We highly recommend the house and location: the house is very pleasant, with comfortable beds, a well stocked kitchen, good bathrooms and so on, and moreover, fantastic views from multiple locations: the view from the rooftop terrace is spectacular and we had all our meals outside on one terrace or another. Although there is a road below the house and neighbours on all sides, we found it relatively quiet and certainly peaceful. The local beach is a 10 minute walk away and it is very nice - we didn't mind the rocks and it's a fantastic swimming location and possible to find a spot away from the two restaurants there if that is what you want. It's easy enough to take the bus to a selection of other beaches (which we did) and there are great towns to visit by bus nearby as well (which we also did). We didn't have a car and it wasn't a problem. We ordered our groceries online from the supermarket in nearby Beaulieu or we went there and bought our shopping and they delivered it to our front door. The owners of the house were engaged, very helpful and always responded quickly to our inquiries. We would most definitely go back again.
We stayed 2 weeks without car, which went perfect.
You just have to set yourself in holiday "mode" and relax even when shopping food in Beaulieu, going to restaurants in Beaulieu, Villefranche, Monaco and Nice take some more time when going by bus or train. No problem to walk to Beaulieu sur Mer with nice restaurants in the harbour.
... and if you don´t want to eat at Eze Bord de Mer restaurants you are dependent of some way of transportation. On the other hand the location gives you a great possibility of reaching great places both east and west within minutes.
Bus and train is cheap. No buses in late evening but easy to take train back home from dinner in Monaco, Nice or Villefranche. Taxi is "crazy" expensive.
Walking down and up from beach and "main" street makes you sweaty - but the very well working air conditions make you cool again. ... and it is not that hard.
With a speedy washing machine - you can always turn sweaty clothes to clean...
We stayed several days at Papaya Beach. Very friendly staff, comfortable sun beds and good food. Expensive though - but it is easy to get addicted to the comfort when you want a day at the beach - and you find this only 7 minutes from house.
The view from roof top is incredible. You never want to go down. All terraces have Mediterranean views!
With two bedrooms upstairs and one downstairs you can let children have their own floor or you could be two couples/small families and still have good place. Terraces on all levels too.
We really loved the mixture of old and new. The house has it´s own welcoming "soul" - make you feel "at home". High ceilings, wide doors and beautiful floors. Temperature was never a problem.
And maybe the biggest plus: The water-crushed ice-ice cube freezer giving you cold water (and drinks) 24/7. No need of shopping water.
When travelling with teenagers wi-fi is important - and the house have a good wifi - never a problem.
The villa is situated perfectly, it has everything you need for a great holiday, and if you are driving there is always a spot to park outside the villa or in the garage. The many terraces offer exceptional views and allow for exposure to the sun all day and we have sunbathed on each of them way into the evening. The top terrace is my personal favourite- it has a fridge, sunbeds and chairs and low table so you can take your supplies and spend the day there gazing out to sea, admiring the yachts, or looking towards the mountains. It also has the added advantage of allowing you to view all the other fantastic properties in the area! There is a toilet and jacuzzi with another terrace on the next level down and on the final level you are at the terrace running along the downstairs bedroom and lounge, this has a dining table enough to seat 6 as well as comfy seating. We have stayed at the villa for 3 years in succession, this is down to the sheer beauty of the area, the comfort and luxury of the villa (comfy beds, relaxing lounge and great kitchen) and the friendly and trusting relationship between the owners and I, who I might add are extremely accommodating and answer all questions in a timely manner. In our opinion of all the places we have stayed in this is by far the best and having stayed so many times it's a case of knowing how everything works from the off so we just get on with enjoying ourselves. I have holidayed in the area since 1994 after leaving Eze Bord de Mer having lived there for just over 2 years and there are so many beautiful places along the coast and more inland (way too many to mention and easily within walking distance to neighbouring places or commutable by car, train or bus which both stop 10 minutes from the villa). For us Eze sur Mer is our favourite. The villa is a short stroll from the beach (you can drive and park up) but with the array of foods on offer I for one am grateful for the walk, well we did start each morning with a coffee and croissant! And I figured if a French man on oxygen can do it I have no excuse! (This is true). The beach restaurant has a great, lively feel to it, it's a bit pricey but you may be rewarded by catching sight of a celebrity as we did, and you'll know if Bono is in town as the security guards are present! Eze is quite unique in that it's special appeal is that it feels less touristy than neighbouring places but busy enough to have a great feel. The areas around Eze include Cap D'Ail - Edmunds is great for a coffee and mixing with the locals as well as tourists. Beaulieu sur Mer has great beaches with many facilities, shops and restaurants in town and at the port there are restaurants in abundance and parking is easy and reasonably cheap, on evenings/overnight you do not pay and it's free on a Sunday. Further afield and by this I mean 20- 30 minutes you have Monaco in one direction, Villefranche and Nice the other, all fantastic and should be visited. In summary if you are looking for a holiday where you want to feel that you have indulged in luxury, stay in this villa in this area and you will not be disappointed,on the contarary you will feel that it was worth every penny and that life doesn't get much better, the only negative feeling you will have is that of wishing you had found it sooner and as for reservations, can I make booking for next year please!

Location is lovely on a quiet street, but only 10 mins to Beach with 2 nice restaurants, house is lovely and traditional in furnishings with amazing terraces for breakfast & dinner. We ran out of words to describe the fabulous views at night & in the morning so stunning was the experience, the best bit was the hot tub for a chill down after the heat of sightseeing ..... If this helps you decide to go enjoy!

My husband and I rented Tit Eze for a week. From reading the reviews I knew there was a winding staircase and a long walk home from the beach. What I didn't know was how comfortable we would be in this lovely villa. Our biggest decision was which of the 3 balconies to eat on every day. Felicity, the owner, was quite responsive to my questions regarding where to go for groceries and where to eat. Anjuna Beach became our favorite restaurant. The beds were very comfortable, and the views were breathtaking. We never needed to use the air conditioning. This was much more like a home than a rental.
