Ian Ball's house was great for us: we loved the location a few minutes from Place PIe and its yummy market, as well as the pedestrian streets of Avignon. Quaint little street, very quiet but only a block away from the bigger street.
Kitchen was very user friendly to cook the fresh produce from the market. Sitting area comfortable, as were the beds. Bathroom with a bathtub, and plenty hot water. Loved the WC's little handbasin!

We loved our first trip to Provence, and Avignon was a great central location to drive from to explore the region.
The rental was very quiet and comfortable. It was also close to restaurants, cafes, and patisseries, with just a short walk. There was a great little take out pizza place about 2 blocks away that was great for those long days when we just wanted to eat and have some wine at "home". We really loved the outdoor space and spent our late afternoons sitting on the patio with our wine, cheese and fruit before walking to dinner in old Avignon. There were also clothes lines for drying our laundry which is always a bonus.
The kitchen had just the very basics to get by, not the best for fixing meals but we prefer to have our dinners out anyway. We were surprised that there was not even a fry pan to cook eggs in the morning, so we just had yogurt/fruit and then went for pastries...we were in France after all. We did end up buying a couple of glass wine glasses since there were only plastic ones or juice/water glasses. It would have been nice to have a working clock in the place as the one on the oven was broke and my travel clock broke earlier in our trip.
The only problem was that the property manager was not there when we arrived and it was raining lightly that day. We were able to reach her on her cell and she claimed she had not been contacted about our arrival/stay. She did arrive about 1/2 hour after our call and about 1 hr late from our scheduled meet time and luckily the rain had stopped. We loved Catherine, the property manager, she spent time with us sharing local info even tho she had other clients to get to. Her info was solid and helped us around old Avignon and we greatly appreciated her time and effort.
We love having the freedom of a flat or house rental in a central location for both walking and driving and this rental fit that quite well. I bought flowers for the table and there is just something great about having your own residential place. The basics, i.e. bedding, towels, shower, dishes, and furniture were fine. The bed was quite comfortable which is always a huge concern for me. We had a good laugh at the tiny old T.V. though which we never turned on so not sure if it was even color or black/white. Definitely not for those who must have their T.V. fix even when in such a lovely local.
The lay out is very open. There are 1 1/2 baths, the shower plus sink is right off the master bedroom and the toilet plus sink is at the top of the main stairs next to the patio doors. There is an open loft with 2 twins but the stairs are very, very steep, almost like boat/ship steps so not good for small kids or someone with a disability. There is not much privacy so if more than a couple or family w/ kids stays here you better be comfortable with each other (the only interior doors in the place are on the 2 bathrooms).
The bedroom had a bit of a romantic vibe with the all white bedding and sheer white billowy drapes separating the bedroom from the main room and on the bedroom window. Also be aware that there are mosquitoes, something we did not know anything about but were told once we got there thanks to Catherine. We did not know that Avignon was built on a swamp. We just set up the fan to face the bed and turned it on low so there was a slight breeze and that kept them away.
The parking turned out to be quite a challenge since the flat is within the old walled city and a few days we had to pay to park in the central garage (be sure to pay before you exit).
I would stay here again if we were to come back but since we like to have new and different experiences, not all that likely.
