Difficulty getting response to our arrival despite having two noisy cars. No key to bedroom or front door. No tea making facilities in room but met with a tray of tea and shortbread. No TV in bedroom but able to use house lounge television. No toiletries in bathroom apart from left over bits of soap etc. Glad I had brought my own. Loo seat was cracked and a lack of bathroom fittings, bath plug not attached to bath, no shower curtain or screen. One basin hot tap failed to produce any water(hot or cold) and hot water had to be put in a jug to transfer to basin from bath. Towels were very old and scratchy from many washes. One label was "Ashton" a make I had not come across in 40years and I worked in the world of household linens. Cleanliness not a priority with cobwebs and dead flies everywhere. Could be a first rate B & B if improved considerably as the location is great, but house and drive needs a lot of work

I am really sorry this guest clearly did not enjoy her stay, but I must clarify some of the points that are made in the review. There is a perfectly serviceable door entry system at the front door. The front door has a lock and a code entry lock which can be used if we are not in. We are happy to make tea for guests on arrival and at other time if requested, there are tea making facilities on the landing upstairs and tea trays can be provided in rooms if requested. The soap in the bathrooms was new but small individual use bars which are changed for every guest. Every room has toiletries. All showers have doors rather curtains, therefore curtains are not necessary. Towels were "scratchy" because they had been dried outside, not because of their age.

We make every effort to ensure that guests are welcomed to our home which we have run as a bed and breakfast for some 20 years as most of the reviews on this site will testify, but sadly we seem to have failed in this case.

Our long, long plane flight was met with a warm welcome and a great cup of tea. Frippy and Sandy were the most gracious of hosts. They essentially shared their beautifully-furnished home with us, including providing afternoon tea and drinks. The full Scottish breakfast was an opportunity to meet other travelers, all of whom shared our enchantment with Kinkell. The house is in a glorious location about two miles from town. There are two golf courses with restaurants nearby but it normally takes a taxi ride to get to town--keep in mind a fare of about 8 GBP. Also highly recommended for its reasonable room rates. Look forward to returning.

We stayed for 2 nights in August and booked at short notice through the St Andrews B&B association which worked brilliantly. We booked a family room and the dog was welcome too
Great location as its 2 mins drive out of the town and with amazing views.

We stayed a couple of nights whilst attending a wedding at the adjoining Kinkell Byre (which is also marvellous btw). The house itself is a beautiful Scottish farmhouse/villa set a couple of miles from St Andrews town centre, so ideally located.
Our hosts were friendly and welcoming and nothing was too much trouble. The breakfasts were good hearty fare and set us up for the day.
We had use if the spacious drawing room and it felt like a home from home. The ensuite bedroom was spacious and the bathroom was perfect, especially the olympic-sized bath!
We'd definitely stay there again if we find ourselves in the area.

My Husband,Son, Mother-in-Law, Black Lab and me have just returned from a one night stay at Kinkell House B&B, and what a lovely night it was. Frippy met us when we arrived and offered a cup of tea. We had all three rooms which were comfortable and bright and all had a fantastic views. We had the room with the sea view from the en-suite, which you could lie on the bed and just look at the changing view of the sea, with the door open. Mother-in-law was fast asleep by 7pm having walked around St Andrews all afternoon. We went for a walk from the house down through the golf course to the beach which was very pleasant as it was a beautiful evening. Frippy had put tea making facilities on the landing for us, so we had tea and shortcake after the walk. By about 9.30pm we were all fast asleep as the house is so peaceful even with the family with small children in the house.
We would like to thank Frippy, Sandy and their family for letting us share their beautiful home.
If you like hotels that are anonymous and corporate then Kinkell House may not be for you, but if you like eclectic and friendly then it is worth a stay, we will definitely come back.

Had a lovely stay here with hearty golfing breakfast and including an excellent dinner cooked by Sandy. Great customer service and felt very much at home very quickly. Location great for a walk after dinner.

A quite delightful family house I have had the pleasure of visiting while golfing at St.ANDREWS. Sandy and Frippy Fyfe are gracious hosts and make you feel part of the family. Cooked breakfast is excellent. Prices are extremely competitive for St.Andrews city which will keep knowledgeable guests returning year after year...can't wait to return !! henry R
