When I arrived or checking in the girl on reception was too busy on her mobile phone to even notice i had arrived. My room (23) was extreemly small for the price I had paid and had NO HOT WATER. I complained to reception twice and the girls did nothing to help.

Very dissapointed with this guesthouse and would reccomend anyone to stay away, or demand they get a room the size they pay for!

Room Tip: Avoid being ripped off and demand a larger room, they are the same price!! Avoid Room 23

We are sorry that you had a bad experience.
Our staff are strictly not allowed to use their mobile phones except to text other staff members re rosters etc, if they cannot get them on the landline. The receptionist was most likely doing this or possibly using the "walkabout" wireless phone which they always take with them if they have to leave reception at any time. (We are a small hotel and only have one receptionist on duty at any one time). They will answer this phone if it rings when they are away from reception and then walk back to reception to deal with the call, still using this phone.

In relation to the room it is a little small but is very comfortable and quiet being off a corridor where there are no other rooms. It is beautifully decorated ,all furniture being lovely polished mahogany. For the price you paid on a very busy weekend, namely €37, I would not describe it
as a ripoff.
You are right in saying that the you complained about the water being cold in the shower. You were told to leave it running for a few minutes and to dial zero for reception if you still had a problem. There is no record of any further issues.

Stayed in this great B&B last week, set in a really quiet part of Dublin, tree lined streets. Room really comfortable, lounge area very nice and cosy. Staff great, park outside the door. 5 minutes walk to get a bus or taxi into town. However, some lovely restaurants and bars within walking distance. Dall'Italiano is a fabulous restaurant 10 minutes walk. The Botanic gardens are 10 minutes walk away.

Thank you very much for your superb review. It is greatly appreciated. This guesthouse is certainly very centrally located just over a mile from the city centre. Most places of interest in Dublin are pretty close by.
You mention the Botanic Gardens which is only 10 mins walk away and well worth a visit by all age groups.
Just as close almost is the very old and historical Glasnevin Cemetery with new museum, restaurant (strange I know to have an eaterie in a cemetery!) and very interesting daily guided tours at just €5.
Dublin zoo is only 3 Km away and makes for a great family day out.
There are as you say many very goog local places to eat and drink and we have special discounts with 3 of them.

Great value just a short bus ride or long walk to O'connel street (city centre). Breakfast was great and the staff were amazing ( Lisa). I stayed for four nights in a single room. The room was very clean and well furnished. Plenty of storage available. Several TV channels were available. Well situated for the airport and city centre. The only thing i would like to see added is tea/coffee making facilities.
I arrived at the airport several hours before check-in so i called to see if it was ok to store my luggage. On arrival at reception i was told they had got a room ready for me, which was much appreciated.
I can recommend the nearby, Porterhouse North pub for good food and excellent Irish craft beer.
I will stay here again on future visits to Dublin.

Thank you for your review. It is really appreciated. There is a very good selection of teas and coffees in the lounge for €2. We are as you say in a very good location for both access to the city centre (One mile or two kms) and the airport (6 miles or 10kms.). The airport is furthermore on the right side of the city centre and so city centre traffic jams are not an issue.

Location of Glasnevin is a nice area, close to a bus line, but, a walk to city center would be a significant walk. Egan House is a nice place to stay with free wi-fi. The will charge you $2.50 euro for 1/2 hour to use the lap top in the sitting room. The room was clean and a decent, small bathroom.
The cemetary near by looked interesting but did not get a chance to do the tour. The pub next to the cemetary, John Kavenaugh's Gravedigger Pub was very cool.
The staff of Egans very nice, but the place felt like it was run like a business, not a real welcoming homey kind of place.

It takes the average person 20-30 mins to walk to the very centre of the city (The spire at the GPO).
The WiFi is free but we do charge for the use of the lounge computer to prevent one or two people using it all the time and so preventing others using it, especially for such important things as getting boarding passes. From today I am going to trial the communal computer in the lounge for free and see what happens but I suspect that I will run into the aforementioned problem again.
It is a pity that you did not get a chance to do the tour of Glasnevin Cemetery as it is very historic and very interesting.
We are normally considered very homely but if it is very busy as it has been all of this month so far it can appear business-like.

You have to take the bus or cab everywhere. Room was the size of a large walk in closet. No hot water. Computer is shared and slow as dial up. I do not recommend this hotel if you can call it that. Food was ok but nothing fancy. Mainly same stuff at cheap motel. Freezing cold due to attic like room.

Thank you for your review though I note that it is dated the31st August 2012 and you stayed in September 2011 - a year previously.

We do not have any rooms as you describe.

The bus stop is 5 minutes walk away, the buses run every 5-10 minutes and take just 10 minutes to the city centre. Our location is very clear from various internet maps - we are less than 2 Kms from the city centre and it is easily walkable in 30 minutes if you do not want to take public transport.

I do not know which computer you are referring to - i can only presume that it is the lounge computer which is of course shared by all guests who want to use it. The broadband speed is 24Mb with an unlimited download allowance. This goes for both the cabled connection as in the lounge and the WI Fi. It is therefore very fast, though as with all WI Fi, glitches can occur.

All the rooms at the top of the house have storage heating as well as a standard plug- in electric heater.

Hot water can very occasionally be a problem but is very rare. All guests are informed at check-in to simply dial zero from their room if there is any problem whatsoever and we generally resolve all issues within half an hour.

The breakfast is very varied and described by most guests as delicious. It includes the standard full Irish breakfast as well as various breads, jams and cheese, various juices and 3 different types of coffee as well as tea and hot chocolate, 6 different cereals, freshly - made fruit salad and natutal yoghurt and to finish it all off a variety of biscuits, buns and cakes.

Our family spent 8 marvelous days in comfort and friendliness at Egans during the World Junior Ultimate Championships. Our rooms were spotless, well equipped and cozy. The Egans staff is phenomenal - welcoming, knowledgeable about Dublin, and willing to go the extra mile to offer specialized service. Walking around the neighborhood and using the bus system was inviting and simple to use. The interior garden was in bloom and a comfortable spot to relax with a cider and book.
