If you are traveling to Edinburgh and would like a great B&B in the New Town this is the place for you. My companies head office is based in Edinburgh's new town and over the years have stayed in a few places near the office when traveling back from work. Given the value for money and standard of rooms and service this is going to be our only future option.

I was met by Charlie at 9.30am who showed me to my room, which compared with other B&Bs in the area, was spacious and comfortable. Breakfast the next day was great and generous, followed by a easy departure.

I recently stayed with my partner for an anniversary weekend. We were looking for somewhere near the city that wasn't too expensive. The location was perfect. When we arrived we were greeted by Diana and shown to our double room with extra long bed (for tall people!!), which was spacious, luxurious and had an adjoining large bathroom, with full bath and separate shower. The bed was comfortable and soft, as were the pillows and duvet. We had a wardrobe, hairdryer, tv and internet access. Breakfast was provided each morning and was a mix of beautiful fresh fruit, yoghurts, cereals, toast and spreads and juice, fresh tea or coffee. All of the team were really friendly and wanted to make sure we enjoyed our stay. They were also knowledgeable on things to see in Edinburgh. Highly recommended.

I stayed in this B&B for two nights in October on a weekend visit to Edinburgh. We arrived very late at night and the properiter, Diana was very accomodating with the late check in. We stayed in the large double room. The room was very big with a huge ensuite bathroom including the biggest tub I've ever seen! It also had a shower. Lots of hot water too! The furnishings were very nice and the large American King size bed was very comfortable. The room had nice view of the garden. Continental breakfast in the morning, served at a table in the hallway was nice. The location was great since my husband and I love walking. Saxe-Coburg place is a 10-15 minute walk (some uphill) to the Princes Street where all the shopping is. I would highly recommend for a short stay in Edinburgh, but it was more of a rooming house. There was not much atmosphere and we did not have access to the actual house above the lower ground floor where the 3 guest rooms were, therefore there was no lounge or common area to sit and read. Also, the TV did not work, but this did not bother us as we do not watch TV normally. Very nice stay overall
