This stay was not the best I have ever had! The room was 'basic' to say the least. The clothes closet had no door, the warm water was a trickle from the sing tap, the shared toilet facilities had just a simple slide-bolt lock and had non-frosted windows. Breakfast was the 'highlight' amid the gloom. I could not honestly recommend this B&B.

The staff was very helpful with anything we asked of them.
Location was right on bus lines including airport and 10 minute walk to see the Book of Kells at Trinity College.
Breakfast was ordinary.
Room needed some work. Mattress was old and lumpy.

Ref: 41-42, Avondale Guesthouse, Lower Gardiner Street, DUBLIN.

Visit Dates: 17th to 23rd November 2013.

Having recently returned from a weeks stay at the Avondale Guesthouse - whilst visiting Dublin to conduct Family History Research - I feel it pertinent to advise fellow travelers of my strong feelings relating to the accommodation offered at the above mentioned Guesthouse.

Whilst not being a seasoned traveler, I feel that after viewing the Avondale Guesthouse Website prior to my visit and choosing that location, it creates a very false impression as to what it is really like. Below I provide a Summary of my experiences:
I arrived on Sunday 17th November 2013 and was given Room 217. I list below my initial observations of that Room as follows:

• The middle number on the door of 217 was missing. Good start!
• Leak marks on the ceiling very visible!
• New Mirror had been fitted at some stage, but no one had bothered to cover up the old blue paint so the wall around it was multi coloured!
• Sink itself cracked and broken!
• Sink Unit made of Conti Board which was in a very bad condition. Frontage to this Unit was missing and old water and electrical piping behind visible and dirty!
• Sink Plug missing and no Plug Chain! (How are you supposed to keep water in a sink with no Plug?)
• Curtains had remnants of White Paint on them!
• On the Windows, five out of eight handles were broken!
• The bed was awful. It was just like sleeping on bare springs, something out of Dickens!
• Wardrobe was just a shell with a shelf and four Coat Hangers!
• There was a newish Shower, but no Soap Dish or Shelf to put your Soap, Shampoo, Flannel and the like! Why go to the bother of putting in a New Shower and not spend a couple of Euro’s more to finish it off?
• There is no Double Glazing on the Windows and the noise throughout most of the night prevented a decent nights sleep! My Room was in the front and you felt as if you were sleeping on the Pavement, it was truly awful!

• On Monday I requested a Room Change and was transferred to Room 130, which was marginally better, but then the Television didn’t work despite the efforts on the Night Receptionist to sort the problem!

• On Tuesday I asked for my Television to be repaired, but on return that evening was moved to Room 129 where the TV was working. Sadly the Radiator was not working and my will to fight the system any further waned and I slept with my socks on for the rest of my stay!
• In this Room, again no Sink Plug! (Provided later)
• Badly stained Walls!
• Four Window Handles were all broken!
• A small Toilet on this Top Floor Landing has to be seen to be believed! It was like a Rabbit Hutch and if you were slightly obese, you would have no chance of fitting in! Bare Floorboards made you feel you were in 1913 Dublin, not 2013 Dublin!

One last general thing was that there is a Public Phone on the Ground Floor / Basement Landing which evidently hasn’t worked for a long long time. Why have it there if it is not working? Does the Proprietor not give a damn about those who stay at his premises!

The staff in general I have no complaints about, in fact I have every sympathy with them as they probably have to constantly fend off Customer Complaints such as mine!

My advice to those wishing to book a Guesthouse in Dublin is to go to the Dublin Tourist Board Website for affiliated Guesthouses, then if there is cause to complain it can be dealt with through an Official Body.

AVOID THE AVONDALE LIKE THE PLAGUE!
