We decided to book a night in a guest house in Edinburgh and we made an excellent choice. We were in contact with the owner, Lydie beforehand and she kindly recommended (and booked) a local restaurant for us. We were expecting to arrive quite late from the airport and as a result were provided with instructions as to how to access the house. This wasn't necessary and we were greeted warmly by Lydie. We got room 7 which has a good view - you can see the castle. The room was spacious, comfortable and clean. Breakfast was delicious and the service was first class. Excellent value for money too.

Lydie welcomed us with such enthusiasm we immediately felt at home, perfect hostess. The house is beautiful throughout, we had a room on the top floor, very quiet, with a stunning view over the town to the Forth. Breakfast could not be faulted, lots of extras you don't get in other establishments. We met David when we checked out, he was just as warm as Lydie. Albyn Townhouse deserve all their success, they go the extra mile, would highly recommend.

Room Tip: Very peaceful sleep on the top floor.

I was staying solo visiting a friend. Whilst I loved the location of this b&b and got a good room rate the bedroom I had was on the ground floor near the front door and was very busy especially in the morning (room opposite the dining area) This meant I couldn't have a lay in. I wish I had been told about this when booking. I would return as the location was great and the breakfast lovely however I would want to stay in a different room

Room Tip: Don't choose bedroom 1 as on ground level

Genuinely warm welcome from Lydie on arrival. The room (Room 4) was spotlessly clean, with a very comfortable king sized bed, and all the usual tea/coffee facilities. The en-suite was likewise very clean, with a good shower (which suited me) but no bath which from my wife's point of view was the only downside.

Lovely welcome from owner Lydie on arrival. Room was very well presented, clean and comfy with modern interior. Quite small but adequate for my needs as was on my own.Bathroom small but nicely decorated too. Only thing i would say was as i was in Room 1 which is right next to front door, Reception / lobby area could be a bit noisy with people coming and going. I did not stay for breakfast but looked lovely as was setting up as i checked out. I would stay again and would not hesitate to recommend and not too far from city centre.

Access arrangements worked as described - nice letter stuck to the door as arrived out of hours. Room clean and fresh (and warm). Warm welcome next morning. Very good choice of breakfast. Room cleaned and beds made, etc whilst out. Will stay again.

Usually I am very picky about where I stay and can take hours to deliberate over different hotels/B&B's, but with the Albyn Townhouse I booked it pretty quickly and boy am I glad I did.

My partner and I had a great 2 nights here and are struggling to think of any negatives.

Our room (and the whole guesthouse) was beautifully decorated and spotlessy clean, we felt right at home - mostly due to Lydie's friendly, welcoming nature. Lydie gave us a map of the city, directions and recommended things for us to see and do, and restaurants to eat at.
All of which were spot on.

Breakfast was fantastic, so much choice and great quality. Lydie and her staff clearly go to a lot of effort to ensure the guests have everything they need. We especially loved the home made cakes and jams.

The Albyn Townhouse is about 20mins walk to the city centre. However the walk is through a lovely big park with views of the castle and we didn't mind it much as we only walked it once a day.

Thank you for a perfect stay, we cant wait to come back again!
