Located within walking distance of all my favourite Edinburgh spots and offering quite a few discounts on various restaurants and attractions, this apartment complex is one of the few that combines comfort and convenience in such a masterful way. While providing nice views of the city, it has a working elevator (!), offers an espresso machine in the apartment and has wonderful rooms that never cease to amaze me. Eager to go back!

We arrived here about an hour before check in time hoping to leave our suitcases but nobody answered the bell at the door and we waited about 15 minutes before another staff member who was entering the building let us in on her way in. The staff member at reception said we should be able to get into our apartment early in around 20 minutes so we waited in the very comfortable and nicely decorated lobby. About 40 minutes later the same staff member passed us still sitting in the lobby with a surprised “you’re still here” but no apology and went back to reception to get our keys and gave us directions to our apartment. We didn’t expect to get into our apartment early so had no issue with waiting but generally didn’t feel very welcomed by the staff. We were staying in a two bedroom apartment at the back overlooking the garden which was fine. Unfortunately the apartment itself was dated, scruffy and in need of a repaint in many areas and not very clean. There were crumbs of food in the corners of the kitchen floor, dusty areas which were clearly visible and yet clearly hadn’t been wiped down for a while and shabby looking kitchen units with some drawers which kept sticking shut. We were so disappointed after seeing pictures of beautiful modern looking apartments on Tripadvisor and on the company’s website. The contrast from the lovely lobby area was stark and it felt a bit like a student flat. The only good thing about the apartment was the comfortable beds which were clean and well presented. The booking information we received also claimed the apartment had sky sports which it did not, just basic freeview and when we asked at reception they said they would send someone up to look at this but we heard nothing more about it. The location is very handy for the city centre, train station and trams but the service and apartment were sadly not what we had hoped for at all.

Please accept my sincerest apologies for your check-in experience, this is far below the standards that we hold ourselves to. I have spoken to our Reception Manager who is going to be working with the reception team to ensure that this does not happen again.

In terms of your about the condition of your apartment, I have passed this on to our refurbishments team as part of our continual improvement processes. I am sorry that your expectations were not met and that you were unable to access sky sports during your stay, and for the poor communication. My friend and myself booked a last minute stay here we were in room 105 which was like a maze to find & the apartment was small and had probably the worst view in the complex!
It was very clean and really good value for money , I booked this because it said it was on Princes Street so I assumed it was very central, it was on Queen Street which is slightly further out but not much.
It’s manned 24 hours, the bed was very comfy & room was warm and had everything we needed. I would recommend staying here and I would come again

The one bedroom apartment was comfortably-sized and faced the garden, so it had a pleasant view and was very quiet. Good security in the building. Apartment furniture could use some cleaning and is a bit dinged up, but nothing major. Pleasant, clean, lobby with new furniture and paint. Big bathroom with a great shower and terrific water pressure, although the bathroom floor upon arrival was filthy. Very robust Wi-Fi! Nice amenities of shampoo, hand soap and shower gel but would have loved body lotion, too. Shopping is close by.They have a laundry room and provide laundry detergent which is great and we found the drying rack in the unit necessary as the driers are some special type which means they don't work at all!!!! That is one thing that needs to be replaced, for sure.Because of the size of the building, more washing machines (there are only two) would be helpful.
The apartment was properly stocked (some more silverware and glasses would have been good so we didn't have to run the dishwasher so often) and we were able to cook simple meals. Had a Nespresso machine (bonus points in our book!) and we were able to buy more pods at a Nespresso shop very close by. FC is near the train station and public transport, and close to a great pub/restaurant called Magnum where we had the best Cullen Skink of any we'd tried. It is about a 15-20 minute walk to Royal Mile, but even in the rain, was certainly do-able and we were happy staying there.

Room tip: Ask for a room facing the garden, not sure if all do.

The view over the gardens and onto the firth of forth is beautiful, especially in the summer time. Stayed as a family of 4 (2 adults and 2 children aged 12 and 14) in one of the 2 bedroom apartments. The apartment was well equipped, clean and fairly spacious (lounge a little cramped). We were on the 5th floor on the road side facing onto the national portrait gallery. As the windows were sash windows and not at all double glazed, we had a lot of noise from the road (despite being quite high up) - you could even hear conversations that people were having on the street outside and the traffic was noisy at night and did disrupt our sleep. However, the location was very handy for the train station, shops, restaurants and even within walking distance of most main Edinburgh sights. If the noise issue was resolved then we would consider staying there again, but wouldn't without that.
