Had to spend the night in Manchester so looked for a budget b&b hotel. Easy to find and nice area but hotel was dire. Affiliated to the Chritian fellowship Luther King House is accommodation and religious education centre. The reception area was nice but our room was across the court yard and on the first floor. The room was dirty, the bed was against the wall so only accessible by my partner if he climbed over me. The shower/toilet room had a horrendous smell of damp so you had to hold your breathe when you were in there and keep the door closed when you were in the room to contain the smell.
Breakfast was continental and quite a good choice of cereal, toast, pastries etc butthe staff were waiting and on the stroke of 9am the food area was closed and the drink machines switched off, no chance of having a relaxing second coffee in the dining area before you started your day. a disappointing stay, it was budget but it should also be clean.

I was concerned from other reviews and almost cancelled my reservation and having stayed there I am glad I didn't cancel! It is a religious education centre and could determine this by the existence of libraries and reading rooms. The rooms are similar to university en suite single room, so had everything there and was clean and comfortable. And unlike a travel-lodge at twice the price, they had a nice selection of teas and coffees as well as soap and shampoo. The breakfast was fine and included in the price, with a good array of items to choose from, and the dining room is lovely and tastefully furnished. I had a meal there too in the evening, and it was good and well priced, and after a long day at a conference meant I could have a quiet evening in. There is a small bar to buy drinks and snacks. It is also quiet and peaceful with a nice garden inside a quadrangle. Best of all the staff are very, helpful, friendly, not pushy, and made for an enjoyable stay. Excellent value for money.

The rooms here are like a hostel or halls of residence - these are not luxury rooms and in my opinion they are not worth the price. The bed in my room was awful; it was old and slightly broken, the mattress was old, lumpy, cheap and worn. For £50 a night for a single room I expect a decent bed with clean, crisp bedding (the bedding was clean, but had seen better days). The bathroom was functional but very tired.

The public areas are quite nice; there is a 'community' feel rather than a hotel feel to the place. The food was just OK. I don't know how the evening meal usually works but we were booked in as a group with accommodation and food included - we were not offered a choice of meals - we just had to say whether we had any dietary requirements and then we got what we were given. Breakfast was OK - your usual self service buffet.

On a positive note, the towels were clean and fresh and there was a nice little basket of toiletries in the room. Brew making facilities were what you'd expect and the TV was adequate. I didn't try the wifi so can't comment on that.

The location is good if you want to try the 'curry mile'. There is a free car park but it's a bit on the small side.

This hotel is in fact really a hostel and a very poor one at that and is totally misrepresented on their web site which states " very friendly atmosphere and really is an excellent choice for quality and value for money accommodation"

The accomodation is in fact neither good quality or value for money and the staff are certainly not friendly. The room I had was in poor condition, the furniture was old and the ensuite consisted of a shower that hardly worked and the flow of water from the shower head is best described as pathetic.

The toilet smelled and the wash basin was not even in the "fully ensuite" but was in fact in the bedroom. The carpet needed to be hovered and cleaned and I was not impressed at all.

When I reported the problems with my room to the Manager I was told that the accomodation was basisc and this was on the website which is incorrect and even though I showed him the website he still would not accept the fact that the hotel is not described as basic.

The website also states "Fresh clean towels and toiletries daily" which again is incorrect as there was a sign in the room which stated the hotel does not offer a service of clean towels every day and for those staying longer the towels would be changed every 3 days. Again the Manager refused to accept this was a false claim on the web site.

When I pointed out that there was mould in the shower and the grouting was black in places he actually stated that all the showers needed a major refurbishment that would costs thousands and used this as a valid reason not to get the work done...

My complaints were passed to the Manager in a very calm and controlled manner and during the entire conversation he refused ot accept or acknowlede any of the points I made and appeared not to care at all.

I know this is a cheap hotel but I was appalled at the state of the room and the indifference of the staff. I stay in a lot of hotels (hundreds) and have only provided 2 previous reviews both of which were to say how good the hotels were but have felt compelled to write about this mis-sold hostel..

If you are going to stay here then go with low expectations and prepare to still be disappointed.

We stayed for just one night but it's an ideal base for anyone who wants to visit Manchester but doesnt want to be in the city centre. You could walk there in 20-30 mins or the bus at the end of the road would probably take 10 mins. The rooms are basic but there is a nice quad to relax outside as well as a lounge area. Breakfast was really nice - cereals, fruit, toast, ham, cheese, jam, croissants - served in the restaurant. A few minutes walk also takes you to the 'Curry Mile' and several bars and pubs, most aimed at the many students who live around here. I would definitely stay again - great value for money.

Second time i've stayed here & will gladly go back again. Basic en-suite accommodation, superb value for money. Buffet continental style breakfast(wide choice) & free parking. Tea/Coffee making facilities provided in room. Small bar in reception. Seriously hard to fault. Situated at the top of the 'Curry Mile' so reasonably near to the City Centre. Nice quiet surroundings with no noising students about or local bars/pubs/clubs in the immediate vicinity. Faults VERY few, if any. Iron & board were slightly difficult to locate(had to go find it for myself!) & late at night you really need to get a taxi straight to the front door, if you are not driving a car, as the street is rather dim due to lots of trees.

I wasn't sure exactly what to make of this 'hotel' which also doubles up as a Christian theology college. There was no evidence of any preachings in the hotel or room. It just seems to be a regular hotel. It was in a reasonably good location if you want somewhere to sleep near the city centre. It took me about 10 minutes to drive from the Arndale centre. I found the area quiet and had a good night's sleep. If you go for a walk in the evening, there are some parks across the road and also a Manchester City FC training centre (their youth team were playing a match when I was there). You're also a five minute walk from 'Curry Mile', where there are tons of asian restaurants. I found it an a vibrant area with lots going on the evening, but if you don't like asian food you're pretty much out of luck.<br />As for my room, the sheets and towels were all freshly cleaned (which is more than can be said for many budget hotels) but the toilet, sink and shower areas weren't perfectly clean. The room was basic (sink in the bedroom rather than the bathroom) but had a comfortable bed and a small LCD TV which worked fine. I paid £30 for my room, so I would rate it highly for VFM.
