I stayed at No 38 for two nights (without my husband), as I was visiting my daughter who is studying at Edinburgh University. My room was very pretty, looking out onto the garden. It was also very quiet, and with a comfortable bed. Since I was travelling on my own, I particularly enjoyed the fact that breakfast was served around one large table, as I had the opportunity to meet other guests, rather than sitting on my own! The breakfasts were very good and there was no chance of getting hungry for a good few hours afterwards. Penny and Richard are both very welcoming and happy to take the time to chat. I hope to visit again next summer with my husband when our daughter graduates.

My new wife and I booked No.38 B&B as the first stop on our honeymoon trip to the UK and Sweden. On our first day in Edinburgh we were caught in a huge rain storm and got drenched. Penny and her husband Rick were very kind and lent us proper boots and larger umbrellas so that we could enjoy Edinburgh to the fullest!

Staying with Penny and Rick felt like staying with friends overseas. For one of our day trips they surprised us with a basket that they put together with Hot Chocolate and a small snack. Rick is also very knowledgeable about the local sights and activates and highlighted some great sightseeing roots for our day trips.

We look forward to seeing them again on a future visit to Edinburgh! They made our honeymoon feel very special!

We just finished our stay at Penny's and it was wonderful. To start, the location is fantastic, you never have to be afraid to walk to or from the city centre at any time. Second, the room was very charming and very clean and very cozy. Third, the people, Penny and Richard were very welcoming and very informative. They obviously love their city and are not afraid to share their knowledge with you. They are also tremendously kind, and that's the bottom line. Last,the breakfasts' were great and kept you full.

Overall, i would highly recommend Penny's for frist time travelers to edinburgh, due to both the location and Penny and Richard. Actually, i'd recommend Penny's #38 to anyone and everyone.

Unfortunately the Pope decided to meet with the Queen at the same day as we had planned to visit Edinbourgh. Nevertheless, after an hour at the visitor centre, we've got a room at Penny's B&B. The house is beautiful, the room spacious and very clean and Penny was most welcoming and friendly. The rate of £120.00 per night was above our regular budget but I guess this was due to the Pope's visit. Next time we are in Edinbourgh, we will surtainly go back to Penny's house and tell her all about our wedding in Belfast.

Penny Airey, the hostess at number 38 Dublin, and her husband Richard are fantastic hosts. Not only do they know the best spots in this fascinating city, they also know the history of Edinburgh and indeed of their intriguing Georgian house. The rooms are extremely spacious, colourful and clean. Penny is obviously in love with colour and her influence is found throughout the house. We all agreed that we could listen to Richard for hours. He has lead a very interesting life and has a flair for story-telling. They are such wonderful people and even their little dog, Culag, is warm and inviting! It was just a pity that our stay in Edinburgh was so short. Breakfast, as appears typical in Scotland, was varied, flavoursome and traditional. I would definately return to this B&B and recommend it highly!

This B & B is a wonderful base in new Town for exploring Edinburgh. We arrived in the morning from an overnight flight. Our room was not quite ready, but we were warmly welcomed by Penny who offered to keep our luggage and suggested that we take the short walk to St. Andrew's Square and the fourth floor restaurant at Harvey Nichols. We enjoyed a beautiful view of the city and had a light breakfast.
We (my father, adult son and my husband and myself) stayed in a lovely and comfortable "family room" which had a double bed, two single beds, a couch, TV, reading material and tea tray. We had a private bathroom with our room.

A wonderful full Scottish breakfast was served each morning - porridge or a selection of fresh fruit, bacon, sausage,mushrooms, tomatoes, beans, potato croquettes, free range eggs and French press coffee. The dining table was set with lovely china and silver. We were well nourished for a day of walking the beautiful city of Edinburgh. We walked to Edinburgh Castle, the Royal Mile, Old Town, New Town - a fantastic location.

Our hosts, Penny and her husband were very welcoming and gracious. They have a small library of beautiful books on Scotland and Edinburgh. The morning we left we had the map open and they had so many great suggestions for the rest of our trip exploring the Highlands, the whiskey trail, the Isle of Sky and the Pitlockery area.

Staying at Penny Airey B & B was the perfect base for exploring Edinburgh and seeing the famous Tatoo and their travel tips gave us a great launch for the next week of touring the fabulous Scottish scenery by rental car.

Do not be put off by the fact that you go down a few stairs to enter the New Town location. Once inside it is lovely B & B with outstanding hospitality!

About a 10 minute walk from the central bus and train station lies a delightful hidden away B & B. Penny will make you feel at home during your stay and will help you with any needs that you might have. We found our room to be reasonably priced and the location excellent.
