“Fantastic B&B”

We stayed a week at 14 Hart Street and we couldn't be happier with our choice in accommodation. James is an extremely attentive host and we enjoyed chatting about our day's plans each morning. The house is charming and our room was large, with a very comfortable bed and beautiful furnishings. The refreshments tray (tea, wine, whiskey, biscuits) was a lovely touch and very welcome at the end of a long day of sightseeing. The bathroom was large and fitted out with a huge shower and heated towel rack.

Breakfasts were very good, with a choice of fruits, cereals, toast and a wide selection of jams, and of course, a full Scottish breakfast.

Hart Street is in a very convenient location - it isn't far to walk to see all the sights of Edinburgh, and there are many good restaurants right around the corner, as well as a cinema complex and the Edinburgh Playhouse (we went to Phantom of the Opera one night), but the B&B itself is in a quiet, peaceful street.

Being independent travellers usually finding self catering accommodation, we had not stayed in a B&B before but we are very happy that we did on this occasion. We seek new experiences that are relevant to the location when we travel, and this B&B ticked all the boxes for us.
Great location in easy walking distance from the heart of town; close to good restaurants and shopping; fabulous breakfasts; comfortable and elegant rooms in an interesting building; and gracious hosts who provided all the information and advice we needed but understood the importance of respecting privacy. There was not a single negative in our 5-day stay and plenty of positives.
The whisky, wine and treats in the room were an unexpected but welcome bonus to a brilliant holiday. We highly recommend this accommodation in Edinburgh

We spent 3 nights at 14 Hart Street and they were among the very best of our 4 weeks in the UK. The room we had was spacious and furnished beautifully. Our en-suite was large, luxurious and very modern which is a big plus, especially in a period house. The dining room set up for breakfast was fantatsic as all fresh fruit, spreads, juices etc were set along the middle of a large table that all guests sat around and everything was in easy reach. The choice was also very good as was the quality. The cooked items were varied and plentiful and cooked to order. Our hosts, James and Angela, were very welcoming and helpful in all ways. The location of 14 Hart Street is another big plus. We were able to walk to all the sights of central Endinburgh and there are plentiful restaurants and pubs just around the corner. We would recommend the French, ask James for directions. A convenient, comfortable and quiet base for hectic sightseeing in Endinburgh.

Great location - near to Edinburgh centre but not on a main thoroughfare, so we slept well. Lovely room and great breakfasts, the service was the best part. James was incredibly helpful and kind - he allowed us to leave our luggage at the B&B after we had checked out so that we could collect it later for our flight. Much appreciated. Would not hesitate to recommend it, and we would definitely stay there again.

We chose this B&B from TA reviews and can confirm its high rating. We stayed two nights and found the rooms to be clean, spacious and comfortable with a good size bathroom. The B&B is located on a quiet street but close to good restaurants and walking distance from the railway station. Hosts James and Angela were welcoming and helpful but also discrete. The little extras such as a small bottle of wine and biscuits add to the stay. Breakfast was a highlight, freshly prepared using quality ingredients. We certainly enjoyed our stay.

My daughter and I spent two nights at 14 Hart Street at the end of a week's visit to Edinburgh, the Isle of Skye and the Highlands. After three days on a bus tour, 14 Hart Street was a welcome luxury retreat before having to leave the city. James and Angela were perfect hosts - there when we needed them but inconspicuous when we didn't. The neighborhood was very quiet and residential, though only a few blocks from the heart of New Town. Breakfast was a treat, and James' description of the history of the property and their continuing renovation plans was a great breakfast conversation. (One morning we were the only ones staying with them.) Their home was beautifully furnished and the art work was amazing. Our room was very comfortable and although the bathroom was very tiny, it had everything needed including a nice shower. The amenities were thoughtful (plenty of tea, biscuits, even whisky and wine!) and the beds were cozy, especially after a rainy afternoon. We would certainly visit again and would highly recommend the property to others.

Sharon and I regrettably allowed only two days in Edinburgh. James and Angela were the consummate host and hostess. They welcomed us into their home and made us feel part of the family. We even got to meet their daughter and grandson. The food was B&B excellent - a very high standard. Even the off the beaten path location added to the homelike feel. James could not have been more helpful with directions and advice. All we can say is that as frequent travelers who prefer B&Bs wherever possible, 14 Hart Street ranks within our top five and is not likely to drop out anytime soon.
