This is the 3rd year of staying at Baytree House and soon to be booking the 4th. Great place to stay with great rooms and superb breakfasts. Amanda and Simon make you feel welcome from the minute you get there.

Room Tip: There all good.

6 of stayed, 4 Americans & us. We all thought it excellent! A less than 10 minute walk from Bettys and Harrogate center made it an ideal location to visit the sights. I would go there again. Car
parking was not a problem - in fact nothing was a problem.

Room Tip: Our room [top floor, front & corner....room 9 as I remember] was very quiet, very classy but sma...

Stayed here for two nights with the family in December, occupying 3 of the rooms. Both Simon & Amanda at Baytree House provide a very warm and friendly welcome and should be commended for providing an excellent place to stay in Harrogate. My only regret is not having stayed here previously when all the other accommodation i used turned out to be poor.

It is easy to see, why the B&B is described as 'luxury'. They offer first rate rooms that are very clean and tidy along with a morning breakfast that is perfect, not forgetting their homemade bread. I can honestly say that their photos on the website match perfectly what you are provided for real. All within easy reach of the Town Centre.

Very clean and tidy accommodation within a ten minute walk to the center of Harrogate.

Off street parking available, and a well presented and cooked Yorkshire breakfast which lives up to its award winning status in a very pleasant relaxing dining room.

Stayed in a Luxury room on top floor, within the en-suite a small notice states if water pressure is low unhook and hold down shower head until water flows. The shower (power?) was poor during our visit, poor pressure or defective unit, and the reason it did not score five stars.

Thank you for your review ,
We were pleased to here you enjoyed our award winning breakfast and made good use of our off street car park.
Regarding the water pressure, i only wish you had mentioned it before your departure as it was simply an air lock which was easily rectified, then you could of enjoyed a five star stay with us....
We hope this hasn't put you off returning to Baytree House in the future.

Best Wishes.
Simon & Amanda

Stayed here early December for a little Christmas shopping with my daughter after being let down due to a double booking else where. So glad we were, this was a friendly, warm, exceptionally clean and beautiful hotel. We won't be staying anywhere else in future when we visit Harrogate. Food was excellent and location was perfect for walking into town. We highly recommend this hotel for anyone with high standards.

First class B & B, made very welcome by Amanda & Simon. Room and breakfast 1st class. Hosts went out of there way, to get tickets for Ripley castle Christmas fair. Would definitely recommend, and its only 10 minutes walk to the centre of Harrogate.

I stayed at Baytree House while on business. I booked at very short notice and got the last but one room. Despite this, it is certainly the best B&B I have used in Harrogate; the owners are very friendly and helpful, the room (on the top floor) was not cramped (which is often the case) and nicely appointed, the shower effective and small bathroom good quality. The weather was cold outside and the room was just about warm enough, but as there was a supplied fan heater this was not a problem. The only real concern (which cost it one star) was that the Baytree did not appear to be oriented to business travellers. There was nowhere to work on a laptop other than sitting in the easy chair or on the bed, and they do not start serving breakfast until 08:00 (though they agreed I could come down a few minutes early). The breakfast itself was excellent - for example I have never been served homemade yoghurt before! I would certainly stay again and just ensure I put my working day back an hour! It is worth it........

Room Tip: The top floor did not appear to be as warm as the Ground and First, but there was a fan heater and i...
