Positives
---------

The price - It is extremely cheap for the location.
The location
You can borrow an iron (but not an ironing board!)
Free tea and coffee in room
TV in room (tiny!)
Free cooked breakfast - excellent value for money.
The staff are friendly, polite, and reasonably helpful (unless you want somewhere you can actually sleep!)
Ensuite
The bed was "well dressed" and comfortable (the pillows weren't)


Negatives
---------

I'd read a review from a few days earlier saying not to
stay in the back rooms because of the renovations, I mentioned
this when I was about to be given one, and so was given no.8, on the 2nd floor.
The room itself was quite nice, but it was soo noisy I might as
well have been standing on the street, not ideal when I had an interview in the morning! - Heard every car, lorry and person going past. They really should invest in some soundproofing of the front of the building before anything else. I went to reception and mentioned how noisy it was, and the fellow on reception said that that was why he wanted to given me one of the older rooms at the back, he said it was a protected building and there was nothing they could do, sorry.
Well I'm sorry, that's complete and utter rubbish, I have stayed in many many protected buildings and there are many ways to soundproof from the inside, just a really poor excuse, and I won't feel unfair giving the review I do.
I had an interview at 9am, so the fact that the windows are single glazed and don't seal shut, I was woked everytime a drunk mob walked up the street (I was still awake at 5am! - and it was Tuesday night/Wednesday morning)

An iron.....but no ironing board....

The person on reception didn't seem happy that I'd booked through an agent....well don't sign up with them if you don't like people using them, I suspect this is why I was given a noisy room at the front.

Found long curly hairs on a towel and bed - but in fairness it was only two and probably just someone "making up" the room.

The Wifi was slow.

The Breakfast is excellent value, but it is not a traditional Irish one (no soda bread, no potato bread) so call it a cooked breakfast.

If you are going to have a system where guests have to buzz in, make sure you have someone on reception to let them in (waiting 6-7 minutes isn't
good enough)


Overall impression

Very cheap for the room quality and location (booked through an agent), but that doesn't excuse the basic faults, it would be soo simple to make this place soo much better!

As it is, I wouldn't recommend and won't stay again, however if the improvements where made, then it could be alot better, and I would reconsider.

I think people who stayed in the front rooms (or the ones in the other building during renovations) will be giving negative feedback on here. If you aren't prepared to do anything about it, then you deserve the negative feedback.
Mine has been fairly negative (as the experience wasn't good), but constructive, in my opinion.
Not mush point in booking a room if you can't get a nights sleep, and I for one don't want to play roulette as far as getting a room I'd be happy with.
It really is a pity they don't address the issues, as the room (aesthetically the room was very good - just impractical if you actually want to sleep!)

There seems to be different quality rooms available here. The first room we were given was not up to standard ,with many reasons to not stay .this room ,out the back ,was sub standard,and like another guest who refused to stay and left,while we were in the office ,we felt the same.
However the next day we were offered another room which was much improved and even had Wi fi available.The staff ,and breakfast ,are excellent,location is also very good.

Room Tip: Make sure you choose a room that isn't out back in another building, they are sub-standard

We are a young couple with a small baby who traveled down to dublin for two nights for a shopping break stayed at this guesthouse for two nights, wow soo close to the centre of everything, rooms where lovely great condition like a hotel room friendly staff, breakfast gorgeous full fry up! We had such a wonderful stay as soon as we came back we booked to stay here again in December plus family joining us! Such great value for money!! Worth every penny!! :-))

We booked this guesthouse for a weekend break in Dublin. Pleasantly surprised for the money, a small clean double room with en-suite tea and coffee making facilities. the room was cleaned daily with clean towels. Some of the fixtures and fittings were a bit loose but not a real issue. The breakfast was excellent with full Irish and cereals tea and coffee and unlimited toast. All staff were friendly and attentive. A good location and good for the price.

Sliding door to patio was not attached to the wall and came off when you tried to slide open the door. Staff was not helpful at all, no outbound phone available, website cites free WiFi - WiFi only available in the lobby. I've never in my life stayed at a place where you deposit the key in the lobby every time you exit the building. It provided for an unusual feeling whenever we stepped out for a pint.

for the price we paid, I guess we couldn't expect much more! breakfast was brilliant, the service/staff are friendly & helpful, our room was small.. but we did have an ensuite which was nice.
the bed was very uncomfortable.. springs sticking in your back! & very thin pillows. this is the main reason why I have given only average for the room.
the location of the place is good.. bus from airport stops right across the street & it's not far to walk into the main bit of the city.
all in all I would say it was good.. but not great. I wouldn't stay again.

this is a place we wud stay in again and again we loved it staff wer very friendly polite and helpfull i suffer from bad lungs also bad arthuritus wen i asked for room nr ground they wer very helpfull and we got a lovely room just righte for my illness culdnt ask for better one of the nights we were there id had a bad time with my arthuritus plus my breathing wasnt so good the one who was on reception that night was helpfull i asked if i cud have sum extra milk n sugar as was haveing bad night n he didnt hesitate to help n that was all hours of the morning we have stopped in differant bnbs on gardiner st wich were nt to good apart frm one other but this one the glen guest houes is a defanet bnb we wud stay in again
