“The place to stay in Perth”

6 of us stayed at this hotel in April, while attending Perth races. We were pleased with the overall presentation. Bar, restaurant and bistro were good, some rooms were slightly better than others. Possible issue is the stair climb to upper levels for rooms. Staff at reception, waiters/waitresses and bar staff were all very helpful. We will be booking again for next years trip.

We stayed in this hotel in April 2012 myself and my boyfriend had a room and his parents had another room as we were there to celebrate their 30th anniversary. The hotel is lovely and looks very modern downstairs with marvel effect and gold in the reception and just off to the side is the bar and bistro. The hotel is small but it is a very nice old style Scottish hotel with a swirling staircase up to the rooms which overlook the main Perth street. Our room was on the first floor and very comfy, we brought our own champagne and told the manager who kindly brought up 4 fluts and a bucket of ice for us. We ate in the bistro as the main restaurant was closed on Sunday's. We ended up with a free drink as it was the last beer in the tap and my bf dad also got a free wine! The food quality, we had 4 starters and 4 main courses all steaks cooked to different preferences. We had also brought our own chocolate cake and asked the staff to bring it out with a candle and then they heated it up and brought us cream and ice cream with it too! Very comfy beds in the rooms and nice bathrooms with toiletries included. Breakfast was served in the opus main restaurant which was a continental breakfast or cereals, toast etc and then you were given a menu to choose a cooked breakfast from. All in all this was a great night away we had saw the deal on 5pm for DBB for £85 per couple and booked it direct through the hotel and payed when leaving. The drinks were a great price and along with us taking our own champagne and getting a couple of free drinks (thanks to the kind manager) is was a fantastic night away. Well done to all the staff for the fantastic service!

Room Tip: Room 101 was a bigger room than 107 and also had a bath!

We stayed one night as planned. Exterior of the hotel looks rather shabby, but the reception area is welcoming. As others have said, the rooms and general bedroom corridors need refreshing - our bathroom was very dated, and poorly planned lighting made it difficult to read in bed. Fairly noisy on the front, though it was the heat of the room (as with may hotels) that reduced sleep, not the noise.

That said, the room we had was adequate, and overall the experience was worth it, for the sake of the food in Opus One with is absolutely fantastic. The staff were also all very helpful indeed. They probably can't do much directly about the above points, and the room was very clean and tidy.

We would go back for the sake of the food, and tolerate the 'average' room. However, showing a little imagination by making the accommodation as good as the restaurant and staff would seal an excellent establishment. I'm always puzzled by hotels who think that customers won't notice less-than-great rooms if the front-of-house looks nice. All it does is take the shine off an otherwise very good experience.

Room Tip: Rooms on the front are a bit noisy.

Parking nearby was no problem. Arrived 2 hrs before the free period started on Sat night into Sunday.
As others have stated, it is noisy at the front of the hotel. We ate in the Opus restaurant by mistake thinking it was Gavins Bistro, so had a double take when we saw the prices!
Food was excellent and worth the extra as we were a couple on a long week-end.Attention was v good and Jalal the manager/owner? was very polite and professional.

Did not ask if there was a lift to the second floor as it was apparent that there was none. Would have made things a lot less strenuous. Would stay there again.

Room Tip: Choose one away from the front.

Enjoyed a four night stay at this hotel. Rooms very clean and tidy, if a little dated. Small problem with the shower rectified immediately. Staff were very friendly and helpful particularly the general manager who couldn't do enough. Didn't eat in the restaurant but dined in the bistro every night, food good but maybe a little on the small side or perhaps its just me being greedy! Standing joke was the "soup of the day", very tasty caulifower and nutmeg unfortunately it was the same the following night and the one after etc. Overall a nice hotel that I would recommend to anyone staying in Perth but perhaps the bathrooms could do with an update to include thermostatically controlled showers?

We paid £110 for a nights stay at this hotel to attend a local festival. We arrived early and the staff were very pleasant and we were allowed to access our room before the check in time which was great.

When you pass through the reception, and bar area, towards the bedrooms the decor becomes uninspiring, tired looking. The room are reached by narrow, steep stairs. The corridors are narrow and our room was small. Bed was uncomfortable.

When we returned from the festival late at night we were in desparate need of a shower however the shower did not work as the pipe was damaged so when you tried to use it the water leaked and no water came out of the shower head. So option 2 was to take a bath and guess what - there was no hot water! On reporting this to the reception next day we were told the boiler was not working and they were sorry to hear this. Totally unacceptable to charge the full room price when these facilities were not available!

In addition to the above there was a long wait to get a table and then we waited at least an hour and a half to get a cooked breakfast. Other tables were talking to us experiencing the same problem it was laughable! When it arroived the sausages were uncooked so inedible.

The staff were very polite and personable. We should have been given a refund for the particularly poor maintenance and service we received. Would you stay at a hotel for a night with no bathing facilities for £110???

Room Tip: Go to another hotel...!!

Over priced rate due to music festival in the area £140 per night so look for special rates before booking this hotel. Requested a double room (booking made in Jan) but got a twin at front of hotel. Very noisy into the early hours of the morning due to local takeaway across the road (not the hotels fault). Room very basic and in need of upgrading but very clean. Shower old fashioned tap style which kept changing temp during showering - freezing then scolding!! Very noisy plumbing system when flushing the toilet or showering. Downstairs area was very nice with upgraded bar and restaurant. Breakfast was nice and staff were friendly. The dated bedrooms and bathrooms let this hotel down badly especially if they charge the above rate.
