My husband and myself stayed here at the start of may when we arrived jan the owner was very friendly and makes you very welcome served us tea and coffee with lovely homemade shortbread.our room was spotless good quality bed linen and towels very comfy bed .also you get awee tin of shortbread in your room.breakfast in the morning was excellent a choice of fresh fruit,cereal ,cooked breakfast and excellent homemade jams.would stay here again.

Room Tip: All rooms are spotles

after a long day house hunting in ayr i decided to stay the night n booked a room with booking.com.this b&b is the best.i have never been in better& in a street of many b&bs it stands out.
it is much better than any hotel in ayr ive ever stayed in.spotlessly clean and very comfortable.jan the owner is fantastic.you come as a
n feel you leave as a friend.thanks jan.
sorry for taking so long to post this (february).just an update since your cookery lesson:-) i can now poach an egg&move into my new home in june and i did take your advice ..to sum it up if you are going to stay in ayr stay here you will love it.

Just back after a fantastic weekend at the Beaches. Jan is a lovely woman made us very welcome.Everything about the Beaches is 5 star.We were in room 4 the place is spotless beds so comfortable and bedding and towels very good quality.Breakfast fantastic.Homemade shortbread ands jams to die for. Hope to go back soon with my husband.

Excellent facilities , lovely warm and friendly host!
Could not fault this place, highly recommended! Would definitely stay again. Breakfast excellent, wonderful homemade shortbread and the rhubarb and ginger jam was to die for!

The best B&B we've ever stayed in. Spotless and extremely comfortable with a friendly atmosphere. Could not recommend Beaches and Jan's cooking, baking and warm welcome more highly and look forward to an opportunity to stay here again.

What a fantastic overnight stay in Beaches Guest House an absolute gem. Jan is a lovely friendly welcoming host and the whole place is spotlessly clean and beautifully decorated. The rooms are tastefully done out, best quality linen, towels and complimentary toiletries. Tea coffee homemade shortbread and fudge also provided. It should really be called Bed & Banquet as the masses of food provided is unbelievable !!! Lovely hot freshly brewed coffee, homemade Jams hot croissants, freshly chopped fruit, yogurt, cereal, fruit juices and a full Scottish breakfast that made the table groan.......just fab !!!!!! Thank you Jan & your mum we loved our stay and hope to visit again soon. Cannot not recommend highly enough amazing value for money !!!!!

Room Tip: This is a small guest house with only four rooms not a bad room to be had.

Just had another few days at the beaches, it's like a home from home,.Right next to the beach
Excellent host Jan, beautiful spotless rooms, with every comfort you can think of.
Fantastic breakfast(far to much for us to eat) always willing to help you with directions and places to visit for food and entertainment. Can't do enough for you to make your stay great.
Beautiful garden to sit in and relax in with flowers constantly changing throughout the year.
Would highly recommend a visit .Once you have been you will always go back.
Can't wait to visit again in May.
