I can just echo what most people say about Dene Guest House. Room and its bathroom were clean and comfortable and breakfast choice typical Scottish including porridge, "full Scottish" etc. Breakfast taken in a big comfortable living room where you can sit in a big sofa at night. It's a very sociable place to stay, with the owner or his wife checking that everyone is happy.

Best thing for us was the building and the local area - we hate small, cramped buildings for B&B. This is a 'New Town' Georgian building with high ceilings, amazing staircase and elegant "original features" with a lovely feel to it. It's a short walk to the interesting shops of "Stockbridge" area, a bit further to centre of Edinburgh, interesting walk or short bus ride, also we went quickly to the Botanic Gardens and Leith area. Would definitely stay again.

I spent nine nights at The Dene Guest House while I was based in Edinburgh. The hotel is sportless and very well run. Management is hospitable and helpful. Breakfasts were delicious. The Dene is very convenient to both New Town and Old Town, either by walking or nearby bus line. I would highly recommend this hotel.

…I'm gonna do right by you. Ahem, please excuse my brazen lyric-pinching there. It just so happened that my two nights at the Dene Guest House last month coincided with an overwhelming need to listen to the Swedish pop singer Robyn at full blast around the clock…through my earphones of course, always courtesy first. Yes there I was, fist-pumping like crazy around my lovely double bedroom on the first floor.

Moving swiftly on. This place is superb: clean, comfortable and ideally situated to explore the city, particularly if you’re a good walker. A saunter into Edinburgh’s main shopping and touristy area will take about fifteen to twenty minutes, all uphill. For me this is a definite bonus: it allows for some good exercise without having to schedule it into the day…although my sister didn’t quite share my view on this! Rewarding your efforts, the route up the hill is lined with the finest little art galleries, cafes and antique shops in the city (nb. most are closed on a Sunday). Having said all that, if walking is not particularly your thing, there are regular buses which take you right into the centre of things.

Back to the guest house. I’ve stayed in a few of their rooms on various occasions: a tiny single room on the very top floor, a large twin room in the basement, and lastly a beautifully proportioned double room on the first floor. The first two of these rooms were en suite, which is of course preferable at all times. But since a shared bathroom was the only option available on my last visit, I can happily say it’s not too bad a set-up either. And with a handy sink in the bedroom for kettle-filling and late night teeth-brushing, I came through the shared bathroom experience pretty much intact. The room itself had a very comfy bed, a large wardrobe and a nice wall-mounted flat screen.

Breakfast at the Dene Guest House is basic but adequate - both continental and cooked are on offer. I preferred to visit the breakfast room for a quick cup of tea and then head straight out the door to sample the goodies on offer around the city. If you’re there on a Saturday, between 8am and 2pm ish, get yourself to the Castle Terrace Farmers' Market (consult google maps, or go retro with a hardcopy map). There's porridge, game burgers and all sorts of delicious fare. Also make sure you pop to the Dean Art Gallery for an afternoon treat of tea, ginger slice and a healthy dollop of modern art. For dinner I'd suggest a table at The Dogs, followed by a trip across the road to 99 Hanover Street for Brandy Alexanders – both excellent and both conveniently located at the top of the street which leads down to the guest house (Hanover Street).

All things considered, this is the perfect place to stay in Edinburgh: it's good value for money and the staff are friendly beyond words. And on those mornings after the night before, there's a lovely little supermarket across the road with an admirable selection of ice cream and Sunday papers. Tried and tested. So to finish as I began: hang with the Dene Guest House, and fall in love if you will.

Spent two nights in Edinburgh recently and really enjoyed my stay at Dene Guest House. Had a small single room on the ground floor that made up for charm what it lacked in space. Simple furnishings, high ceiling, wooden floorboards, and a large sash window looking into a lovely wild backyard, with rambling roses just about coming into my room. The owner, Hamish (of course!), was warm and welcoming, and his Italian staff very helpful. The b&b is in a beautiful area, known as 'New Town' (ie 18th century), and is one of a row of old stone terraces, with a tall winding staircase in the centre of the building. The only disadvantage is that it's at the bottom of a large hill, which has to be climbed in order to reach Princes St, The Royal Mile etc. However, there's a regular bus service round the corner that does the job. Personally, I rather enjoyed the walk. In particular, there's a beautiful walk from the b&b along the so-called Water of Leith, past an old temple dedicated to St Bernard, through the village of Dene (which is actually only a few hundred meters off Princes St, but feels like it's in the middle of the countryside), and emerging in the grounds of the Dene Gallery, which is part of the Gallery of Modern Art. Highly recommend doing this walk.

We stayed in a double en-suite room. The staff were very friendly and helpful. Our room was lovely with flatscreen tv, tea and coffee facilites, hairdryer and clock. The bed was very comfortable. The hotel is in walking distance to the Royal Mile and other attractions. However both bus and taxis are easily found. You have lots of choice for breakfast and on checking out the management let us store our luggage until our train was due later in the day. I would def recommend Dene to others.

Just returned home from an 8 night stay at Dene's GH. Average daily rate of $50 a bargain for services rendered as John & Hamish were punctual with answering emails before arrival & helpful during my stay as a leisure tourist. Single room with shared bathroom overlooked small garden with flowers even though it was still winter with low temperatures near the freezing mark. Bed small but comfy with nice soft comforter & extra blanket if needed. Tiny TV had 5 channels with BBC & SKYTV providing plenty of local news & sports coverage. Sink in room quite functional & cleaned daily with upstairs shower room having adjustable spray & nice temperature adjustments. Unfortunately the drain was slow & water at bottom of small shower stall took a few minutes to completely empty. No washclothes provided so bring your own! My bath & hand towels were not changed daily but guests can find clean ones if they look hard enough! Cleaning staff an issue as owner had to vacuum under bed after I discovered balls of dust resulting in hay fever alergy of itchy eyes! John mentioned that good cleaning folks hard to find in Edinburgh! As far as location the Lothian bus lines 23 & 27 run quite regularly right around the corner & take less than 10 minutes to Princes street or the Botanical gardens. Decent selection of eateries & a laundramat within 1 block of the GH. Breakfast selection was decent with good hot cookie selection of sausage, choice of cooked eggs, potatoe, bacon, toast & jams. Coffee or tea also provided.

We visited Edinburgh for a weekend away and were pleasantly surprised with our room, which came with a separate bathroom - this was fine as we were the only people using it. Nice walk into town, bit of a trek if you want to get to the Royal Mile though. Great breakfast and friendly service.

Best value we could find so I would definitely recommend.
