We live in N.Ireland and have stayed here twice and will be going back again in the summer would highly recommend it to anyone looking to stay in ayr. Jan and her daughter can not do enough for you and make you feel at home, rooms are spotless and comfortable and breakfast is just beautiful, cooked to perfection and my husband just loves the rhubarb and ginger jam u get with ur toast.
Close to beach and the town and you can also sit out in the beautiful back garden, with a cup of tea and some of the delicious home made shortbread that is in your room.

We stayed for an over night and would highly recommend it to anyone wishing to stay. The room was very well decorated and the bed was really comfortable. The girl Kirsty who looked after us could not have done enough for us,and the breakfast the next morning was amazing. Will definently be going back to beaches the next time we are in ayr for a break.

Stayed here for 4 nights while researching some family history in the local area. Was given room 3 which is downstairs , a large twin/ family room.. room clean and tidy with shower and a bath. Large tv, mini fridge, tea coffee and hot chocolate and some shortbread too. Beds are comfortable, room cleaned everyday, the room heating was fine. B&B in a quiet area very close to ayr beach.found the owner Jan very friendly and acomadating. All in all a worthwhile stay at the beaches.... recommended.

Picked this initially from the pictures but they dont really do justice to the full extent of comfort. The rooms are all newly furnished and have many comforts tea, coff, biscuits in the room as well as a nice array of shampoos, creams, cotton wool, tissues etc.

The lovely lady that runs the Beaches advised us where to eat and her suggestion was 100%

The rooms are far better than the pictures. In fact the place is so good that we booked for when we return to Prestwick in January. Even though we arrive around midnight its no problem for the beaches

I'm not one for writing reviews but I just had to for this wonderful guest house!The welcome we received from Jan and her husband was just lovely,and after travelling a fair distance with a baby and a 3 year old,Jan could not do enough for us!Our room was spotlessly clean,the beds so comfortable and the space we had in the room was exactly what we needed. Both kiddies and parents slept soundly.
The next morning,after a gorgeously hot shower,the most amazing breakfast was served up to us. Everything was cooked to perfection!Jan was so good with our little 3 year old and made her whatever she wanted and gave her some little treats afterwards. Our little one was calling her "Auntie Jan" by the time we left :-)
We will be booking this little gem again in the future for sure,and if you are even considering it,I would say go for it! You won't be disappointed.

we have stayed at many,many b&bs over the years, But we have never stayed anywhere like this, jan and kirsty made us feel like family, and jan's breakfast was the best we have ever had, home made preserves, a large bowl of freshly prepared fruit, kiwi included, reminded me of the breakfast buffet laid on by cunard's cruise ships, the beds were so comfortable, we just wanted to stay at the guest house forever, this is one of those fabulous places ,only other people find and brag about to you, this time we can do the bragging, about the time we found the utopia of guest houses that would put many 5 star hotals in the shade, reading all the other reviews, this place seems almost unbelievable, too good to be true, it is the find of a lifetime, we will return next year, "don't forget that jar of plum preserve for me jan", we recomend you try the beaches .

What an absolute pleasure our weekend stay at the beeches was, Jan and Kirsty simply could'nt do enough for us, genuinely lovely people, and the breakfast is out of this world!!!! Our 10 year old daughter had some of Kirsty's pancakes and thought she was in heaven not to mention the shortbread and hot chocolate!!!! For us there should have been 6 stars on this review absolutely faultless, we will be back.

Room Tip: The family room is beautiful, fantastic bed!!! And your own doorway to garden.
