This non-smoking B&B with 4-5 parking spaces in its front is located about 15 minutes walking distance from Perth's centre. Despite being just by the main street, the place offers quiet rooms. The double one booked by me and my husband overlooked the nicely maintained back garden. It had all the amenities such as a flat screen TV (no sat TV), an electric kettle, a spacious closet with extra blankets in case of extreme cold, a large mirror, an alarm clock and
a coffee table with two glasses, two cups, two bottles of mineral water (so simple but so useful!), a tea-pot, a selection of teas+milk+sugar and a couple of 'welcome' biscuits+chocolates. The bed was an ample king-size one, covered by immaculate sheets and embroidered covers, with a lot of pillows for your comfort. If you want to enjoy the comfort of this room, instead of the bedside lamps or overhead light it's worth switching on the wall lamps which create a really cosy atmosphere in the late evening! Also, the owner keeps rooms at
perfect temperature for sleeping comfortably - neither too hot nor too cold.

The on-suite bathroom, like the room, is kept in pristine condition. Though quite small (therefore there's no bathtub), the bathroom provides really everything you may need: fresh fluffy towels (2 bath, 2 smaller + one to stand on when you leave the shower - an excellent idea to avoid stepping on cool tiles), two plastic cups (no toothpaste, though), disposal bags, cotton-wool balls and pads, cotton buds and even hair caps! You are also pampered with
shower gels and body/hand lotions. The extractor fan works efficiently, quickly removing the damp air after taking a shower, which prevents it from getting into the room.

What I liked a lot was an information booklet and a brochure left in the room for visitors to check the details of the B&B, its vicinities as well as local and national attractions. They contained plenty of information which was very useful to plan our further journey. The owner kindly let us take such a brochure away.

Booking is made by card payment through Rowanlea's website. In case you need to cancel, do it more than 48 hours before your arrival. Otherwise one night's stay charge will be applied. Check-in times are between 3pm and 7pm, but if you can't make it then, just let the owner know when you can arrive and she will be happy to welcome you at any other times as well, no problem with that. You are given your keys for the front and room doors. You'd better not forget to take them with you when leaving your room because the room door locks by itself from the inside!

Last but not least, a 'king's feast' awaits you the next morning! Before we were served our full Scottish breakfast (you may have pancakes, porridge or other delicious meals instead if you prefer) we were absolutely spoilt by choice of fresh fruit, yoghurt and juice. Some twelve porcelain bowls full of various berries, peaches, grapes etc. welcome you before you have your proper breakfast! Apart from the friendly owner and spotless place I think this is what makes it worth to stay in this B&B.

My wife and I really enjoyed our stay in Rowanlea. The Guest House is situated in Glasgow Road in Perth, so is easy to find and there is ample parking in front of the house. The owner, Kathleen, is very welcoming and friendly, and is keen to advise you on places to see and the best restaurants for an evening meal.

Our room was spotless and the bed very comfortable.

The breakfast was absolutely brilliant. Lots of fresh fruit and cereals to choose from, warm croissants, and the cooked breakfast was delightful. Even the brown bread toast was made with top quality bread.

An excellent B&B, and if we were in Perth again, we wouldn’t stay anywhere else.

There are not sufficient superlatives to convey how good Rowanlea is. The welcome was like a homecoming and the room and services matched the welcome. The breakfast is quite superb and would beat many 5 star hotels. All in all a wonderful experience.
