David and I have travelled all over the world.
'Dunedin House' in Kirkcaldy is one that we have been to many times.
The location is perfect for seeing everything in Scotland, the owner's Les and Yvonne are the most warm and welcoming Host/Hostess that you will every meet. They feel like your very best friends and have a wealth of knowledge of the area and give great suggestions on what there is to do, see and enjoy.
Breakfast is fantastic, and they will accomodate any needs. The rooms are modern, and most of all comfortable sleeps, so that one can start the next day fresh.
We will always come back to 'Dunedin House', because it feels just like home.

comfortable room with all amenities and most important, clean
breakfast is from a varied selection of cereals, porridge, through to a full scottish plateful of goodies and, wonderfully served. the hosts are a mine of information . about the town and beyond facilities. well worth a visit.

Stayed for one night..house just lovely..nice taste on the decor..Nice owners but when we asked for the breakfast to be served a little later as we were working very late the night before..we got a most unhelpful response.. so we cancelled our other 2 nights. It wouldn't have taken much to make us feel appreciated for even staying..they lost our custom at that point but it is a lovely house to stay in. I have to say the shower was cold in the morning...the shower was not "5 star" as we kept being told..well below par. Very noisy also being on a busy road but luckliy my room face the back garden which was superb!

Thank you for your review above – Your kind comments on our house and our décor are appreciated and we are always happy to receive constructive criticism - but in the interest of giving guests a fair and balanced perspective on your stay with us we would like to comment.

It states clearly on our website that last breakfast is served at 8.30am. You and your colleague both requested a later breakfast and were offered two options:
A full cooked breakfast of your choice served at 9am or a continental breakfast consisting of fresh fruit salad, cheese, yoghurt, cereal, fruit juice etc, for you both to access at your leisure. We felt this was a reasonable compromise but you decided neither was acceptable and wanted breakfast served at or after 11am (not quite a “little” later!). If you view our position regarding this as “a most unhelpful response” we can only apologise…

After asking for a reduction in your room rate (and this being declined) you cancelled the remainder of your reservation. At this point we decided (discretion being the better part of valour) to accept your cancellation and incur no additional charges on you both.

We take great pride in doing all we can to ensure our guests enjoys their stay and in informing our guests that their custom is appreciated. Obviously on this occasion we were not successful!

Dunedin is set back 18 -20 metres from the road outside. We have full, brand new double glazed windows throughout the property and your room was at the back of the house. We are slightly mystified as to how you can fairly comment that Dunedin was “Very noisy - being on a busy road”.

We would be happy to discuss any points above should you wish to contact us.

The best part of staying at this B&B is the wonderful house - it's one of those places where you can feel it's got history going back generations. The decor is luxurious but in an understated way, very well fitting the original purpose of the house which was the residence of a presbyterian preacher (as Les, the owner, told me when I inquired).

Les and Yvonne are excellent hosts, extremely friendly and accomodating, offering local advice and help when requested. The breakfast is also excellent.

If there was one thing that could be faulted, the shower was the right temperature but the water pressure was not very high.

This was the best B&B we stayed in on our entire tour, and I wish we were likely to be in the Edinburgh area again, but unfortunately we are now moving away from the UK altogether.

The accommodation was of a very high standard as was the breakfast. I would have no hesitation in recommending it to friends and family. I will certainly be using it again

we've stayed there on several occasions and it has become a second home. You couldn't ask for a nicer, cleaner, warmer and private place to stay. Less and Yvonne get the balance just right. You will be happy to stay there and sad to leave !

We have stayed at Dunedin several times now as our son lives and works nearby, quite simply you will not find better accommodation in the area or more friendly hosts in Les & Yvonne. The rooms are tastefully decorated and very comfortable. The breakfasts are first class and always served with a smile!
