I stayed 2 nights with friends at this hotel. Location is great, very close to all shops and old town with brilliant views of Edinburgh Castle from our room and breakfast room. Cooked breakfast was delicious and the buffet had fresh fruit, cereals etc.
Staff is very helpful and friendly, and attended every one of our small requests. I was a little bit disappointed to find out that the triple room were 2 single beds and a sofa bed, however the fact that the third person in my party joined last minute and the fact that they obliged to give us a bigger room in such short notice means I can't really complain.
The only thing I will note is that the room and bathroom could do with a good makeover as several bits are very outdated.
However it is certainly a good choice of a hotel in Edinburgh and I recommend it.

Stay here for a weekend. Great location on Princess St, 5 mins walk from Waverley Railway Station. Check in was straight forward, but be aware they only have a small elevator that can fit only 2 people, so do arrive with lots of luggage, also it only goes to the fourth floor. They did say they are looking to put a new elevator in at a later date. We were on the top floor so we had another 2 flights of stairs to up. Rooms were spacious, and bathroom was clean. But best of all was the view of Edinburgh Castle. Even from the loo, you have a great view.
Breakfast was okay. First morning we ordered scrambled eggs, but unfortunately they were made with powdered eggs, which were not that nice. Following morning we stuck to poached eggs. Plenty of fruit and yoghurts to choose from.

We got a last minute deal at this hotel which is in a great location for getting around Edinburgh. Facing directly onto the Castle the view was fabulous from the restaurant and the bar at the front of the hotel. We had a double room on the 4th floor (rear) of the hotel. Great big comfy Queen-sized bed, tea / coffee making facilities, bottled water and some nice shortbread too. The bathroom had a bath with shower and was nicely presented, with lovely white fluffy towels. Telly was on the wall (32") and there was a tower fan in the room if it got too warm (was a bit warm through the night). Staff were all very helpful. Good breakfast choices. They are in the middle of refurbishing the hotel at the moment and I'm sure it will look good when finished. We would certainly go back here again, but if you visit, ask for a front facing room - the view is brilliant.

Room Tip: Ask for front facing (view of the Castle).

Reception area is not very welcoming and neither the lift. Way too old fashioned. We were on level 5 and the lift only get to level 4.

On the positive side, the rooms are very big and very nice. The view was exceptional to edinburgh castle. The location is the best you can get if you want to visit Edinburgh as it is in the middle of princess street. The Breakfast is the best I tasted while in Scotland. Not very expensive.

Value for money.

Goods:
Close to train station.
Lots of good restaurants & shops nearby in the new town.
Very friendly & helpful staff.
Excellent hot breakfast with the marvellous view of the Castle.
Budget choice.

Bads:
No refrigerator in room
The shower is weak.
