We had a lovely stay here. The welcome was really friendly and this was maintained throughout our stay. The room was clean and the bed very comfortable. Breakfast was ample and tasty. We did have to share a table due to everyone arriving for breakfast at the same time but this was no problem. The hotel grounds are lovely with a well kept garden that our room overlooked. We both had a good nights sleep. Lovely,

Room Tip: Our room (16) overlooked the gatden and was very quiet. The hotel is set back from quite a busy road...

Firstly, this is not a hotel, it's a B&B. That said it is clean, comfortable and close to the town centre. The owners and staff are friendly and helpfully. Myself and a work colleague stayed for 3 nights in September 12 which was long enough considering the incredibly small single rooms we were allocated. That said, breakfast was really good. Such a pity about the rooms.

We are couple to have a short stay in Leamington Spa during end of March 2012. This one is recommended by a friend. The location of this hotel is good and easy to find. It is a nice and comfort B&B, there are two buildings, we stayed at the new one, the room is big and clean. We check in the room at night and they are almost full. Even our room at the ground floor, and there is a family stayed at first floor, we wouldn't feel lousy. The owner is an old lady from Hong Kong and very helpful. The breakfast is good. It is really good for holidays. We just stayed for one night, next time we must stay longer. And there is a golf course not far away. I must say this hotel is better than some four star rated hotel.

I always give my phone number when I do a review on Tripadvisor (0771 982 8209). As mentioned elsewhere it is not an hotel but what a lovely B & B it is. Clean, warm and comfortable with cheerful and helpful staff staff (especially John and Jason). Certainly I could not find any issues to find fault with. Handy for the station and the main shopping area and the local park. Our visit to our niece's engagement party nearby meant we had a most relaxing time.

I stayed in this bed and breakfast for one night and although the place looks fine, I had a terrible night because my bedroom window faced directly the very loud kitchen ventilator from the building next door, which I think is also a b&b. If you want to book a room in this place make sure you get a room on the other side of the house - avoid the rooms on your the left side (when looking at the facade from the outside). It was also pricey for what I ended up having - a small double with a lot of noise. Good breakfast, though, and a 10m walk from the city centre.

Firstly, this isn't a hotel...it's a B&B. The owners/staff were lovely, but they need to take a long hard look at this place and the prices they charge. My sister and myself wanted a twin room, but on booking there were only doubles or family rooms, so we went for the family option, which was a 'dorm style' room with two doubles and a sigle lined up against one wall. The middle double was a low slung 'put you up' affair. Our room wasn't in the main building but in an annexe, so a walk outside to get to breakfast, reception, the bar. This is okay....but let people know! We were quoted £100 on booking the room, but this was reduced to £80.00. However, this is still an awful lot for the quality of the room and breakfast compared to a national chain such as Premier or Holiday Inns (which would be cheaper and cleaner) We selected the Victoria Park because of the central location as we were attending a concert in the town centre. The room was chilly on arrival and the radiator in the bathroom only ever heated up at the very bottom. We thought of having a bath to warm up, but after running the tap for while realised it was going to take at least 20 minutes to fill up from the trickle and we just didn't have the time. To give the staff their due, a heater was requested and this was in our room for our late night return. The beds were comfortable (we slept in the 'proper' double' and the single) but the room was really basic with cheap bedcovers, curtains and flat pack furniture. The bathroom was spotless in terms of cleanliness of bath, basin and loo, but the carpet (who still has carpets in bathrooms....particularly with so many peoples wet feet passing through!) was filthy as was the carpet in the bedroom. Not just general grubbiness, but big black stains. Uggh! The upholstered chair was also badly stained on the seat (we put a towel on it before sitting down) To be honest.....it was tatty and down market. I stay in many hotels of all types and price ranges in the course of my work, both overseas and in the UK and this was an example of doing things as basically as possible without thought or anyattention to comfort or style. What a pity, as the building could be made into a fabulous 'cool' boutique hotel. The breakfast was cheap and cramped with what were obviously very economical ingredients (no locally made butchers sausages or organic farmers eggs here, just cereal filled tasteless things) Salty dry bacon, overcooked egg with hard yolk and doorstep toast (selection of local bakery bread....granery? wholemeal? Certainly not!) Little plastic containers of marmalade which were devoid of any orange taste or texture. No, this place is not up to standard, which is a pity as it is is run by lovely people who were eager to be helpful. If I visit Leamington Spa again, I certainly wont be returning here.

Well situated. Close to town centre. Stayed in several rooms over the past month, and all are clean and well equipped. Free wifi, trouser press. Bathrooms all clean and functional. Car parking off road is good. Friendly staff. Breakfast is very satisfactory. Will stay there again.
