Great location and we booked this using a special offer voucher via Groupon so well worth it.Staff were very friendly and the only criticism was the basic cleaning of the pipes/toilet brush in the bathroom - definitely hadn't been touched in a while and if I had been paying full price I would have complained- I know it shouldn't matter but you don't bother quite as much with a bargain.

Was given a room with a view of Edinburgh Castle as I had requested. While spacious it was very cold..heat was provided by an electric radiator. Given the inclement weather an extra duvet was readily suplied when requested.

Breakfast was brilliant.

Staff were .lovely and helpful

Considering the price of this room, it was very disappointing. We were on a road trip from Land's End to John O'Groats for our honeymoon and stayed at 12 hotels over 15 days - this was the most expensive of all of them - and the worst!! The maintenance of the hotel was poor with wall-paper peeling off the walls everywhere, the towel rail didn't work, the lighting was bad in the room, the room cold, the window so tiny that it wasn't worth the view we paid for and the breakfast was disappointing. The ensuite bathroom was not up to much and the pipes rattled loudly once you flushed the toilet or run the taps. Worst of all, one of the main reasons we chose this hotel was because it claimed to have allocated parking as long as you pre-booked the space a couple of days beforehand. It was slightly irritating having to do this as we stayed elsewhere in Edinburgh and didn't have to, but we thought considering the location it was worth doing. However, when we called to book to reserve parking we were told that the hotel no longer offered it and that they had asked Booking.com to remove this information earlier in the year. Nonetheless, when we checked in, we found that the hotel itself still actually lists parking as one of it's facilities in the guest's room handbook. We did not have parking despite being on a road-trip and this inconvenience really was the icing on top of a hugely disappointing and expensive cake. I wish I could say the staff were friendly and helpful but this would be untrue and I got my fingers trapped and badly hurt in the door of the awful excuse for a lift. For those looking for something centrally located for shopping and castle, this is well-positioned, though in much need of an overhaul. According to staff, a new lift will be installed...but then they did say there was parking...
This hotel seems more suited for people that are looking for a central location rather than a quality stay. Although, it is worth noting that Edinburgh is not too big a city to stay slightly on the outskirts and walk in as we did on another stay for much better value.

Great location with amazing view of the castle, especially from the dining room. comfortable bed and very clean room, yummy breakfast, very friendly and helpful receptionist. Would definitely stay again.

Stayed at this hotel which is central to shops and attractions. Staff are very friendly and helpful. Able to leave luggage pre and post stay. Room excellent and clean,tea/coffee and lovely biscuits and water in room was much appreciated. Breakfast was superb. Thanks for a lovely stay,excellent value for money.

A very pleasant night spent at this hotel.Room all you could need for a trip to Edinburgh.
The view from our room was overlooking Princes St & directly below Edinburgh Castle
Great breakfast served in the restaurant also overlooking Princes St.Staff obliging & friendly.

Located at the Castle end of princes street the hotel is only a 5 or 10 minute stroll away from the station. The location is great over looking the castle, with the gardens and the national gallary just across the road. Resturant has some wonderful views and breakfast can not be faulted infact deserves a special mention as the choice was second to none and the quality was wonderful. Great coffee. So with these little touches why the overall rating, well read on.

Room over looked the castle but was freezing when we opened the door, supplemantary heating provided so plugged that in, would have been nice if house keeping had done that before we arrived. Cant understand it as the rooms have clearly been invested in, good quality bathroom fittings, bedding, and so on. But the lack of maintenance or bad maintenence is extremly evident. Individual ceiling bulbs not working, towel rail not working. Coat hook on back of recently painted door hanging off because someone couldnt be bothered to replace screws when re attached. Windows whistelling and paint peeling, signs of damp on walls. The public areas not much better in fact in parts more worn, ceiling in stairs blown, carpet on stairs worn through or masked with edging. Ok you can do that if you do every edge, but when you see worn carpet and then an occasional edge plate here and there you know, wouldnt be a problem on its own but does give you some idea to the style of maintenance. Hand rails on upper stairs pulling away from the wall, its a real shame as with not much TLC this could be an exceptional hotel.

Manager need to get into the rooms and stay in them overnight, critique the public areas, my guess is everyones doing the basic job but its not being pulled together and not working as a team. Couple checking out before us mentioned no cold water in bathroom, receptionist apologised and noted down the fault commenting thats strange as plumber had just fixed that bathroom. So could have been a case of bodge it and scarper with no one bothered to check, that would not surprise me.

I had to think long and hard before giving such a negative review, especially given how good the front of house staff are. However hopefully the owners will read this and change something as it could be a wonderful hotel as a whole rather than in parts.
