

We had 2 rooms one was facing the restaurant street and other back side. Rooms were good and clean. Bathrooms were also very clean. But since you are staying in liveliest part of Nice then you will tend to spend most of the time out.

Wifi is paid although other hotels in Europe we stayed wifi for guest were free. & its one device one login account.

Breakfast is very bad and very miserly served in this hotel no ham, no hot bread but cold 2 croissants, 2 Pain au Chocolat and 2 mini baguette with cheese n choice of jams with juice and a machine making cappuccino, coffee etc. Hope they keep a mini oven to make the bread hot after reading this review.

If not I would recommend you to step outside the hotel and have breakfast will go crazy with choice of restaurants but never go hungry, For lunch / dinner try on this street restaurant which server Oysters. Super oysters and fantastic paella plus lot of Italian restaurants.

This is a nice hotel located on one of the main streets in Nice. It is surrounded by shops and restaurants and is a short walk to the beach. The room was spacious and the bathroom was clean. The front desk staff were friendly enough. The wifi at the hotel is not the greatest and it is an extra euro per night. You can get wifi in the lobby and hope it works from there to your room. Overall, we had a good experience here.

Tip: They ask if you want to pay in dollars or euros when charging to a card, pay in euros, it is cheaper than the dollar conversion they use and you will still be charged an international transaction fee on top of that.

This not a 5star hotel for 3 star money nor do you get a 4 star hotel for 3 star money but what it is, is a clean comfortable and central hotel not to far from the old town, the train station or any attractions . The staff are friendly and polite and although the French cook they can't beat an English breakfast so anyone with gluten allergies beware, breakfast is bread overload. I'm 16 stone of blubber and the shower fitted me in fine. Will we go back, definitely for location,location and location

Choose this hotel if you value convenient location and inexpensive rate, but do not expect a luxurious experience.
Pros:
-- excellent location. Massena is a lively street, with many restaurants and shops nearby. It is two short blocks away from the tram stop, which connects to Niceville train station in one direction and the Old Nice in the other. Nice is very walkable; we only used the tram when dragging luggages. The hotel is a short and very pleasant walk to the promenade, flower market and Place Garibaldi (where you can catch the bus to go to Monaco and other neighboring places).
-- Given the hotel is located in a busy street, we were initially worried about street noise. Turned out that the rooms are very quiet. We stayed in two different rooms (checked out in between to travel around Provence) and both were reasonably quiet.
-- Help staff. Even though we do not speak a word in French, we found the hotel staff helpful and friendly. The hotel staff helped us to arrange a taxi to the airport as our flight was very early and we cannot use the bus. The reception desk is open 24 hours a day, so late arrival or early morning departure was not a problem.
-- AC works well.

Cons:
-- problematic internet. First, wifi costs 1 euro per day, and it only worked on one device. So if you have a laptop, a phone and an ipad, this can be expensive. Second, the wifi signal is quite unstable; every 5-10 minutes there was an interruption. Quite frustrating.

Overall, this is very basic no-nonsense hotel; roughly comparable to a (good) Best Western in the US. Breakfast was included but very simple: bread and croissants and jam; coffee / espresso drinks from a machine. I probably won't stay here for my honeymoon, but this hotel provides a good home base to see Nice and for making day trips in the French Rivera.

We stayed at Regence for 3 nights during our time in Nice. The hotel possibly has the best location if you are looking to stay on a fun street filled with bars, shops & dining options.

The best part for us was that we seemed totally disconnected with it once we entered our room. We could here no noise from the streets to disturb us.

The hotel is located 5-10 mins away from most other tourist sites in Nice. The staff were friendly & helpful. Our rooms were decently sized, well kept & comfortable.

Only advice is NOT to take the breakfast. We were quite disappointed as we had paid for breakfast which turned out to be coffee & bread. There are many cafes next to the hotel (where we ultimately ate) which offer breakfast options at a very good price.

I would surely recommend this hotel!!

Stayed a night at hotel Regence as a starting point to our southern France roadtrip. It is a basic French 3 star hotel: room is small, you can barely move. Bathroom is clean but stripped off of anything more than a soap. Soundproofing is poor, but I didn't wake up at night. Location is perfect. It is near the main square, beach and old town. There are many shops and cafes on the same street so I recommend to go out for breakfast.
