You can't get much closer to everything you need. If you are looking for fancy/perfect/mind-blowing, this is not your place. However, if you are looking for a bed in an amazing location that includes breakfast...This is your place.

Stayed here for a Munster match last year. Great location but that's it. Service was standard.
Breakfast was poor, 1 slice of toast/small cup of tea/1 sausage/1 egg/1 pudding,
Much better value around id imagine. Wont stay here again

We were visiting Limerick for the Great Limerick Race May 5 and were so happy to get a B&B so close to the starting and finish line. Helen is an amazing Host, very kind and fun to chat with. She joined us at breakfast for a chat which was nice. She was very kind to let us keep our car in her drive until after the race when we returned. The room was clean and comfortable, the breakfast very good. Definitely a B&B that I would recommend and visit again.

This B&B is perfectly situated for walks into Limerick, which is why we chose it. We arrived at the Shannon airport very early...and stopped by to drop off our car/luggage and were then going to walk to a cafe and have breakfast/coffee. However, Helen (proprietor) fed us and allowed us to go upstairs to our room early and catch a cat nap before our afternoon "Angela's Ashes" tour. We were so thankful for this gesture, as we were exhausted from our trip and the nap really did the trick! Helen was fabulous...I would definitely recommend this B&B.

Helen, our host, is a wonderfully chatty host! She gives great suggestions on places to eat and places to see- even after your stay in Limerick. She definitely makes you feel at home. We stayed in a small room (which never bothers us) at the top floor. This gave us quite a bit of privacy, which was nice, and a wonderful skylight view- which I loved. The area is perfect as well as everything is very easy to get to by walking (we didn't rent a car while in Ireland). The breakfast was delicious and her set up made it easy to chat with other guests in the morning.

The only bad spot was the shower in our room. My husband used it fine but I couldn't seem to get it to stay at a good temperature. One morning I had a cold shower, the next a scalding one. I feel that was a user-error on my part though as my husband didn't have issues like I did. Really though, that was a small, minor detail. I would stay here again!

Room Tip: Parking is a bit rough. We used public transportation all around the area, so we didn't have to...

The host (Helen) is extremely nice and helpful during our one-night stay. Her place is in a great location, so we were able to leave our car behind and walk to all the pubs and restaurants (just across the river).

The room was nothing special, but then again we didn't visit Ireland to spend much time in our rooms...so that didn't bother us much. Breakfast was good, and we experienced good conversation with Helen throughout our meal. Very lovely!!

Helen is so friendly and helpful and I think this really makes this a brilliant B n B. Location is good, being only 5 or 10 minutes walk into town, and Helen directed us to a good restaurant and a pub where traditional music is played. Our room could've slept 4 people, so that gives you a good idea of its size, and the ensuite was a good size too, so I can't agree with other reviews that comment on room size. Also other reviewers comment on ther rooms looking a bit tired, but I would say that the beds are comfy, the rooms are clean, and if you want the latest decor you would probably have to be prepared to pay more!
