Great place to stay cause of the rooms, the breakfast, the excellent (and very clean!!) bathrooms and, to underline, the very friendly staff!
We made the booking for just one night the same day as we arrived by telephone (!) and all went perfectly!
Definitely a place to stay!

The guest house is really close to the city centre, the rooms are clean and very nice and the staff are very attentive and helpful. We received an excellent service!

We are a young couple...well, 29 and 34. We were at Dene for 5 nights. We loved it the location was great, the staff was very friendly and accommodating. The breakfasts were made to order. It was a great experience over all. The price was right too. I would definitely recommend this to anyone.

Located in a neighborhood about 1 long mile from the train depot, it was a relaxing walk on a slight downhill to our comfortable room after a day of sightseeing. Goulven, the manager, and his staff were gracious and helpful. We had a comfortable, quiet, 2nd floor room with bath. A tasty breakfast was made to order each morning. There were three adults in our room and it was quite comfortable.

Room Tip: This charming B&B has 50+stairs to the 2nd floor. Ground floors don't count in the U.K. 2n...

Picked this B&B at the last minute & really lucked out. 15 minute walk downhill on Dundas Street from the train station. Inexpensive but close to everything. Great attentive staff, neat, clean rooms with character and a nice breakfast. The only knock I can think of is that the internet only works downstairs and was intermittent. I wouldn't hesitate to go back or recommend to a friend.

Everything was very good..friendly staff,well cooked breakfast made to order and pleasant quiet high ceiling-ed good sized ground floor bedroom with en suite shower room to the back ,room 1,and with open outlook to the garden.Comfortable bed.
Good location ...handy for Pierre Victoire, just over the road, ( I suggest you book for dinner) and the Spice Pavilion (ditto).
It was a cold weekend and our only negative comment is that the central heating was not on in the afternoon and the room was not as warm as we like at night.

Booking - I booked online and the owner rang me straight away to confirm my booking aswell as giving me details such as check in/out times etc.

Rooms - We had a 3 person room with 3 beds, we stayed as a couple with a child. Two of the beds where pushed together for us and made into a double which we were grateful off. Nice big windows with lots of light. Our room was at the back of the guest house which was nice and quiet during the day and at night. Plenty of Tea and coffee plus other extras such as soap.

Breakfast - Very Nice and well-cooked fried breakfast, best i have had in a while. Choice of fruit cereals and juices. Breakfast staff where very present and checked if we wanted my toast or tea on several occasions.

The guest house is a 10minete walk into the centre of Edinburgh and has free parking outside on the weekend. Corner shops near by as well as a tesco's (i think it was) not to far away.
