The twin room was large and nicely furnished. However, one could hear quite distinctly the noise of steps and voices from the neighboring room (although the people there just spoke normally). No noise from outside, so later at night it calmed down, and we could sleep fine. The bathroom is OK, except there were no glasses there (and we had to use the tea cups) nor room to hang the towels had we wanted to do so (we stayed only one night).

The house is quite nicely furnished too, and quite conveniently situated 1 mile away from the center of Kilkenny, which is quite worth the visit!

As to the hostess: warm, smiling, relaxed, informative. A real pleasure to chat with her.

Proprietor and hostess Breda offers a fine B & B experience just minutes outside Kilkenny City.
She's gracious, vivacious and offers great insight on local attractions. Their rooms are quite large and clean. WIFI is readily accessible. It was well worth a repeat visit!!!

We stayed there for two nights and have absolutely no complaints. Breda the hostess is genuienly friendly and very helpful.
The room and bathroom were clean and spacious enough (we stayed in some very small rooms during our visit to Ireland:)) and there was parking outside. The heating was on in the evening and in the morning, so the room was OK warmth wise (had stayed in some freezing BBs).
The cooked Irish breakfast was lovely and there were tea/coffee making facilities in the room.
The B&B is about 20 minutes' walk from the town centre and Kilkenny itself is a cute little town. Great for running! If you are interested in beer, I would recommend the Smithwick's Brewery tour, you learn so much about history of Ireland during that, it's really interesting.

Stayed here with my daughter & sister-in-law for just one night in September 2012. If we had known ahead of time what a clean, pleasant room it would be we would have stayed longer. Our hostess, Breda, was so helpful getting us to a nice pub with Irish music & directions to the castle, etc. and she makes a killer breakfast!
I will recommend this place to any friends visiting Kilkenny.

Breda was easily the warmest and most welcoming hostess we had in Ireland. She is vivacious, and eager to help in any way she can! Led us to a great Italian restaurant with some of the absolute best bruschetta I've ever had.
Rooms were just as bright and welcoming as the hostess, comfy and clean.
Breakfast was not quite as expansive as some of our stays, but her husband makes the sausages, and they were the best we had in Ireland.

The room was pleasantly laid out and bright and parking was ample for any occasion........The breakfast is nice and I presume the produce came direct from local farms........The service was good even though it is a busy B&B and the hostess Breda is very sociable, friendly and helpful and helps with local transport and directions to the city.....She also is unobtrusive and allows you to do your own thing which is good if you are staying a while................

The B&B is not too distant from the city centre and is directly opposite the local hospital......I go there for an annual local comedy festival and this B&B suits great....
