A new tram line flyover is being constructed right outside (a stone throw away). No atmosphere at all. A place to stay with a young family or for those who prefer to be away from the city centre.
Train station 3 min walk & very easy to use. Hotel next to a retail park so very easy to access cheaper breakfast & snacks.
Atmosphere scores zero. There is a pool but with only 3 seats its not really a place to relax. Hotel doesnt pretend to be anything else other than convenient. But as Edinburgh is a safe city to be in and very cosmopolitan a hotel in the city centre would be my preferred choice next time.

I stayed for 2 nights and both nights the room was too warm to be comfortable and so I got very little sleep. The hotel does not have aircon but an air circulation system that is supposed to keep an ambient temperature of 21 degrees. I did turn it down to 19 degrees but found it ineffectual. The window is large but only opens 6 inches providing very little airflow. After the first night I complained and they said they would check it and provide a fan. I had the fan on all day and night and this really didn't help.
It hasn't been particularly sunny in Edinburgh during my stay.
Apart from that the hotel is very clean, decor is ok, food was ok in the bar. Breakfast was not included in my rate and I did not buy it as I thought it was expensive.
I travel a lot and stay in a lot of hotels and this has to be the worst two nights sleep I have ever had in a hotel.
I will not be staying again.

Stayed for a week whilst on a course in Edinburgh and was pleasantly surprised. The room was spacious and quiet and with a small fridge which was really useful. I used the gym every day I was there and luckily only needed to use the treadmill as the free weight selection left a lot to be desired. Also the water cooler in the gym was out of order when I was there. Thought breakfast was overpriced for what you got so only had it one day and then got it on route to work the rest of the week - the big Tesco on the Retail Park opposite is very handy. Ventured into Edinburgh to catch some of the Fringe and this was so easy and cheap - £3 return after about 6pm. And I felt safe, as a lone female both on the train and on the walk back to the hotel from the station at 11pm - it's less than 5 mins walk from station to hotel. Would definitely use this hotel again if I come to Edinburgh, whether for business or pleasure.

Room Tip: Whilst I didn't experience any traffic or train noise, or from other residents I imagine a room...

A good centrally located hotel with frequent travel links into the city centre. The staff were very friendly and we had a clean and comfortable room. A nice variety of food items at breakfast time.
Only negative comment I have about our stay was the 70 min waiting time for our Dinner (room service) on the Friday night.

This new built hotel is close to the Edinburgh Park railway station which has direct links into Edinburgh main railway stations of Haymarket and Waverley. There is a bus service close by but it does not go into the centre of Edinburgh. You can catch a bus to the Gyle Shopping Centre not far away. When the trams start running in 2014, (we hope!) there will be a tram stop quite close by and, again, this will allow travel to many parts of Edinburgh City Centre.

For the hotel, great breakfast available. There is no air conditioning in the bedrooms and, if you open the windows, you do get excessive rail and railway noise!

However, the price was good as it was the Edinburgh Tattoo time of the year.

Stayed at this friendly hotel during the festival, it is out of city however only a few minutes walk to the train, which runs regularly it cot us £7.90 or a group return ticket! Hotel is clean and various fast food outlets around would seriously recommend this hotel if you are to visit Edinburgh.
