“value for money”

We stayed here 2 nights as it was our son's 18th Birthday, We booked Menzies and googled a near by restaurant for our celebrations.
Our first impressions of the room were how big it was, there were 2 singles and 1 double.
We had a wardrobe and a dressing table, tea and coffee facilities,the room was en suit which was adequate. The beds were comfy with clean sheets and clean towels every day.
The guest house itself really needs up dating, it's quite old fashioned, but the owner more than makes up for it, he was lovely and accommodating, he couldn't do enough for you.
The breakfast was an unusual mix, sausage, scramble egg and custard creams, yes biscuits, but beautiful croissants and plenty of tea and coffee, all in all we felt cosy and well fed so basically not bad value for money at £88 a night for 4 people. We've paid more than that for one nights stay at a youth hostel.

Location: pretty good, it took us about 10-15 minutes to walk in to central Edinburgh.

Price: was expensive for what it is but this is probably due to all the festivals that are taking place in August when we visited.

Carpark: this was small at the back of the guest house, it fits about 4/5 cars which blocks each other so once parked, we were committed to not using the car until the next morning as the gate is locked also. However parking is free and I believe parking in Edinburgh is quite expensive.

Breakfast: Not bad, simple cooked / continental breakfast on a help-yourself basis.

Room: Ok but a little bit old fashioned. Quite clean, has a tv and tea making facilities.

Internet: Has free wi-fi, ok signal.

Reception: The owner was friendly and helpful.

Overall - simple and no frill but is fine just as somewhere to stay overnight if you are on a budget

Typical medium-sized B&B, a little above average for overall features. Very clean, very quiet, good beds, close to several bus routes, but not very close to the city centre: about 30 minutes walking from Princes Street. Very polite and friendly manager. The breakfast is not definitely their quality point: abundant and rather variated but pastries and other bakery products are not really good; further they do not serve meats.
Only bad issue: the price. It costed an outrageous 45 pounds each (four people in a family room!), but I presume such a high price was due to the Festival time.

Rooms are big,House itself with great potential, but very run down. Bathroom looked like a cave with no space to turn around. Clean, but everything very old, Bed throws need urgent washing, bad smell from carpets I guess. There was a friendly hungarian girl working there, seems like she is the only taking care of all B&B. I Dont recommend staying in Room 1, as you will hear and see owners family living next door in kind of living room-office with the doors opened all the time. Owner was friendly and smiling , but didnt show much interest in taking care of guests, just collected the money as soon as we moved in.We tried to stay as much time as possible outdoors. Breakfast room was nice, but products the cheapest you can get. You could argue it is cheap stay at £55 per room, but we got much better quality, 5* stay in Stirling for the same money.

stayed there for two nights. we requested a triple room with private bath but ended up having a triple room with shared bath. it was okay as the bathroom (shared) was right next to our room. there was a short queue in the morning but since i woke up quite early, it wasn't much of a problem.

the room was cozy. the sheet was clean, bed was comfortable and fresh towels given to us every morning. we had a small basin with mirror in the room too.

the location was quite convenient. we took a bus from the train station to the B&B. the breakfast was hearty. we had a choice of continental breakfast or english breakfast. english breakfast consisted of eggs, fresh mushroom, beans and tomato. the continental breakfast had a selection of cereal, yogurt, fresh fruit and homemade bakery. the dining room was cozy and reminds me of home.

the staff were very VERY friendly. they helped us with the luggage. also, as we had to catch the 8.30 am train in the morning on the day of departure, we would miss breakfast. so they prepared something small for us the night before hand so we wouldn't leave on an empty stomach (which consisted of fresh fruit and yogurt). we were surprised at how thoughtful and sweet they were. the breakfast was brought to our room the night before (the staff took it to our room when we came back, so i suppose she was waiting for us to come back). very sweet.

i would definately stay there again!

i found this guesthouse very clean and nice and cosy. the room was cleaned every day and it was quite spacious. the shower was also cleaned every day and although it was tiny it was very very clean. The breakfast was quite adequate - you have a choice: either a typical scottish breakfast or the continental type.
the location is excellent, right near the meadows and a few minutes away from the centre.
the staff were friendly and helpful and they were ready to oblige. also at the guesthouse there are several brochures of what you can do and see while in edinburgh.

Stayed for 4 nights with my friend. We were lucky because only 2 of us we had 2 single beds and a double, with our own en suite bathroom. Beds were comfy, with clean crisp sheets and bathroom was adequate with a lovely shower. very light airy room. Was lead to believe B+B was only 10 mins from castle but walk was at least 20 minutes, though walk was pleasant. B+B was located in a nice peaceful street though a barking dog did wake us every morning! Staff were friendly and didn't bother us too much. Breakfast was adequate, we had toast, lots of coffee, cereal and a cooked brekky. We also had the option to fruit and croissants which were great to take to eat later!
Overall a fun and comfortable stay. We paid £25 a night each which I think was value for money.
