We arrived late in the evening and we were welcomed warmly by the owners. We stayed for 8 nights. Our room number was 22 (top floor and no lifts). It had recently been renovated with a nicely tiled shower room and very large bedroom although no English channels on the TV. The bed was really comfortable and we slept well. We had breakfast daily in the garden with fresh croissants, bread rolls, jams and fresh coffee. We would definately recommend this hotel and would stay here again without hesitation. Very easy to get to from Nice airport by train. Highly recommend the Bistro de Jardin restaurant which is only a 5 minute walk from the hotel - best dinner we experiencedd and 5* excellent service. Very dissapointed with dinner in the Cafe de Paris restaurant in Monaco but had to be done. Also highly recommend the Aquarium and museum in Monaco.

We found the Hotel without too much of a problem (without a street map or SatNav), parked right outside, but couldn't work out how to get in since it was after dark on a Sunday evening! We didn't realise that the buzzer meant that the lock was released, so phoned the hotel number, and the lady came out to let us in.

Our two adjoining rooms were perfect for us and 3 teenage sons. The school children arriving did not matter as we were awake and admiring the view up to the towering hills. The shower and toilet in each room was small but adequate, with toiletries provided.
We decided not to have the hotel breakfast.
Helena at reception was very friendly and happy to give us advice. They had builders in (a day earlier than expected), but made us feel welcome and made sure our room was kept free of dust by laying a towel along in front of the door.
The price was very reasonable, at a total of 85 euros per night for both rooms.
We were glad to have found this hotel in such a lovely town.

Stayed here for 5 nights after seeing tripadvisor reviews so knew what to expect to some degree.

Without a satnav I agree the hotel could be difficult to find as it is on a one-way street. During those 5 days we had no real difficulty parking on the street the hotel was in - although you might need to park up to 100 yards from the actual hotel.

The welcome was friendly and helpful. The hotel is on 2 floors with no lift, it is a old hotel that has been modernised in quite acceptable way. There are no carpets so some foot traffic noise is to be expected. We had a 3 bedded room (room 10) which we had asked for with en-suite bathroom. The room was pretty tight with 3 of us in but then we didn't spend much time in the room. The room was clean as was bed linen. There was a modern flat screen HDTV cunningly inserted into the middle of an old wardrobe and the bathroom although small was modern and very clean and had a nice shower (and a door!) and toiletries were provided. Towels were a little old but fine for what they were.

We had breakfast each day as it only cost 6.5 euros (just over £5 or $7.75) and consisted of 2 warm square ciabatta bread type rolls with butter and jams, a very fresh croissant, orange juice, coffee, tea or hot chocolate. You can substitute a plain yoghourt for the croissant if you ask in advance. In any event you need to order breakfast the night before or as we did after the 2nd night confirm you want it for each morning of your stay. Breakfast is 8-10am.

Our room overlooked the road, which is a minor road so not lots of traffic but what there is will sound noisy unless you shut the window of a night (which is double glazed with shutters outside that you need to shut also) - the problem with shutting the window is that as there is no air conditioning or fan the room does get and stay warm - whilst we were there in June the temperature in the room never dropped below 24c. I do not think I would stay here in July or August. Our room did face the railway but that didn't bother us much. Yes there is a school (for young children) just around the corner but you'll probably be up anyway before they arrive in the playground so that didn't bother us one bit.

We really liked Menton - Hotel Lemon is only about 5 mins walk from the seafront with a nice promenade to walk along into town - about 20 mins stroll. There are loads of restaurants and we eat in a different one every night and every meal was good (we used tripadvisor recommendations for 4 of them). Ones we would recommend are La Belle Escale, Restaurant Al Dente, Le Martina - all of these are in the old town near the sea front. La Petite Cave is great for crepes but do not order the bottle of white wine (they only have one on the list) it wasn't off but it was too old at 2006 for a basic french cheap regional wine - have the cider instead. this was the only diff wine we had anywhere.

We used the train to go into Monaco, only 4 euros return or 3 euros if over 60 and is a pleasant way to travel there - very short journey - the station is 2 mins walk from the hotel.

This is not a 4* hotel but then you aren't paying 4 star prices. We thought it good value and nicely run. The wi-fi does work but only if you sit next to the comuter in the lobby on the ground floor!

We booked this hotel based on reviews on Trip Advisor, the hotel is difficult to find, the best directions I would give would be to follow the signs for the Tennis Club the hotel is then 15m towards the railway station, the hotel owners are very nice and the hotel is very clean, unfortunetly our room was tiny, so small we had to take it in turns to move around the bed, maybe it is a French thing but I have never been in a hotel room before that did not have a door between the bedroom and toilet, I still like to keep some of my bodily functions private.
The hotel is also noisy not the place for a quiet stay, we could hear the trains all night and the school yard was very loud from 7.30 to around 9.00. the much hyped breakfast consisted of 2 hard rolls and a crossant with coffee, nice enough but nothing special. This is also a hotel without A.C. so it would be very hot in the summer.

Room Tip: Choose a room with a balcony if you have a choice.

Small no frills reception area and that was the only thing that felt like a budget hotel. This is an older hotel that has been renovated and modernized. The rooms are spacious with wood floors, a mixture of modern with antique furnishings. The bathroom was small but precision layout made them functional. It had a great walk in shower and tile throughout. Continental l breakfast was 6 euros and consisted of fresh pastries and coffee, tea, or hot chocolate. This hotel is immaculate. The only thing the hotel does not have is an elevator and on sight parking. Extremely friendly staff that spoke some English.

We couldn't find this hotel on any of the travel websites, so we called them directly to make a reservation. They were friendly and inviting so we were looking forward to our stay. Let's just say we were very impressed. Check-in was smooth and quick. Our room was wonderful. It was huge! It looked like it was redone very recently - the bathroom was very modern. I loved the fact that we had our own balcony. For the price we paid this was a fabulous hotel. It is located within walking distance to the center of the town. Street parking is free around the hotel. The receptionist will tell you where exactly.

Stayed with my family on a road trip through France. This hotel was the highlight of our visit. The staff is very nice, and humored my horrible French, plus they speak reasonable English. The location is right by the beach, shops, and the train station, though it is about a 20 min from the more picturesque part of town and the cooler bars/shops. Breakfast was fresh and very nice in the garden. The rooms are all uniquely and cutely decorated. Renovations are ongoing and this hotel will just get better with time.

If I could make a few recommendations they would be:
- Provide a public transport map to arriving visitors that help them get to the old town.
- If possible fix the parking situation to provide parking for hotel guests.
- WiFI was horrible, barely worked. Add a second wireless repeater to the second floor to extend wireless range.

Other than that a great hotel at an unbeatable price.

Room Tip: Be aware that the hotel does not have a lift so if you have mobility issues ask for one on the groun...
